IBI - local tax

Hi

I am having difficulty in getting my IBI sorted out. The town hall says just wait till the bill comes in and then pay it but I have not had a bill yet. I am concerned that tey will backdate the charge and add a cash penalty on to it.

Wealth tax  is this the same as the IBI?

 Hi, The IBI is  "Impuesto por Bienes Inmuebles" - it is a local property tax. Has no realtion to your wealth. Depending on your local council, I receive my IBI payments in July. However they should be able to inform you when the payment is due.

Hi. I Remember getting my first IBI bill after a delay at the Town Hall.

I had been notarized and had my keys for 5 years approx.

They can claim back 3 years plus the year that you are in.

I had to pay 4 years of IBI.

With regards to wealth Tax I am waiting for this years bill from my solicitor.

He takes his Fiscal payment in November each year. When he submits my return

The  tax leaves my account in the December.

House in joint names (me and the good lady) so two tax bills with a small amount of income tax.

 If you take your Esscritura to the Hasienda at the Town Hall. They should be able to bring your IBI up on there system.

Then you can go pay it at the Bank.

My wealth Tax last year was €533.16 inc Solicitor

IBI this year €392

Patrimonio Tax for a non residents only applies  now if the property is valued at more than 600,00 euros.  I think you are referring to the  Non Resident’s Owners Property Tax, which applies to the whole value form one euros upewards.

Incidentally.  If the Town Hall, Hacienda,  etc has started proceeds to recover a debt,(say you moved house, or for some other reason and they could not conatct you)  then the 4 years limit  no longer applies.  They can claim from the date they started the proceedings even if many years have passed.

 With Regards To IBI

1. If your property is a new build the documents may not show the transfer of ownership and the land registry may still have it as the Builder having ownership so the IBI bills would go to him. (Which he will ignore perhaps)

2. If your property is purchased as a resale the transfer documents at the Land registry may still be in the previous owners name. (Previous owner would ignore)

In both cases the Town Halls would not have the correct details

 

What happened in my case and to the last 15 purchasers on our development was option One.

I visited the Hacienda department at year 3 of the Town Hall with my escritoire where the problem was identified

They assisted me in filling out all the relevant forms to change the ownership of the property into my name.

I then had to wait a further year.

Until IBI could be paid

This should have been done at the time of notarisation.

All sorted now
