Just picked up on this thread, hope all goes well with Administrators.

Many apartment blocks have similar problems, great diagram of how it should be built John, most aren't.

I suspect that Antonio like many others will find the problem has been created by build defects, NOT a structural problem but a defect which most insurance companies would not cover, so likely to end up being a problem for the whole Community as an exterior element.

Well by way of an update, we have not gor far but not really pushed it yet as the property affected worst has not been occupied over the holidays and they would not leave a key with anyone else. The administrator did contact us to say the insurers were sending put painters but what is the point when the leak has not been fixed yet. We have asked for a meeting with the insurance agent but nothing arranged so far.

John I had a good look at the dig and as was having some worked done myself checked and the damp proof membrane only goes about 2 inches up the walls and the counter flashing is not there, 3 inch tiles in its place so it is possible heavy rain could be going over the top of these tiles which do not appear to be weel grouted or sealed. Could do with the insurer just giving us a yea or nay then we can proceed.

The latest is as expected we are not covered by the insurance for the roof repairs however we are covered for the internal damage cause by the leaks.

A trusted builder is coming next Monday. Had the administrator followed up the problem in a timely fashion it could have been repaired mid Dec at the latest.

Hi John,

The community is paying as the roof is communal, we cannot find anything to say it is not commonly owned. As was suggested earlier part of the problem is poor workmanship in the first place and asn original leak sorted out under warranty was not repaired properly.
