Hello,

Can anyone recommend an estate agent on the Northern Costa Blanca ?

We have been trying to sell our house since April with our agent but have not had one enquiry. The agent we are using is reputable but we need more exposure to the market.

The house is priced to sell but with a glut of properties on the market I know it's not going to be easy.

Any recommendations welcome.

Hi, from my experience the buyers at the moment encompass many different nationalities with the English being less active than in previous years.

I would suggest you look at an agent with good exposure to the Russian, Polish, Germand, Dutch and Spanish clients as these seem to make up a good percentage of buyers. Where are you onthe northern Costa Blanca?

 Sometimes in this market where there is alot of properties for sale, you are going to have to think outside of the box, and do something original to spark an interest.

Estate agents are just way to market a property, though the most common, not the only way. DIY advertising, word of mouth, putting your property in places where a typical buyer may see and enquire, doing direct things. Listing benefits and really having to work a bit, with your mind to engage potential buyers.

Put it on you tube? or market to a niche who could be interested?

A few years ago had my house up for sale with a couple of  'reputable'  local agents.

 

 When I had not had any enquiries for a few months I called the agents. I did not give my name but said I was looking to buy in the area (and I described my house) and asked if they had anything like it for sale.  They each said NO.  When I told them who I was and asked why they had not mentioned my house they were each unable to reply.

 

I subsequently sold the house from a 'for sale board' that I had put up.

 I used to have a house in France that was on the books of a few agents for a year without a nibble.  I then advertised it on Ebay and had several good enquiries in the first week.   One of these turned into a buyer and I sold it at "asking price" and with no 7% agents fee.    I met an English hotel owner in Germany last year, who found his hotel on Ebay.   You cannot sell property by auction on Ebay, so it is purely an advertisement.        It is a cheap way to reach a big audience.

May I suggest that it may not be a problem with the agent,  but that there are almost no purchasers out there (dispite what some people in the property industry may like you to believe)

 Hi John,

Very far from it....there are plenty of buyers out there but they all have smelt blood and all want a bargain,to give a gauge of the increased interest this year,i have opened another office and just employed another 2 members of staff in this office.

if you price the property correctly and it is in a reasonable area,it will sell sooner or later.

Our average selling time for a correctly priced property is 4 weeks.

Have a look at Easybuy,  No Commission Agents based in Moraira. Usually have a full page ad in the Euro Weekly.

I don't believe it - there is no such thing in Spain as "No Commission agents".

Commission gets carved up by at least 2-3 people and is normally 5% + IVA.

The only problem with DIY is if you are not in Spain to show the property.

 Easybuy charge a one off fee up front to sell the property,they apparently do not charge any commission on completion.

I know several agents who do this.

Seems to be a quick cash generator but does it encourage them to sell your place rather than a paid when you sell agent?

Just like I said....

You might as well place the ad on fotocasa or some other free site.

Also even if easybuy do publish on the multi-listing systems then no other agent will show this property if there is no commission to split - or you will get a call saying we might have a buyer but we want commission .....

In the current climate where little sells then a listing fee sounds good - where do I start and get people to pay me to list!!!

simple,open an office,brand it,pay for an operating licence,pay for all the portals,get internet and phone connected,furnish the office,pay your autonomous monthly,get business cards printed,buy se vende boards,advertise in the press and on the radio etc etc etc etc.....and people will pay you to list.......simples,easy life!
