can we submit the Tax form 214 ourselves?

Does anyone know if we are at liberty to fill in and submit the tax form 214 ourselves? or must we pay a fiscal rep to do this?
I am a non resident owner.

As long as you only have one property in Spain then you can submit Form 214 yourself. If you have more than one then my understanding is that a Fiscal Representative is required.  I have found the book "You and the Law in Spain" extremely useful and well worth buying.

You don't need a fiscal rep, and 214 is no longer required. The new form is Modelo 210, and just covers the deemed income tax - note that there's a new filing deadline of end June as opposed to end year.

I run an accountancy firm in Spain, so if you're unsure let me know by response to this post.

You don't need a fiscal representative, pay the taxes yourself.

I do, so have many other people who I have sold a Guide to.

Yes, the tax form is changing for 2008 taxes (payable in 2009).

The 210 form will be submitted instead of the 214 form.

I am still in the process of fathoming out the new form!!!

However, I am not 100% sure that the deadline for Non Residents is end of June.

Residents using the 210 form had till the end of June annually, but I am not sure this rule will apply to Non Residents.

I would be glad of clarification on this if anyone knows.

The deadline is definitely the end of June. As I say we are accountants and this informatoin is straight from the Agencia Tributaria.

Hi,

I have just been quoted 163 euros by agents to submit this for me, can somewhere tell me where I can get the 210 form?, I think it might be worth trying to submit myself!!.

My company does it for €100 - google Stalwart Wealth Management and you'll find us. We can also handle the return via e-mail so no need for you to visit if it's inconvenient. Alternatively, you can get the form 210 from the Agencia Tributaria website.

Documents required: -

NIE

Copy passport

We'd also need either the Valor Catastral or Escritura Value of the property + date of purchase. If you want us to file the return we would need a signed representation form (which we can e-mail to you following a request through our website). Finally, we'd need your UK address.

Thanks for advice re form 210

If I wanted to fill it in and sumbitt it myself does anyone know where it must be taken and where you can pay ?

Is it to a bank or the local tax office??

Also I have found the form on the tax office web site but is this the actual form you are allowed to use if printed off?

Of course its all in Spanish..for a non resident form!

You can fill it in online and take it to your Spanish bank to pay over the counter.

Hi there!

You can find some information in Englisn at the 'Hacienda' web site ( I think is AEAT or something like that). But the forms are in Spanish. We tried to make the calculations by ourselves but we get in a mess, so we decided to use a solicitor.

We recently received an email from our him informing us that the WEalth Tax was abolished in December and that we have to pay only Income Tax. The deadline is now June.

 

Fortunately It seem that we're paying less money this year. And our solicitor has also reduced his fees: from 116€ to 70€

I am fairly new to this forum and have only just come across this post.  Deadline for submission of modelo 210 this year is December, not June.

Yes, Leswill is right.

December is the deadline for submitting the new 210 Form.

I have had this confirmed by a Spanish Tax Specialist at a Lawyer company.

Why are you paying your solicitor to do it though?

Even though the fees have been reduced, you can fill it in and submit yourself for free!

Check out member pengwynne's posts in the thread It's form 210 now, NOT 214 (as the wealth tax has finally been abolished 23rd December, 2008, for non residents) which I started. Just click on the purple text to read the thread. He explains how to fill in the modelo 210 & many of us are doing it ourselves. For three years we've submitted our own 214s (previous form) & it gives you such satisfaction if you do learn how to.

If my memory serves me right, I very kindly gave you a free copy of my Guide, when you were friends with me.

That's how you were able to pay your own taxes, NOT because you "learnt how to do it"!

Well I suppose you did "learn how to do it" from me!!!

That's given me a smile today, which I needed, thanks!

I agree that some people may be able to complete their own modelo 210.  However it is not always a straightforward process.  Initially you need to check if you are registered with the Spanish tax office and you also need to obtain your own tax identification labels to attach to the modelo 210 which can be a bit difficult if you prove not to be registered in the first place and do not have sufficient Spanish knowledge to negotiate your way through this.  It is not as simple as completing a form - there is more to it than that.

It is so easy for anyone to order the Pagatinas on line.

You do not need to be registered.

You enter your NIE number, which is recognised by the tax office, as it was used on the taxes paid on your property purchase.

When you buy your property, there are taxes to pay and hence you are already registered.

I have advise many many people on how to obtain their Pagatinas online, without ONE person coming back to me with a registration problem.

So it's not that hard to pay your own taxes.

Don't listen to peopke who will make it look scary!
