We've had our villa in Fuengirola on the market for around 6 months, using 2 estate agents. We've followed their advice on pricing and received a few visits, but no second visits and no offers. We have reduced the price on our own initiative by around 12% in 2 stages, but visits have now completely dried up.
The estate agents have obviously used up all the contacts they had and are now sitting back and hoping for a passer-by. So we are thinking about doing it ourselves and making the price even more competitive as there will be no commission payable. For info, we already have a lawyer and a gestor, so they will assist as required.
The villa is located in a good urbanisation and is in very good condition. It has plenty of facilities (pool, parking, garage etc) and, based on square footage, we are cheaper than about 75% of the houses in the area, so our price is competitive. We will drop it a little bit further if we go on our own
What I am hoping for is to hear from anyone else here who has had any experience of doing this. How difficult is it actually to do? Any useful resources? How would you do it differently next time?
Any recommendations/suggestions or lessons you could pass on would be very gratefully received.
