Buying a Property With Squatters in It?

Hello everyone this is my first post so I hope I am posting int he right section.

My wife and I are strongly considering purchasing a house with squatter currently in the house.  I was hoping some more knowledgable members might be able to give us an idea of how long it might take to get ther squatters out of the house once we complete the purchase?
I have been told 2 years but then someone else said the Police will remove the squatters on the day of the sale completing if I can proove new ownwrship of the house.

Any help and adivce would be greatly appreciated.

Any reason why the current owners can't get rid of them.

The Bank owns the property it is a reposession.

By 'Police' do you mean Lacale, Nacional or Guardia?

JohnZX or Maria will give you correct info, but I would bet that as squatting is a civil matter and not a criminal offence, none of them would be interested.

I think if you back tracked threads about bank repossessions on this forum you might see many seem to have problems with buying these house's, after the bank sells them, now you also want to buy one with squatters in it as well.

Wish you luck....I am thinking your gonna need it.

I think it will be a long drawn out process but I have read that if they have been there for 7 days they have the right to stay there. But I am assuming with the sale it would kind of wipe out that rule or reset it and they would be their illegally.

Thanks for the feedback folks. I know I am going to need luck but I am wondering if I am going to need a bit of it or bucket loads of it lol.

I think I have heard it all you want to buy a house with squatters in with over 60, 000 empty properties for sale in Spain why on earth would you want to buy one with squatters in .

If it's going to be a long drawn out process as you say, that would seem to blow your 7 days period straight out of the window.

I wouldn't say a bucket load of luck....Perhaps a truck or two maybe.

Must have something great going for it to even consider it.

I would stay clear until the squatter has been removed and it has been redecorated.

I beleive som 'illegal' reidents can be given a termposession in Spain if they are homeless.

If it is going cheap because of the squattter then you need a friend of an aquaintance who knows some heavys who (of course) have nothing whatsoever to do with you.

What would happen in the instance that the squatters were removed from the property by a group unknkown to me? what would be the implications with the Police etc. What can the squatters do, Legally I mean?

You really don't know the answer to your questions? 

Well, say you did go the heavy route, make sure the squatters think they are from the bank.

If the squatters guess they are from you are you going to sleep easy maybe thinking they might come back.

When you leave the house, to go say shopping is it possible that you could have some unwelcome guests on arrival back.

Just a couple of scenarios to get on with, now ask yourself do you feel lucky.

Do yourselve the best favour going...As far as I can see...Walk away.

Thought it was June 1st.....my mistake, it's obviously April 1st!!

Even Our Tony down the pub would advise to walk away - and he knows a thing or two about this - he's been living in someone's apartment (using their electric & water) for over a year now, on the premise that he's "decorating" it for them. They seem powerless to do anything about it laugh

Try telling the bank you will only buy it when the squatters have been removed, make it their resposibility - Tell them you are ready to sign at the notary just as soon as they have gone. I'm sure this will focus their minds. Squatters = no sale!!

I'm sure the bank could get rid of them a lot easier than you - they have a lot more leavers to pull including the heavy dept

I wonder how much the squatters would take to vacate the property, it would then have to be well secured in order to stop the same happening again, just a thought, perhaps the bank have already considered it.

Please can someone help me as I am trying to log onto the forum. I keep confirming my e mail but I still cannot start a new thread. I was moving to corvera golf resort in four weeks time on a twelve month rental basis but have just been told that I have to pay an extra 100 euros per month community charge. Is there someone other than casaquinta that I can speak to about this? I have given my job and home up in uk as I have been dealing with this company since March and all seemed to be in order. Thanks in anticipation, elaine

You probably can't start a new thread until you have made 5 or 10 posts, can't remember which. If you haven't already paid a deposit tell them to 'stick it' If you have paid a deposit try and nicely negociate with them. It's not the norm  for long term tenants to pay anything other than the utilities connected and of course the rent. Have you seen a copy of the contract yet? does that mention paying the community charge?

Thanks for your help. I have been reading posts on here for a few months and have found them really useful. They haven't sent me the tenancy agreement.... That was supposed to be today! I have an e mail thread stating the cost and that the price would be held for me. I have replied today stating that it is usual the owner pays community charge! There is no mention of the tenant having to pay community charge on any of their advertisements. The problem is that I would like to tell them to stick it but really want to live on corvera , it seems an ideal place to stay and look around for somewhere to buy.... Plus everything is terminated this end for me to fly over 4th July! Do u know anyone else who rents properties out long term on corvera?
