Good News indeed Fossie - I hope things are now starting to move since the road was "unblocked"

Costaman - we were over in May (and due over on Sept 23rd) and certainly Phase 1 looked great.

Can't comment on Phase 2 as I was concentrating on Phase 1.

I know, selfish old sod I am.

Will take a good look round when I'm over.

Will

Hi All

There seems to be some good news around. My mate Paul (Block 7, who is yet to join up on the forum!) has just returned at the weekend and it's looking good externally but was unable to get access to his apartment. He was told that construction (and thus completion) would commence again in ...you've guessed it......"2 weeks" (or at least he thinks that was what the gesture meant). Still pleased to be going through with things and the whole area seems to be on the up. There are more cafe's along the stretch from the new roundabout to the supermarket, the new park area behid the supermarket is coming along nicely, the strange building shell in the same location has suddenly changed into a swimming pool for the terracotta apartments (constructed "overnight" so things are possible) , the beach front promenade is looking good with new "bridge" by the Marina Duquesa complex etc etc - glad I'm still involved. The road to the "west" is as Will (I think) said, likely to be single carriageway each way with a central planted area of colourful flowers, palm trees etc (that's my vision anyway) - this has to be a postive move - much better than the dusty, dangerous road it is now. The only problem may be completion on Blocks 1, 2, 9, and 16 which to me look like they only have access from the "new" (A) road and thus possibly won't be given the licence if there is no car park access (anyone anything firm on this?). Blocks 3,4, 10 and 11 look like they can be accessed from road D (btwn Ph1 & 2). It is possible that there could be partial possession of the road at the lower end etc - so lets keep the glass "half full"!!

Hopefully Laurden will have even better news when he returns, and by the time I go out on the 20 October, there will be lots of happy faces completing on Phase 1.

Alan - hope you are still with us - you've provided some good information etc and with all the positives at the moment all you need is that elusive victory on Saturday (maybe better to go 1-3 down and win 4-3!!) - surely "the others" would grant you that!?!?! Anyway hope you stick with it but whatever you do it will be the right decision for you, and good luck!

David

Bloody Marvelous News!  Thanks to everyone for all the info - still a little concerned about the electricity so would appreciate any further developments on that one.

Hi David, still with you but by fingertips. I have instructed my solicitor to start cancellation but will see what happens in the interim. It all looks promising but we have been here so many times I must admit to being a bit cynical about it. Anyway it's got to happen some time and it does appear that many people are being given the same message from their solicitors so it is looking good.
Yes I will settle for a 4-3 on Saturday. Even one goal off the ref's bum will do me.
Alan

Will any of you be at the game? I will be there hoping we win, but not 4-3, I dont think the old ticker could take it. Looks like good news for phase 1 but what about us poor sods in phase 2. Anyway I dont care if you get there first, just as long as someone gets there. Good luck. COYS

Paul I will be there. Long suffering season ticket holder.
I think the development will come into its own when all phases are completed.

We have the same solicitor as you Elena, have you spoken to her recently? has she any news?

Enjoy the game, we will be in Portugal so have to find a bar, such hardship.

I was wondering if to pop down to Duquesa to see whats going around the 20th, wonder if its worth it

Come on England .......

We had a look at the show flat and walked round the grounds.  The guy we were with spoke only Spanish.

The good news is there are gardeners etc all over the development.

The really good news is that they were cleaning out 2 of the pools yesterday and with the crappy weather out here at the moment, can only assume that they are going to fill them.  There was also water in the show flat.

The guy we spoke to on Monday,  was also saying it is going to happen this month.

Hello Bob. I haven't heard from Elena since I instructed her to cancel last week. Will drop her an email see what's happening. Appears things are moving forward.
Good result for England last night.

This an email I received from my solicitor today.

The developers are meeting tomorrow the board of administrators of Cajasur, and they are going to agree on the compensation they will pay to the purchasers that complete.

I will come back to you on Monday and let you know the outcome

Alan

Thanks Alan. I asked my solicitor 6 weeks ago about compensation and she just drew a blank. More or less said "Dream on......" So what you have to report will possibly be very helpful.

last time i spoke to elena she told me that compensation is normally around 5% but could be more. it is paid to everybody who completes. however, that was over a month ago and i haven't heard anything since.  i've e-mailed them two days running alan and had no reply.  she must like you!  ha

I am now cancelling the contract on the apartment, the solicitor has informed me that i will get the full deposit back plus 5% to cover solicitor fees if i do not contest the 10% compensation, which is due if the apartment was not ready, will not be ready untill the middle of 08,but getting anything back will take along time, as things are in spain. It also depends on your contract if you cancel

Some I believe have  contracts that have an 8 month grace to the developers after the completion date before you can cancel so check,as in my contract states that I have 3 months after the completion date to which was 25 july 07 so I will lose the 10%  compensation

To those who stay will find that they wiil be selling their apartments for more than they payed. But being there in June  phase1 looks well but the rest looks along way off. I was hoping to be there for xmas not to be, and because some of the changes that has been made to the complex, but if you can stick it out good luck.

Thanks Paul

It's good to have positive news.

I guess by the time I go out at the end of October all will be finished! - it's that cup half full mentality I have. I doubt Alan is so optimistic this morning - just a bit of luck is needed and the results will come.

David
