Hi srs

It is certainly true that many people were put off posting here when it became a political battleground and have found other means to communicate. The other reason for the reduced level of posts is quite simply that the community has matured.

When we were getting our apartments and community set up there was a lot to talk about. Now that is all done there is less to post about.

The original plans for the Paseo were very elaborate. I don't know what is proposed just now but  Fuengirola TH can't afford to do it so I guess they have ben trying to find some other way.

Good point David.

I suppose that if there is not much to say then everything is going smoothly. 

See, I looked at the negative and you pointed out the positive!

Hopefully the Paseo won't drag out as long as it already has. As Andy rightly says, a bit of a facelift to make it look presentable should suffice.

 Hi Andy I do not think guttering is great .It is to short and just runs of roof and soaks ground . I would not like to have grond floor flat,problems in the future.

Thanks Ray for ringing me to clarify what is happening!

The downpipes currently terminate half way down the buildings and the water gushes out of them but they are not finished. It looks like there is still a couple of wet days to come before the weather returns to normal - so I hope the water doesn't do to much damage.

The contractor is doing all the high work using a hired cherry picker first. They will then do the lower work including extending the downpipes and connecting them to the nearest drain.

Once the new downpipes reach ground ( semi sotano level ), where exactly are they being fed through to reach the drains on the road. Are the new downpipes being directed dowm the sides of the blocks to avoid digging up peoples front gardens. Will the cherry picker reach the top of block 1. When does the contractor expect to complete all of phase 1. Any photos of new guttering would be nice.

The downpipes are at the front of the building so don't affect any private gardens. The actual route to the drains varies from block to block due to the layout of the site.Will the cherry picker reach the top of block 1. They say it will. It is a big one! I imagine it will be swaying quite a lot at that height! When does the contractor expect to complete all of phase 1. The work was supposed to take about 4 weeks. I thought that was optomistic. It definitely is now that they have been delayed by 2 weeks of rain. Any photos of new guttering would be nice. It is cream and is barely noticable - but maybe someone who is in DJ can oblige?

I just uploaded some pics that were taken in late October. I have to say looking at the pictures the guttering looks great. If we can intall it underneath every roof line it will definitley have a major imapct on draining the water away from the blocks.

Does anyone have any better pictures to upload?

Correct me if I am wrong but I seem to remember seeing just 2 downpipes connected to the guttering which runs all the way around the roof of the blocks at front, sides and most of the back  - I wonder if they will be sufficiently big to take all the water down quickly enough to prevent overflowing in a heavy downpour? 

I just ask this question because my own home which has a long roof served by one downpipe at front and back suffers from rain overflow problems in a heavy downpour.

Hi David

Thanks for the answers to my questions. Are they only installing around the roof area. I always thought the whole idea of new guttering and downpipes was not only the roof area but for new downpipes to be connected to the overflows on the terraces, as it is these that are causing the problems on the garden sides of the blocks because some of the terraces are so exposed to the elements especially the middle 2 bay terraces above semi sotano level.  It's more like the Niagara falls coming down from them overflows. This water needs to be taken away. It is eroding the bank from the inside out. The hole under our terrace must be huge now because of this, which in the long term will cause some major structural problems. Every time I visit the cracks across the terrace are getting bigger. Will they be doing these.

Gericom, There are just 2 downpipes and they are at the "back" of the blocks (if that is what you call the side with the front door in it). There is no where else where we can bring pipes down in a straight line. I have to admit that when I saw the size of the pipes I queried whether they should be a larger diameter. I was told they were OK - the water from the large penthouse terraces and the flat part of the roof where the antenae are does not come down these drains so the amount of water collected is less than if it was the whole roof area. Time will tell!

Westport,  The water that comes from those semi circular terraces includes water that previously came off the roof so there will be a lot less coming down into the gardens. We are going to extend the pipes so that what water does come out of them is well away from the walls but the grid of pipes which would be necessary to collect the water from all those outlets would be very unsightly and is certainly beyond what we can afford at the moment.

Do we  REALLY  need to employ  TWO  full time gardeners at this time of year, they seem to be wandering aimlessly around looking to keep busy.  We have watched them strimming the grass edges, on the same areas for three days running now.      Don't know how anyone else feels????

PS------Mid. November is here and the road only 75% complete.

 Just came back from DJ. Re the gutters, these are very smart and blend so well with the buildings you don't even notice they are up. I did have some concern about the gauge of the gutters as they do look rather small but I don't think there was any overflowing during some heavy downpours recently.

It is a shame that owners of penthouses will still have water draining off the (communal) roofs onto their terraces whilst the gutters now protect everyone else's terraces from water run-off. 

Are there plans to install gutters to the last remaining bit of the roof to the penthouses? The water coming off the main roof of a block is very signifcant and my terrace is overwhelmed by the volume of water and the flow from the area where the aerials are is very vigorous and noisy - enough to keep me awake when it rained heavily during the night.
