We are about to fly out to spain on a fact finding mission and have been informed by one agency (hartland) that if we view a new property with a certain agency we are registered with them and can only purchase through them for that particular new property is this true and if so how can there be any competion.W are making our own way to spain so we can make our own mind up without unecessary pressure

can anyone please advise

ps does anyone know anything about hartland i feel uneasy with them

Last year we saw the same property by two different estate  agents- one was 30 K Euros different in price.    I think someone is ' having you on'

Never been in that situation so wouldn't no the legal side.  Would have thought that they would need to get a signed paper from you to make it legally binding.

As you are going on a fact finding visit then you are not intending to buy or commit to buy at this stage.

what area are you looking in, if you've decided on a particular site then why not look to see if it is registered on here and talk to other perspective buyers/owners.

which area you are interested? there are property owners from all over the Spain in EOS, they can recommand good local agents who are not rip you off.

Our Georgia will tell you. Rixxy too.

If you opt to buy new property off plan you'll encounter all kinds of problems these days, be VERY CAREFUL. You may not be given a bank guarantee although it's your right, you may not get the cetificate of habitation for the completion date & have to wait for many years whilst living in property illegally. Builders are going into liquidation because of lack of buyers too. You need a totally independant lawyer nothing to do with agent or builder, not recommended even by agent.

 It's a minefield. Many of us on EOS are victims, one way or another.

we are mainly looking around the los alcazares and mar menor area which we know fairly well do you think it is best to go with agencies to show you around

Buy a resale, don't buy offplan, it's a dangerous thing these days. Too many obstacles. If you want to look around Los Alcazares our Georgia on here is such a great bloke, a friend too of my OH & me since meeting him in person after chatting on here. I don't think your PM is activated yet & I can't give you the private email of "Georgia"  on forum. Try the search for GEORGIA & send him a PM yourself, see if he responds.

Hi Paul and Jo,
Be very very careful,if you view a property with an agent that is for sale through the builder they can register your name and therefore you will not be able to view or buy properties with another agent,this can last for up to 6 months(i bet that suprised a ferw people)
So in short if you like the property but not the agent then you are stuck with them.
This will be in the conditions of the collaboration agreement beteween agent and developer so you will not even see it.
The agent has the power to relinquish his rights but most wont.

Please give these big agent's a miss especially the way the climate is at the moment.      Go for the one's recomended on this forum, they will sort you out with independent lawyer's.     We was very lucky when we purchased but it could have been a different story.     Like some on this forum. Pat

We went on an inspection trip to Spain (Guardamar / Torrevieja area) with Blue Sky Homes & we looked at Euromarina properties, Quesada. We said we'd leave it but would think about it if we later decided to sell up in the UK. The guy who took us around from Blue Sky Homes told us, in no uncertain terms, that he was lodging our details with Euromarina & he would get his commission for introducing us if we went with another company.

Hi More,
Frozen meals for one although very quick are highly overated,beleive me i think i must have been through the whole range,i have some nice neighbours though and have managed to get offered to dinner a few times,i just walk past with the dog looking hungry,usually the dog gets fed first though!!!
sitting on the terrace on the laptop watching the fireworks at the end of Quesada fiesta over the hill.

Forgot to add that this can apply to resale property as well depending on the agent so the answer to your question is yes,be very wary of choosing your agent.
Remember you have the money and therefore all the power,use a local agent for their expertise but keep your wits about you,make logical,factual decisions,forget rental income its a bonus if it happens,if its a home your looking for it has to feel like home,if its a holiday home for the short term(10 years or so) then think who would buy it from you and why.
Most importantly try to enjoy the whole process,so many people put pressure on themselves to make decisions,relax,take your time and make educated decisions.

I woudl certaibnly go to private purchses ( owner to buyer) or through an agent recommended personally by a consumer. I would advise you, as Morerosado mentioned, to look for a finished unit, maybe a resale.

If it's any area you know then why not drive around and look at the piloto's (show houses)

Personally I'd go for a resale as you can see what you're getting and you will be able to use it as soon as the sale goes through.

There's no need to rush into anything as the market is very slow at the moment.

You need an agent you can trust so definately stick to recommendations only, last thing you need is to go on a viewing trip with someone you take an instant dislike too and find that you have to use them should you later decide that you want to go ahead with the purchase.

At least Hartland were honest with you before you started a viewing.

Have you looked at properties for sale on this site.

If you're over there for some time why not keep in touch from an internet cafe and we can carry on giving you advice.  Local advice on the price you should be paying could prove helpful.

After I bought my resale property I found it advertised in another agents for 15k more so it's always wise to research with different agents before you choose the one to go with.

Were you thinking of having an apartment or something more substantial, Paul & Jo ? 

Are you going to relocate or buying for holidays ?

Was the reason for you wanting a new property so you only need pay initial 3000€ deposit then rest of likely 50% within 30 days then further stage payments to ease the finances ? 

Are you against a resale ? Some resales are basically brand new properties bought to make someone money but, because of the £1/€ low, it hasn't & you'd do very well. Likely they've just been left since completion with nothing done to them but all brand new.

Resales are excellent value. If you look in areas you like (if I was you, anyway) if I saw something I liked with a Se Vende board up I'd march straight to the door & speak directly with the owner. 

Hope you feel you're learning more & more each time someone posts, we're all out to help each other on EOS.
