We are thinking of selling our apt at Calanova Grand Golf, Mijas, and were horrified to be told by an estate agent that they expect to charge 5% fee on the sale price. After some discussion, they indicated perhaps 2%. Any thoughts or indeed buyers ?

5% has generally been accepted to be the "standard" figure for some time, some agents charge less, some try it on by charging more - much more in some cases. But under the current climate, you should be able to negotiate a better deal without too much trouble. 2% is good, but make sure you get it in writing!

So how come the two agents I put mine on the market with said they'd put 12-14% on top?

Hi Bobaol,

You will find that agents on the CB are still getting away with big commisions as the prices are not yet in line with those on the CDS.

The reasons that the commision levels are down in that area is because the inflation of prices over the last few years has forced the agents to lower their share.

There are a few agents with low commision levels here although many are still getting away with murder.

It will evolve in this area and become similar to the CDS as prices increase,unfortunately you still have to be careful who you buy from.
