Managing a property on Costa del Sol while living abroad – how do you handle it?

Hello everyone,

I’m curious to hear how other property owners manage their homes on the Costa del Sol when they are not living in Spain full time.

Many international homeowners only visit their property a few times per year, sometimes just for holidays. That means the property can be empty for long periods, which can sometimes lead to small issues becoming bigger ones if nobody is checking on things regularly.

From speaking with other owners, I’ve heard a range of different approaches. Some rely on neighbours or friends nearby to occasionally look in on the property. Others work with local companies that provide property supervision services such as inspections, key holding, and coordinating maintenance if something needs attention.

Some owners also manage everything remotely and simply contact local service providers when something needs to be done, although I imagine that can sometimes be challenging if you’re in another country.

I’m interested in hearing what solutions people here have found that work well.

For example:

  • Do you have someone locally checking your property?

  • Do you organise maintenance yourself from abroad?

  • Have you experienced problems when leaving a property empty for long periods?

  • Do you think professional property management is worth it, or is it easy enough to handle independently?

The Costa del Sol has so many international homeowners, so I imagine everyone has developed their own system over time.

It would be great to hear other people’s experiences and advice.

My father used to have a professional managment agency look after his property when he was absent, but was very dissatsified, as several times they failed to spot an issue even when it was obvious (once a storm took off several roof tiles, we had no idea how they could not have noticed as there were broken tiles all over the front garden, another time my dad came back to find the back door was unlocked, fortunately nothing was missing), the agency simply  provided excuses rather than owning the problem.

I don't have any agency at my place. One neighbour has the key and keeps an eye on things and another friend takes a look here and there, and I never had a problem. So depending on your particular risk awareness and maybe location, probably an agency is not necessary.

I think the issue is not “agency vs neighbour”, but how the property is actually checked.

Many owners had bad experiences because things were simply not properly verified on site. In our work in Costa Blanca, we focus on real checks:
• physically inspecting the property (not just “quick visits”)
• identifying issues early (leaks, AC, damage, access problems)
• coordinating repairs when needed
• sending clear photo/video updates after each visit

For owners abroad, the key is not just “someone has the key”, but having someone who actually takes responsibility on site. Otherwise small issues easily turn into expensive problems.

the most effective strategy tends to be a hybrid approach —combining trusted local support (either individuals or companies) with remote oversight. This ensures the property is regularly checked, issues are addressed promptly, and the owner retains control without needing to be physically present.
