Hi everyone who wants a house in Spain (wherever they are looking!)

I am delighted that (Great) Auntie Linda and the Laird have found a house, and wish them good luck.  We went through San Miguel on the bus, and it looked like an attractive town,  However, I would like to pick Linda up on one point and that is describing Jumilla as a ghost town -  or did you mean the development at SADM/Jumilla Golf, for the first few years?  

Jumilla (which is actually a "city", as King Alfonso X111 granted Jumilla City status in 1911!) is anything but a ghost town.  Walking (or running, as we do) around the town, there are lots of building projects going on, and you can see new apartment blocks going up.  It may be quiet on the streets during siesta time (most shops close then), but walk into any cafe or bar and it will be buzzing.  Maybe Jumilla is doing well because people always enjoy a bottle of good wine, and especially when times are hard!  

If anybody would like to find out more about the town, including current developments, just get in touch. (We don't have anything to sell, but are happy for you to buy us a vino tinto if you want us to show you round Jumilla!)

From what we have seen, the property market inland is healthier than on the costas.

Hi Suemac

Nice posting and paints a nice picture, thanx.

No offence but i am waiting for the results of an administration for a builder who may have screwed me for umpteen thousand euro's.  I have a tenant done a runner here in blighty and i have to replace them and do the refurb and redecorate bit.

The world financial climate is scary, its a time to consolidate rather than invest or speculate.

The promise of a nice vino and a little sun, to buy a property is either for the rich or the daft, not for me

I meant SADM will be a ghost town for a few years
I know Jumilla is  lovely been many times sadly now will only come to visit you.
San Miguel is a nice town lots happening  famous for having the worst water in Spain not fit for human consumption, so I am told by my very freindly new neighbours and the presidente who came to see us yesterday to invite us to the community AGM next week so will meet the majority of neighbours there if they have'nt already knocked on the door to welcome us there are 5  different nationalties in 36 houses

Martin and I went into San Miguel in May when we were waiting for the OK and new contract on the Playa property.  Lovely little town.  Sat and had a few tears there when they said YES to the transfer!  It may not have gone through but who knows... Chickens have been counted so many times Im not holding my breathin the slightest  and all geared up for a Court battle , but I remember San Miguel with fondness.

Hi All,
I can only do limited posts from work but I have a new laptop and will be able to post agian in a couple of days.
I have had a read and noticed that not a lot has happened. House been bought, excellent for that person, Brianmags and I slagged a bit.....no surprise ....helpfull info....no can not see any........negative comments.....yes what a surprise.

Info has been posted on this site from varrious sources about SADM negotiating refinancing and that in October new purchase contracts and compensation is very likely to be offered to purchasers but good news gets buried and slagged off.

It is not long until October and not long to wait to find out if SADM is going ahead, despite the few who seem to wish otherwise. I believe that most purchasers/majority want their house and why would I think that?  Well despite the lack of posting on EOS due to computer problems more purchasers have joined SARC and it keeps on growing.  Yes I know that there is  a group of you who loathe the idea but we are working together and just because we have been off line we have still been busy working to get SADM built!   There is a motorway link being built and that could make the value of the properties go up and more attractive to buyers.......hhhmmmm

Well I have to go now but I wish you all the best and hope that you all get the chance to continue with your purchase and have your home or at least have the choice.

Good God Tony I have to take my hat of to your eternal optimism.It is beyond my comphrension with all that has happened . I hope you are not setting youself up for a very hard fall.I fail to see how you can still have faith in SJ they are a bunch of crooked cowboys.I bet you are secretley praying for a take over bid from a more reputable firm. I do so hope that it is not NHS equipment and time that is being used, which is funded by us tax peyers?

There is also a new airport due in addition to the motorway, but you cannot live in an airport or on a motorway, that is why people wanted houses at SADM, until it all turned sour.

Do you honestly believe that even if the miracle was to happen, property prices would increase within say 5 years.
Stop reading the Beano and start reading the financial press.

Accordingly to your extremely well informed information - (50% are spanish buyers) that makes 750 uk buyers, again assuming 1500 proper buyers.

accordingly to one of your members who receive a members email with all other members cc on it you have 37 members.

my limited maths means 37/750 means you glorified SARCO represents around 5% of uk buyers or 2.5% of total buyers.

stop peddling garbage which directly affects 95% of uk buyers not interested in your san jose propaganda or 97% of total buyers.

Tony,    how about a deal here.   if SADM goes ahead, as you so confidently predict, i will call you God and pray to you every sunday.  however, if it should finally go tits up, as the vast majority of buyers predict, would you please stop posting on here and every other site about good old SJI and the paradise that is SADM.    you must have a hidden agenda to keep trying to con us into believing that you will one day get your dream home on SADM.  i don't believe that anyone with more than an ounce of common sense could so blind as to think that there is a cat in hell's chance of SJI building SADM.  I don't believe you are so misguided as to believe it will actually happen so i can only conclude that there are other reasons for your continued crusade to see SADM  built?  are you an agent still trying to sell the concept of SADM? Do you have any secret financial reasons for still trying to convince people that this development will go ahead? i really cannot fathom your motives here but i don't believe for one minute that you actually believe you'll get your house.   stop flogging that horse mate,  it's dead, it's decaying and it aint gonna run no more!  and please only post facts on here [i mean real facts, ones that can be substantiated, not fantasy land stuff] or tell us that what you are writing is your wishful thinking/prediction.  it's getting so tedious reading your rubbish mate.

Hi everyone

This forum reminds me of the time when I lived in Welwyn Garden City.  I knew two families who lived on my street, and liked them both.  Then I found out that they had been having a feud for several years, accusing each other of poisoning their plants etc.  Weird!  I found it hard to believe that these nice people were being so nasty to each other - but it seems to be happening again.  There's nowt as queer as folks!

Really earth-shattering news in that letter.
Same situation as 6, 7, 8, 9 or more months ago.
Looking for money to support the scheme.
Main difference being the financial climate is now 10 times worse when they started trying.
Great, sell on the assets of the company which has been mis-managed to date and try and get a bank to fund what is left, having stripped the assets.

Just read this article thought I would post a little excerpt here . Perhaps this is the lifeline Tonymal was praying for hope he fits in with his new neighbours perhaps he could encourage them to join SARC to hurry the process along .

September 19th, 2008

Spanish Prime Minister Jose Luis Rodriguez Zaperto has announced his government’s intentions to provide developers with a €3billion lifeline to help certain companies survive the economic downturn across the country.

Speaking at a press conference, Zaperto outlined his plans amidst severe criticism of his government’s handling of the country’s economic situation, which has left over 2.5 million people unemployed – the majority from Spain’s once booming property sector.

Under the plan, the government would provide struggling developers, unable to raise finance due to the large amounts of unsold stock and the credit crunch, financial assistance on the condition that they rent out their empty properties to middle and low-income earners for an as yet undisclosed period of time.

Not in Spain, but on an Island that relied on tourism, I witnessed a few years ago what is the outcome of when this type of thing happens.
A superb development was created, not massive, just around 100 units.
Most which were sold were to German and British people. Only about half the development was sold and the 3 shops were never let.
A deal was done to complete the then unfinished development, conditional on properties being made available for the low earning local people.
Result, the scenic pool was converted into a giant dustbin, the area which was gated and offered security, became a no-go area except for those who lived there.
The privately owned properties were vandalised beyond belief, as the owners were not there to protect.
It must have been heartbreaking for the owners and although this was 10-12 years ago, properties were being offered for just something like 25% of the original purchase cost, there were no takers. Not even the local would risk living there.
Nice, perhaps they could save SADM, get you to complete of your 200K-300K properties, then surround you with low earning locals who would rent at subsidised rates. Don't know if the 5* hotels, golf courses, up-marketing restaurants and designer shops would trade too well?
But there is a planned motorway and airport nearby, so not all bad.
