Hi,

We have a 2 bed corner apartment in phase 1 and I'm sure our's only had a cooker and fridge freezer in the kitchen the washing machine was going in the small utility room at the rear of the kitchen.

We were thinking of stacking the dishwasher and washing machine on top of each other in the utility room.Although both the bathrooms had lot's of space.The shower tray in the main bathroom is very small but it should be easy to fit a large walk in shower at a later date.

I agree about the shower tray, way too small for size of the bathroom and am seriously considering ripping it out and putting in a larger walk in shower unit.

Just a word of warning for those of you that have yet to view your apartment with Perla. She turned up 15 minutes late for our viewing, and then once inside we were there for no more than 2-3 minutes, when she told us we had to leave. I had only started to measure up the windows for curtains in the living room. I did not even see the bedrooms or the bathrooms. We had a bit of an argument but its like talking to a brick wall when you speak to Perla. She said the viewing was only to confirm that the apartment was ours. I would not have bothered booking flights to go over if I knew we were going to be treated like this. I suppose once they have your money, they could not care less. The day we were there they were stopping everyone from entering the Don Juan complex, as one of the diggers toppled off the hill and landed on top of a man in a car below. From what I was told its touch and go if he survives.

Perla turned up 15 minutes late for us too - but then discovered that the key to our apartment was not on her bunch. She called the foreman who tried to break in but I stopped him. She then made a few calls and said that a sub contractor had our key and could we come back another day. We agreed and drove off. She phoned us a few minutes later to say that our apartment was open (don't know how!) but that she had to meet another client. We went back and had all the time we needed to measure and look around on our own before we met Perla and signed the form.

I will definitely want to get the locks changed before we move anything in. We ordered some furniture while we were out. It generally seems to take a few weeks for this to come so we should have just about when we need it.

We went up to see our apartment on 16th April had an appointment to see Perla at 12pm. She was on site at that time but was busy showing someone else around so she said she would be with us in a few minutes. I asked her in that case if she was busy if she could open the door to our apartment so we could have a look at our leisure, she refused saying that she had to be there with us. When she finally let us in we had just started measuring one of the rooms when she told us we had to leave as she had other appointments. I refused and told her that I wouldnt leave until I measured all the rooms up, she made a bit of a fuss but then backed down. After the viewing she asked us to sign a piece of paper with something written in Spanish (which I understand from this board she something to confirm that we have seen our apartment) I refused and advised her to fax the form to my lawyer and upon his say so I would sign it, up to now she has not bothered to fax this document to my lawyer. She did confirm that the kitchen appliances would be fitted just prior to signing and she also advised me that the hallway both bathrooms and kitchen are fitted with false ceilings, this is great for anyone who wants to fit recessed downlight fittings in these areas.

I was up at Don Juan today, but could not get past the security guard, so I went for a drive up the new roads to the side of Don Juann. At the top I met another security guard. He had some interesting stories for me. I asked him why all of the new roads ( 4 or 5 of them ) just suddenly stop from tarmac to dirt tracks. He said they dont have permission to build any more of the roads as it is private land, and the land owner, who is apparently the owner of the large restaurant up at the top of the hill on the Autovista A-7, is refusing them permission to build. He thinks it could take years to resolve. He then pointed across to a group of apartments that have been built on the curve of a hill across at Torreblanca. He said he was interested in buying one of them, but then found according to him to have no planning permission. His finger then pointed down to Don Juan, and said that them blocks down there have no planning permission either. Whether he meant all or part of Don Juan I dont know. I thenn told him that we were due to get the Habitacion licence in the next few weeks, his reply was that he was only going on what his friend who is an estate agent friennd told him. He also said that it was now illegal to sell on apartments in Don Juan. After him saying this, I think what he says about Don Juan needs to be taken with a large pinch of salt, although he did seem to know quite a bit about what was going on in the area. Would like to know if anyone has heard anything on this.

Hi All,

 I was very alarmed with what the security gaurd said about there beng no planning for don juan, Dose anyone know f this is true?

Any word on a completion date yet.

Surely if there was no planning permission this would have been spotted by one of the lawyers working on the initial purchases?

I would think that somebody's lawyer would have spotted this if it was true. All I know is that I left a reservation deposit back in March 2003 at which time there was no building license then in around end of 2003 I had received communication from Viva Estates to say that the developers had now received the building license but they had to cut down on the number of apartments in order to sastisfy the town hall and that my apartment which was D at time of reservation would now be C. It was only after this that the developers actually started any building and issued the private contract and took the 1st staged payment.

You are right about the false ceilings.

See my photo of the recessed bathroom halogen spots being fitted into one of the apartments on phase I.

The photo file number 23rd April 29399 is the Boss Man himself, Mr Don Juan. I tried to have a chat with him, but he could only speak Spanish and German. So if you are visiting the site, keep an eye out for him, especially if you have any complaints and can speak Spanish or German.

Hi Westport

Thanks for all the great photos they were great and the development seems to comming on great. Except for a few things.

We would be interested in doing the tiles also where the patio stops, maybe we could get a good deal for buying and laying the tiles if there were a number of us,

Also I think a rail or fence or a nice wrough iron rail with a gate to access out to the garden  around the patio would be lovely if we are allowed.

I would also be interested in getting the garden done in tiles or paving slabs if we could get them all done together. And yes... iron railings with a gate 'might' look a little more attractive than those beautiful green fences.

I'm with you guys on the "extended terrace" idea! If you plant grass and you're not there all the time to water it it will die. I'd like to have the quarter circle tiles removed and the whole private garden tiled as one. If we can't get matching tiles we would tile over the top of the existing tiles right to the fence - giving us plenty of room for a table and chairs, BBQ etc.

It is inevitable that as time goes on  people will personalise their apartments but I'd prefer to have a gate made in matching material and properly incorporated into the existing fence. We're block 6 apt C semi whatever it is.

I not sure if our hands will be tied a little in the first year, as Max was telling me that the developer will be choosing an administrator for the first year. Not sure how all these things affect us come the first community meeting. It might be a good idea to get as many of us as possible at the meeting some time after all of phase 1 has been signed over to the owners. Maybe on the same visit you could then furnish your apartments.

We were wondering the same what is the procedure when we get notification that the apartment is ready.

How Don juan looking now dose it look like its ready for us all to move in.

Hi All,

We are still waiting for the Certificate of Fitness for Habitation. When Arrohabitage receive this (any time now) they will start to arrange hand over appointments. These are meetings which need to be held in front of a Notary. A representative of the developer and their lawyer, you and your lawyer and I guess a representative of the mortgage company will all be present. At the end of the meeting you will have the keys and the developer will have their money. Arrohabitage say they will be able to complete a maximum of 5 apartments per day so it will take a few weeks for all the apartments to be handed over. If all the paperwork and your funding is ready it will simply be a case of setting an appointment - they will do it on a first come first served basis.

Once you have possession you can sign for utilities but it may take a day or 2 for electricity etc to be switched on so I wouldn't plan on moving in on the 1st day.
