I have some opinions about buying and selling property here in Spain.
I am British but have had a more than 50-year love affair with this country. I speak fluent Spanish and have travelled widely on the mainland and in the islands.
I have owned property in Spain (Andalucia) since 2001. I finally managed to immigrate here after I retired, my two kids had grown up and my wife divorced me. I moved here to live permanently in 2008, so have clocked up some 17 years.
In that time I have bought four properties and sold two. My (new-ish) wife and I currently have two houses on the market. I have worked as a "corredor" and sold a few houses for other people. I have also represented several other foreign owners at the notary when they've been buying or selling property.
These are the main conclusions I have come to:
1. Try to sell privately for the reasons you state (no estate agent's commission).
2. If you wish to use an estate agent, negotiate "the deal".
3. Put your advert on IDEALISTA - similar to RIGHTMOVE in the UK.
4. DON'T WASTE YOUR MONEY ON AN EXPENSIVE LAWYER. Use a procurador (like a solicitor who specialises in real estate), or, even better, just use the notary's services. He/She is a trained lawyer and it is his/her duty to check the paperwork, the legal status of the property and whether there are any outstanding loans/debts. And it's free!
