Does anyone know what the Taxi costs are to Don Juan after midnight from Malaga Airport? Or know of a decent Taxi firm who will not overcharge.

Sorry can't help you there, but be aware that you will get PM's from people offering airport services. There are lots of them on the whole of EOS (not on our litlle DJ island) and they seem to be quite agressive. See my Q&A with Max why that maybe a bad idea as the passengers are not insured.

Hi All

Does anyone have a copy of the fiscal form that Fibby Uk was giving out on the EyeonSpain general site, many moons ago. I printed off a copy a long time ago, but have lost it.

1) What exactly is this form for.
2) Is it only non residents that have to fill it in ?
3) Who and where do we post it to ?
4) Is there a cut off date for it to be registered by ?
5) Is there any fines for late registration ?
6) Will they accept Fibbys form as it is in English, or do we have to register an official form that they issue, whoever " they " is.
7) If so, where would we get this form ?
8) Is this what this " Gestral ?? " guy is for ?
9) What do they charge for this service ?
10) Does anyone know one that speaks good English, and knows the laws well.

Hi Westport,
Fibby UK SELLS a DIY guide to paying taxes in Spain. The local taxes you already know about. Everyone with Spanish assets is also liable for an annual  tax on your net worth in Spain - this is not a lot (0.2%) and it is planned to  stop collecting  this tax.  Of more concern is the tax based on the rental income potential of foreign owned apartments - this assumes that you are letting out your property and not declaring the income. Fibby's guide tells you how to calculate and pay these taxes. I can't remember the rules but although you do not have to pay this immediately you will eventually - I can see the replacement shower heads may have to wait
For those of you travelling out in the near future. It is HOT. There is a hot wind blowing in from Africa and it doesn't even cool down at night. We're surviving without aircon but I hope the fans don't break down!

Hi i had my fitted in january and we did not pay for it till we got home as they are english they gave us a good rate and we payed a cheque to there office in england when we got back but you can pay in euros as well i will look up the address and will get back later it is.bye irene

Hi Westport,

As I understand it the position re tax is as follows (I am not talking here about local taxes payable to the Town Hall in Fuengirola):  There are 2 taxes for which non residents are liable - Wealth tax calculated on the Escritura or proper value of your property and La Renta tax calculated on any rental income that you receive.  The La Renta tax is payable whether or not you rent out your property and a formula is used based on the cadastral value of your property to calculate the amount due in cases where the property is not rented. Where the property is rented then the tax is calculated on the actual income less some allowable deductions. You will find the Cadastral value of your property on the IBI bill from the Town Hall.  It is important to note that where the property is jointly owned a separate tax form for each individual must be returned and the values used for the property are halved.

For non residents who own only one property which is not rented out the two taxes mentioned can be declared on Form 214 which is available for downloading/completion on the Spanish Tax website i.e. the Agencia Tributaria.  This form is not in English, however it is not particularly difficult to fill up even if it is in Spanish.  However completing and printing out the form is only the first half of the process - you now have to actually pay the tax!  To do this you need to obtain "stickers" (Las Etiquetas) which are affixed to the copies of the printed forms in the spaces provided.  These stickers have your name and a bar code printed on them which are used to identify the payment when received in the tax office.  The stickers themselves are free and can be obtained from the tax office which for us is in Torremolinos.  You will need to have your NIE with you when calling for them. It may be possible to order them on the tax website but in that case they will probably be posted to your official address which is not much use for Don Juan!
Once you have the stickers affixed you pay the tax in the Bank who stamp copies of the forms and then one copy is posted in to the Tax office with the Bank stamp on it - the Bank may well do this for you otherwise official envelopes can be obtained in a Tabac for this purpose.  You keep a stamped copy as your receipt.  Form 214 is supposed to be a simplified form for use as outlined however if someone wishes to return details of actual rental income I understand that Form 210 must be used.  As this is probably more complicated perhaps the services of a gestor/gestoria would be useful to do the job for you (for a fee of course).  These taxes fall due in the year folllowing the taxable year i.e. for 2007, you pay in 2008 anytime up to 31/12/2008.  Late payment or non payment is, naturally, subject to penalties.  The Spanish Government is supposed to be abolishing the wealth tax from 2008 but I don't know if this has become law yet.

Hi All

Does anyone know what the rebuilt cost is for a 2 bed 2 bath semi sotano level apartment " B " or " C " would be, or where to find this out. I need it for my buildings insurance renewal. Just to let others know, when you go to renew your buildings insurance, its not the value of the property that you tell them, its the rebuild cost.

Just looked at my rates bill. There are 3 amounts on the bill. Can anyone explain what they are.

Valor Suelo  € 38,529.07

Valor Construccion € 36,298.14

Valor Catastral  € 74,827.21


Surely the rebuild cost is not the Valor Construccion. That seems very low to me considering what we paid for it. The difference between the 2 is normally much closer in the UK. Can anyone confirm this.

Hi our is different to your but  we have a 2bed 2 baths round balcony and ours is v/suelo is 37,456,33  v/construccion  is 34,840,11and valor catastral is 72,296,44 if that helps i am not sure but i do think  the cost for both bills is so cheap  ps did you pay the 3 tax at the town hall yes the 3 tax it is just over 5 euros .I payed our 2 bills last time out then we had a second letter in our post box saying we had to pay the 3 tax of 5 euros bye irene

Hi All

Just to let you know. My solicitor has just told me there is a third tax. Irene is right. There is a " Vehicles Entrance Tax "  as well as the Refuse Collection and IBI bills. I told my solicitor I don't have a car in Spain. It does not matter, its for a garage access tax. Very strange, I know. I have been told its is € 5.50 and to set up a direct debit for this. The only thing is I never received this bill.

We never new about this extra 5 euros tax but there was a letter in our post box just telling us to call to the town hall we did not know what  for as we paid our bills in july so my son called in and paid it last week.I dont no why when we went and payed our bills in july why they did not tell me then ,if we dont use this site we would all be late paying are c/tax bills  bye irene /peter

Hi i for got to say why carnt the town hall put all are costings for our c/tax bills on 1 bill saying what they are for so we would not forget this extra cost as it would be so much easy for us all as none residents bye irene/peter

Yes I did know about the vehicle tax but it is a paltry amount and also a local tax so I didn't want to confuse matters by mentioning it. The Spanish Tax website link is as follows:

The figures on your IBI bill have no relevance or connection with the rebuilding value of your apartment which is the figure you need to insure for.  This is usually found by establishing the average rebuilding cost per sq. metre for your location and multiplying by the area of your apartment.  The insurance company can often supply this information or suggest an appropriate figure based on the size and location of your property.  In our case we insured the building for €90K as recommended by the insurance company.  Hope this helps...

The Valor Catastral (Rateable Value) is the sum of the other 2 values.  The Valor Suelo is the rateable value of the ground I guess while the Valor construccion is the rateable value of the building.  This means if the building disappeared in the morning your Cadastral value would fall to €38,529.....   I don't think these figures have any relevance except for tax purposes just like rateable valuations here in Ireland!

Hi All,
I got a call from my bank today saying that  had to pay the plus valia tax which is €860.70, I told them that this was the developers tax and he said no that we had to pay. The bank under  law had to pay this money out of our account even though I cancelled the direct debit to this company last week.
Dose any one know if this is true? any answers would be greatly appreciated
