I would advise your friends to submitt the contract to arbitration rather than Courts. More effective, cheaper adn easier. Judicial litigation on rentals need to be avoided by every mean.

The submission clause is part of the Rental Contract: usually the submission is to Courts where the house is located, what it is more advisable is to have in that clause of the rental contrat, the submission to arbitration.
