Some good news in the midst of our tribulations re roads, water, s. pools etc - The Spanish Government has approved an 11 point plan to stimulate the economy which includes:

(a) Elimination of Wealth Tax (Patrimonio) from 1st Jan this year
(b) Foreign Investment – The Government will improve the investment conditions for non residents of Spain.

This should be worth a few hundred euros to us all...

I read on the general boards that there was a coach crash on the N340 in which a number of tourists died.  Although it was described as Belanmadena the place where it happened sounds like the bendy section between Carvajal and Torreblanca. Is this right?

Not on the N340. It was on the A7 and the weather was horrible. The wind is always a nuisance there and a drunken driver is hard to protect against of course....

The chat about the garage keys reminds me that ours doesn't work. We never got round to doing anything about it when we were last over but I'm wondering is it the key or the lock? We are in block 10 so if anyone else has a similar problem ...

We recently received a letter from our bank offering their services to prepare a fiscal report for us. I believe it to be a tax return for 2007. Has anyone else received one of these. When do we have to have these returns filled in and filed by. What information is required to fill out these forms. Can they be done by ourselves, or is it best to let a bank, a solicitor or a " Gerataya " ?? I think I have the wrong title, but I have heard they is a local person who is qualified to deal with tax forms etc. How much  would each of these people charge for their services. Would the cost be per person, or as a couple.

Any advice much appreciated. I am sure there are many others on this site that would find the information helpful.

Michelle  - there have been others with the same problem. You will have to go back to Arrohabitage and get another key.

Westport - there is quite a lot of advice about this on the general boards as this is not a Don Juan specific issue. You can do it yourself. EOS member FibbyUK sells a guide on how to do this which quite a number of Don Juan residents have bought for 25pounds.

Hi Westport,

In addition to the local IBI tax, the two other taxes that non-residents must pay comprise the Wealth Tax (Patrimonio) and Income Tax on assumed rentals (La Renta). If you rent out your property then you pay income tax at 25% on this income. Even if you do not rent out your property you must pay La Renta and the calculation is based on a formula i.e. 2% of the Valor Catastral of the property multiplied by 25%.  The Valor Catastral is found on your IBI bill from the Town Hall, however receipt of the very first IBI bill can be delayed by as much as 18 months after you complete purchase on your property.  Both of these taxes can be declared on Form 214 obtainable from the local tax office which for us is in Torremolinos.  You also get stickers there (Pagatinas) which are needed to pay the amount due usually in a bank.  This is quoted from the Spanish tax website:

"Nonresident taxpayers, whose estate subject to tax in Spain is
exclusively comprised of an abode, may file both the
Nonresident Income Tax (for the imputed income) and the
Wealth Tax return (corresponding to its ownership) on Form
214.
The filing and payment of this tax shall be made anytime during
the calendar year immediately after the year to which the
tax refers."

It follows from the above that you must also of course register at the tax office in order to get the appropriate stickers with your tax number on them.  However, I think most people would be able to carry out this process without resort to hiring a Gestor or paying a bank or solicitor who would probably charge anything from €150 to €300 for the service.

As I mentioned in an earlier post, it appears that the Spanish Government has just abolished the Wealth Tax altogether retrospective to 1st January this year and may indeed bring in other measures favourable to non-residents.

Hi Michelle,

We got a garage key "cut" at Mr Minute at Miramar today. It took about 30 seconds and cost 10.40€ so if you can´t get one from the developer you could borrow one from someone else on block 10 and get it copied.

With the ongoing issues with our water supply there is a high probability  that there will  be problems with supply in the summer.  One way to prepare for this is  to fill  a few used 5l drinking water containers  with tap water and put them away.

We have both a postal number and bloque number which are not the same. The name of the developement has also been changed with the additoin of the word "Paplo". I don't think there has been any progress on mail delivery - certainly none has been delivered during the last 10 days when we were there

We went to the Teka Spares shop at the address given by Ken333 some time ago today and bought a grill shelf for our oven. They had them in stock but were not sure which one to sell us based on the model number so it would be a good idea to take the measurements of the existing tray before you go.

Hi Jim,

Thanks for that - it is certainly more up to date. Judging by the number of cars parked on the road up by the railway and the fact that Don Juan is unoccupied I'd guess the pictures were taken on a festival day last summer.

I own an apartment in bloque 8 and would like to know the correct postal address. There have been a couple of messages on this topic  but I am still  struggling to work out the postal number for this bloque.

Any help will be appreciated.

Welcome on this forum.

I can't answer you as I am not sure if the development name really changed to Don Juan Pablo, I'm also not sure that the town hall convention to use Esc instead of block is clear for the postal services.

Maybe it's best to wait until the actual delivery starts!

June arrived and with a few changes. The temperature suddenly went up from mid twenties to high twenties/early thirties. It is about 18 at nigh but so far we don't regret not putting aircon in.
June has also bought a number of "renters". They do behave differently from residents -  lying in the sun all day etc.  I am not sure if topless bathing is allowed although I personally have no objections

One unexpected side effect of the high temperatures is that our hot water tank overflow started to drip. This is caused by it overheating. We and a lot of others have microwaves underneath so this is a bit of a problem. There doesn't seem to be a way to turn the thermostat on the tank down. I am interested to know if anyone else has this problem and any solutions.

Hi Davmunster,

Just looking at your post about the hot water heaters in the apartments - yes there is an adjustable thermostat on them - to adjust just turn the flat dial which is located on the bottom face of the cylinder -  if I remember rightly it is grey and has an arrow on it and there are graduations or marks on the rim bordering it to aid the setting.

Hi Gericom (I hope you don't think I'm getting to familiar leaving out the 99) Thanks for that - we don't actually have the control you describe. However I unscrewed the panel from the bottom of the cylinder and there was a control underneath. I've turned this down and it seems to have cured the problem. Probably we'll have cold showers in the morning!
