Hi Philansy,

Sent you a private message before I seen you had posted here....hope when yous are all settled when anyone's on holiday or living there can possibly keep me updated on my apartment block...Luz de Almoradi phase 3, not due to be completed until end January 2008,  and is only a few blocks away from Amarion 3, but as I've been seeing from your site,  any info is better than none.

Hi,

I thought the last letter we received from Palmera said that work would not commence again until the first 15 days in January so I am not expecting anyone to be on site.  This is no surprise to me. If there is still no one on site by the end of January, then I will be peed off!

I was told by a friend of mine to expect to clean the apartment when you move in as no one will make is as clean as you'd like. 

As for paying 'their' electricity bills, well they can sing for the money!

Hi all, we too are expecting it not to be as clean as we would like. It SHOULD be to be honest, but we were told to expect to be cleaning. Hopefully it wont be too bad.

John was thinking of doing our own snagging when we get the keys and said we will not pay a penny if its too bad! Maybe we should get a snagging firm in if everyone else is?!

If all the fences are closed off round our apts, I hope we will be able to sneak in still when we go!We are looking forward to a good nosey in there. We could go Christmas Eve morning there shouldn't be anyone around then anyway, we'll go before we have a drink or two though (or the pictures might be a bit blurred)!!

Does anyone know any nice resaurants in Almoradi, please?

If you like Chinese food there are 2 good ones in Almoradi one is just off the town Sq  the other one is at the side of the English Supermarket located  just off the main Roundabout where the fountain is, might not be there that long though as that’s where the new Bus Station is going to be built. Both of these are good in our opinion the best one is the one just off the Town Sq. Staying on Chinese if you wish to drive head out towards Guadamar and and just off the roundabout that picks up the 332 around a 10 min drive is the Oriental Wok now that’s real value as much as you can eat for around 9 euros its self service and they cook it in front of you while you wait.

Another good restaurant  is situated in a side street at the back of the Sq think its called Coco’s or similar, excellent service bit more expensive than the others a 3 course meal for 2 will cost around 30 Euros, pub grub is available at most of the English run bars never had a bad one and tried them all cost around 5 euros each.

With regards to the apartments we stayed in Amarion 1 while we were over there and viewed some of the apartments that have not been habited as yet and they are really in a filthy state, having viewed ours in Amarion 111 (first floor) personally if I took ownership today I wouldn’t be too upset as they are in a decent state prior to any other work being carried out in the first 15 days in Jan, a good days work will see them sparkle.

Enjoy your visit wish we were there now it was in the 70s yesterday.

Hi all, hi Jeannette,

Like everyone else, really appreciate you updating us on our development.  Just wanted to clarify, the info. I had on the problems residents had when they moved into Amarion I, came from a resident!  Our then Bank Manager in Almoradi very kindly (sure not ethical tho!), put us in contact with 2 residents of Amarion 1 as he thought it would be worth us talking to English people who had used Urbasa and Palmera, as he was no fan of either company.  The guy we met took us inside the development, (this was summer 2005) and certainly the pool area was still quite rough, even tho. lots of residents were using it and the lobby's were certainly not finished. He then, quite voluntarily, gave us the low down on all the other problems they'd experienced.

Going back to the snagging, like JPD, we were going to do our own.  However, I fully endorse not handing over any money until we are completely satisfied with our apartment.

Hi JPD, I'm on the wrong site again, but like keeping up with your messages as your apartments are so close by where mine are going to be....anyway good restaurants....we were out in Almoradi at the end of October and ate in both in  Cocos as mentioned in the last post and at San Remo, which is just off the square.

Cocos was very OK, but don't think I would eat there again unless everywhere else was too busy, if you go to the lamarina website which I've given the website address for a couple of messages back you will see that it does not get very favourable reviews.

 

San Remo on the other hand was great, sirloin steaks in peppered sauces with a choice of chips (like REAL home made ones) or potatoes 10euros and they do the most fantastic garlic bread.  We thought that this was real value for money although it is a bit dearer than a lot of other Spanish restaurants, it still works our cheap by British standards.  Went for a coffee afterwards round the corner in a little cafe...2 white coffees and 2 pints lager.. wait for it 5euros 40!!!

As I mentioned before, the other website is good for looking out for places to go, where to eat etc.

just spoke to Laura

still no date for work to start. they have the builders but they are still working on another project thus no workers yet for Amarion III. when they will be available she cannot confirm.

judging by the experiances of residents of Amarion I it would be folly to complete without all the snagging sorted and more importantly the certificates of habitation without which you cannot get mains electric and water and have to rely on the builders to supply.

as a group we will have much more voice to insist on properly finished building and not to be pressured into completion before everything is in place.

Hi all thanks for the info. Didn't know any of the bars in Almoradi were English run! We dont speak spanish very well so as much as we enjoy popping in the spanish bars, it would be nice to find an English run one too.

We love Chinese, went to one close to the front in Guardamar which was very good value too! So will try the Almoradi ones too.

John is looking forward to a good steak one night and we will have to get something sorted for Christmas lunch. We will maybe have to go to Torrevieja or Benidorm if everywhere not booked up! Have to try to keep a smile on our 17yr olds face! She is beginning to wish she had stayed here with all her friends to party! Told her it was 70 degrees , so she can do a bit of sunbathing[hope it stays nice]

Now let me guess, Laura says don’t worry we have new builders they are working on another development but will be on site soon, the apartments are 90% complete just need finishing off we will be sending for you  very soon to complete don’t worry.

hi everyone, not good news,

the meeting we arranged did not happen. almoradi on thurs was closed down, fiesta day.went again friday spoke to laura from almoradi,whois not the laura we had meeting arranged with. urbassa has gone from big company to small company. building work will not start untill late january. they do have a big team of buiders,but they have 2 apparment blocks to be finished before they can do ours, laura says we should be getting onto palmera for info as they are selling agents. explained problems we are having, she is happy to talk with anyone who goes in providing they dont shout at her or attack her, which has happened previously. she says everthing should be finished and singned for by middle june. one of the directors of urbassa has gone into partnershp with one of the directors of palmera, all they are concerned with is signing as many people up for buildings when they know they will not be built on time. laura at almoadi not available first week of january.6 appartments finished on first foor, others waiting for bathrooms,and tiling.all doors on . we will not get anything we have not paid for, or what they have not signed for in contracts, which means no wardrobes, no kitchens etc, if palmera said they were included you need to take up with palmera. no one can get on site it is closed up. water in the car park which needs pumping out. roof all done just a couple of doors to put on storage huts.they only do general clean it is up to us to do proper clean, or as palmera said last year they can arrange cleaning at cost of 250 euros. they still say it will only take about 8 weeks work to finish.laura did say one of the girls at elche office has said they will april,this could be when builders finish, they will not be all signed and ready to move in then. this will be june. Went to palmera in alicante on monday no joy they just say we have to contact malaga. told them that is no good as they do not answer questions. asked if someone taken over from james told us james in italy not coming back,we must phone customer service, argued with her so she tried to phone them and said line was busy.  Have today had e mail from malaga to say we can contact Valentin at alicante, e mail( valentin@palmeraproperties.com )laura saysFROM the time they are ready to sign if a problem accurs with your mortagage they will allow you 1month to get it sorted. have arranged to go in again when we go out again in january. we could not park outside appartments they were doing road works, they have put roundabout in at crossroads with a fountain feature which will look nice when finished.

sorry its not good news we will just have to keep on at them. think it will be good idea if we could arrange to use one firm to do snagging on all apartments.

Good idea for the snagging, it also may be a good idea for one firm to do the cleaning. Discount for quantity etc.

Sounds ok i think we was all expecting june, As for the snagging problems we will have to wait and see what they are, I think they are a bit cheaky (we need to pay for cleaning) These are new apartments

I  personally think we should all try to go at the same time and if there is problems like cleaning or snagging problems we dont pay them till they have sorted em out they are getting paid for the apartments

( and we are stuck with the mortgage )

WE WANT IT RIGHT THE FIRST TIME OR IT COULD TAKE AGES FOR THEM TO SORT IT OUT

They are still sorting out amarion 1 so i have been told

hi, temp, in spain went from 18cloudy& warm to 25 very hot on monday.though they had heavy rain thurs in almoradi.

forgot to say all ground floor appartments are supposed to be finished.
