Owners dont have deposits, only purchasers, people without properties.

What is an owner?

Do Herrada and San Jose have different policies with storing money?.....are they the same directors, do they have any cross banking?

What does this information mean?,,,,who is Anna please and what level is Anna inside Herrada?

What have you taken this information to mean?

Hi All,
We are purchasing in Spain and the language used is sometimes not as precise as we may wish.However, it is much better than my Spanish, so if a solicitor refers to us as owners rather than purchasers, it is an error of translation.  Anna M has been asked for verifcation and it has been given. Yes our money is there in the Herrada del Tollo "client", "purchaser", "owner", what ever you want to call it account. The point is the money is there and that should make us all feel a little bit better. The info is on an other site and it has been very kindly shared with us and it was very nice of Anna M to inform us of her solicitors results performed on her behalf. We all owe her a big thank you.

I want my House and I want you to have yours too ..

Hi Brianmags.
Didn't really see the point of all the fancy colours and bold print because i still do not see the bit where it says our money is SAFE. I apologise for my ignorance but could you please try again to show me where it says SAFE.

I said I would not post anymore on this forum because of ALM and Julie Anne but now I have too, please all take a look at how many views there have been on this thread which is nearly 7500 views, this must say something, yes we want our houses, so Tony, Brian keep up the good work.

Hi Kayem
             the part where it says it is in a seperate Bank accout this the same as what we call the clients account this cannot be accessed or counted as part of their assets as it belongs to the purchasers. Please this a grammer/syntax when trying to convert spanish terms in to english some does not translate literally so where we use term purchasers it comes ou as owners I have checked this with a couple of spanish colleagues at work. the blue highlights was to show the part that says the HDT clients funds are safe thats all as an explanation for briando55 nothing sinister in it

Quick reply to your safe issue. The administrators are appointed by the Court, the court knows of the account and money and the laws that protect it. So do we think that the administrators or court are going to allow anything to happen to the money?
No. It is not going to happen. So lets relax and stop chasing our tails. For once welcome some good news and if you have a doubt get your own solicitor to check.
In the meantime I am going to enjoy the moment....
And     yup   I want my House

Hi All

I have been fairly quiet recently, partly because we have been living in Jumilla and are still trying to get internet access in our apartment (don't ask!) and partly because we have been trying to take in everything that has been happening.  However John and I would like to state that we still want our house - if there is any chance of getting it within the next 2 years.  We love Jumilla, and the people there are very friendly and welcoming, so we want to continue living in the area.  Having said that, we are now both retired so we can't afford to lose our deposit, therefore we have given our solicitor power of attorney and want to ensure that we are registered with the court as creditors.

These are stressful times for everybody, however it is important not to argue amongst ourselves.  Some of us want our houses, some of us want our money back, but let's agree to disagree and respect each others views.

We are in London at the moment for our official leaving party (anybody in London this weekend who wants to come along, pm me!) but we will be back in Spain next Wednesday.

If you are planning to visit Jumilla and would like to meet up, just pm me.

Hi Folks, have a look at this weeks Costa Blanca News, it has an article regarding SADM it says work has stopped because SJ hasn`t paid for the land it expropriated. It states that once a deposit is paid to guarantee completion of SADM then the licences will be granted. It also goes onto say that completion of SADM would help SJ`s present troubles, and they are currently seeking a line of credit to continue with SADM. Dont know how reliable this information is, but worth reading. Cheers Joanniemac

Hi

The hold ups at santa anna mention San Jose as a gatekeeper to the development.  Either by finance or by management.

San Jose inversiones are a holding company, which has SanJose builders and Herrada (plus others), is that correct?

Does anyone know if the two are intertwined on the site of santa anna?  why is the holding company holding up the development.

I get the impression we have some desire to seperate SJ from HDT.....are they seperate or are they shared..in the developments?

answers on a postcard, on here please...any ideas?

The Jumilla Town Hall have stated that the delay is temporary and that the licences will be issued. CBN is no friend of SJ and if they could of found something wrong they would of printed it. Today is good news day can we please all enjoy it?

Expropriations block golf resort

THE SANTA Ana del Monte golf resort which Grupo San José is set to build in Jumilla has been temporarily halted, the town hall explained this week.

According to the local authority the delay has been caused because expropriated land has not been paid for by the board of compensation which is managed by Grupo San José chief, José Rodríguez Murcía.

Only the first 2,286 properties of the ‘plan parcial’ scheme were approved by the town hall in a full council meeting in 2006.

Most of the land – four million square metres – is owned by the company.

However they face a bill of nearly 4.5 million euros for another 200,000 square metres of land and other smaller plots which they do not own.

A council spokeswoman explained: “Once the land has been paid for, the remaining administrative procedures will be carried out.

“A deposit to guarantee the building works are finished will be made by the company and then the building licences will be issued.”

According to a licence issued by the town hall in April 2007 the company is only allowed to move earth and to build the foundations of 572 properties located in the RMD-4 area of the scheme.

The company is not allowed to build any property currently as no further licences have been issued.

Grupo San José hit the headlines in May when two of its companies – San José Inversiones and Herrada del Tollo – applied to the courts for voluntary suspension of payments (‘concurso de acreedores’).

Three administrators have been appointed by a judge for each company.

According to Antonio Navarro, president of promoters’ association Procosta, Grupo San José is negotiating with several credit institutions in order to carry on with the Santa Ana del Monte scheme.

He said: “The viability of the company depends partly on this scheme.”

CB News has asked Grupo San José to comment on the situation but no reply was received before going to press.

IU-Los Verdes councillor in Jumilla José Antonio Pérez said: “The company presented a massive scheme even though it did not own all the land.”

Hello

There are a few tantalising items of news on there which allow hope for purchasers that want to believe.

There are a wealth of points on there that give an insight into the state of the development and the huge mountain to climb to achieve the ambition of the completed site. There is a complex web of ownership and many reasons to be very curious and inquisitive.  Only the foolish would look on this as a reason to be joyfull...i said it before and i say again....be carefull everyone

I have no idea why this is printed as an answer to my questions, at best its like sticking your tongue out when you have nothing else to say.  This news is not news...its just a different way of telling the same story.  There is nothing new in this, nothing i can take to the bank or offer to let......

When there is anything to say that gets me happy...i will tell you, so keep it coming, please make it something worthwile though.

 The Town hall have stated that the licence is waiting to be granted, SJ are renegotiating funds to continue and today Anna M confirmed our deposits are in a client account!   

The probablity of SADM going ahead has leaped and the probabilty of people getting their houses has increased this is a good day for all SADM purchasers. For those who have taken out second mortgages, for those renting whilst waiting  for their new home and for all of us. There is light at the end of the tunnel and we will keep pushing until we are way out and in to the day light.

 So when you are asked do you want to continue with your purchase what do you say?

Me...............I want my House.

i dont have a postcard but this may help.

I did alot of research into San Jose when I was deciding to buy.We have San Jose inversiones and Herrada del tollo who are part of a much larger company Grupo San Jose who  are huge and have many companies with interests internationaly and I would even say Europe if not world wide .I was delighted to discover this as I thought we would be safe as it was such a huge concern.
I checked the companies credibility with some one who works for the UK trade department and at the time they felt the company was more than sound  (I know things can change and we are in a credit crunch  but this company was described as completely sound world wide ) It will please you not to know that buyers in portugal,Mallorca and Brazil are getting thier keys today.

Now to the other question it may have been better for SADM if Herrada del Tollo had been left out of this but the judge pulled them in as well against the chairmans wishes.The whole thing baffles me . Grupo SJ is not as a whole in financial trouble.Therefore  it may be advantages  to all of us if at the end of the day if all else fails  the whole group was pulled in to this by  the by judge .My personel opinion is that with the credit crunch the state of th Spanish property market and the hassle with SADM along with the legal problems wiyh El Pinet it just got too hot to handle and they decided to cut thier losses and walk away however in my opinion this  means Grupo SJ are still responsible and are in good a position to put things right  .
I believe that gruopo SJ are responsible for this and are trying to ditch  the unprofitable arms of the group .  As a result we all suffer . 
I refuse to believe that  gruop SJ  are helpless and have no funds.

If anyone with a better business mind than me wants to check this Grupo San Jose has a web site that lists all thier companies and concerns.   
     
I hope we all get what we want and most of all I hope these guys dont get away with this

Hi Brian and Tony.
Sorry but you are still not convincing me.
Fact is most of our money is in a seperate account. That is a FACT!

Can you assure me and many others that it is a FACT that our money is SAFE or is it just your opinion or what is SUPPOSED to happen.
Cos if eveything happened what was supposed to happen in sunny Spain a lot of us would be disscusing face to face instead of over the net in drizzly England.

I really hope you have FACTUAL PROOF to back up your statements because i and i'm sure many others would sleep happy in our beds. But i for one do not need any more false hope because i have been fed that for a veeeery long time and am frankly sick of people telling me for the last 12 months that everything will be OK.

Julie Anne, I think you are getting San Jose Inversiones mixed-up with the substantially larger, Madrid based Grupo San Jose. They are not related.
