I’ve sold a place myself (also in Spain), and it’s doable, just takes some extra effort. Try listing on Idealista, Fotocasa, and Kyero for better reach. Great photos and a detailed description really help.

Since you’ve got a lawyer and gestor, you’re covered on the legal side. Have your docs ready (energy cert, nota simple, etc.) and maybe add a short video tour, those get way more interest.

I know this post is from 2017, but it’s really sad to read even now. It’s awful how Bob and Patricia did everything right yet still lost out because of the system. The whole “turistico” issue caught so many people, I wonder if they ever got any kind of resolution.

If the extra charges weren’t in the original quote or agreed by you, the builder can’t usually just add them later. If he did take it to court, he’d need proof you accepted the extra work. Keep all invoices and payments as evidence, and make sure to put your position in writing so there’s a clear record.
