Its good to know the 'General' actually does something about complaints, isnt it? Hopefully this is just about people taking advantage of so few residents and thinking there's no one to enforce any 'rules'. The daft thing is that there's so much outside space at Condado there's no need to walk dogs in the Jardines. Its one thing to stroll over to the shop but to exercise them within the gardens isnt necessary. Hopefully the word will get around that this system is in place now and quite pro active. As PW dont want to bother themselves with enforcing anything it was always going to be a problem in the early days that some people would try to establish fixtures and fittings and so on thinking they can just argue their case later.

We were worried, when over in October, about a very little girl who was circling one of the pools on a scooter with no visible adult. Fortunately as we walked through the Jardine she came away from the pool but was still playing on the play equipment alone until another older child joined her- we were hoping someone was watching her from an apartment.

the dogs name is cassey, they actually live in jardin 2 can`t remember their names but they have a daughtr and son inlaw tracy and mark that also live on condado , key holding etc.when we were over in nov we stayed on jardin 1 and as we walked through the blocks towards a beer we often conversed with them they are ground floor just as you enter jardin 2 from jardin 1 found them very nice people mind you thats not acceptable, if it is them then my deepest sorries but only white husky we saw , i wouldn`t tell you where i lived if i were caught doing something quite pernicious but why should others on that jardin feel like they`ve bought on an explosion in a shit factory!!!!

Bob,  before you go "naming and shaming", best make sure you are certain! - this is from an earlier post on this thread from Juicy;

"Yes, there is a white dog in Jardin 2 and also one in Jardin 5. I was out in Condado early November and the people who own the dog in Jardin 5 were trying to get it to swim in the pool."

I have no idea who is responsible, and agree with the general view that it is unacceptable, but would hate to see the wrong people getting tarred with this!

This is the email response I got from the'general' today. I suggest the community monitors the measures he says they will  put in place, and should anyone  not feel they are seeing the desired result, which to my mind is responsibility in dog ownership.  Then we ensure the General knows it.  Dear owner:

We have received many complains about this incidents. As soon we received the information yesterday, we were speaking with the dog´s owner and we warned him about the spanish law and the messure that we would take againt him and even we could send the dog off of the complex, but we do know that is not a problem with the dog unless with a irresponsable owner.
From today we are wornking in a dog control plan, based to take census of each dog and check that they have a insurance, transponder (microchip) and create rules to allow having a dog in Condado de Alhama.
So the conclusion is that this owners has been advertaised about it and we will take other type of messure the next time.
Many thanks for you colaboration and a kind regard.

The white dog inside the Jardin 5 pool area was most definitely not Cassie. Cassie is a white German Shepherd, the other one is a Husky. I saw the Husky being let in and out of the Jardin 5 pool area myself.

Having got to know Cassie's owners quite well, there is no way they would do anything like letting her in a pool area.

Good result, Excellent.

Nice to see prompt positive action. I wonder if they can do anything about that abhorration of a lean-to cow shed that is masquerading as an awning in one of the Jardines. I am mighty glad we do not live next door to that !!

Regards,

Having just read te thread about the "cow shed" & thought if it is realy that bad maybe  those of you who have seen it aught to get onto the "general".

I have just been talking to our next door neibour who has an apartment on Hacienda.

She says that a residents Assoc  was set up 6 months after the first  phase was completed & there were people living on the site.

Aparently PW helped set up the Assoc.

Not sure when the first resedents moved in to condado. I`m presuming its those people living in Jardin 13.

Aparently once the commitee  had been voted in,  each phase had  a representative  & each block also had a rep who met  as a sub commitee.

In the case of Condado it would be each block of apartments has a rep & each Jardin does the same.

I know it is probably to soon at the moment but whith boy racers, dogs & cow sheds It just got me thinking about the long term

This is more or less what custmer services told us a while back- that PW themselves wouldnt be dealing with 'issues' but once a residents committee is set up things can be put to them. Customer services said this would include things like additions to properties- actually they referred to SKY dishes and blocking in pergola's. We were querying a comment made to us by our snagger and supported by the PW rep who was with us at the time regarding the uniformity of outside lights across the resort.

Hi Folks,

Just checked my emails and I also have received the same reply that the other two had got, it just goes to show,  people power rules. Why don't you all complain about your "cow shed", even though we have bought a penthouse and will not have to look at these eyesores we still don't want a small minority ruining  the whole concept of upmarketness(no such word) as we all have a vested interest in the whole site.

Power to the people

Re: the 'cow sheds', I have seen the pergola cover in question and although it's maybe slightly bigger than it might have been ideally, I quite like the idea of a waterproof, solid natural wood cover.

Although we see more than enough rain in the UK, it occurred to me that it might also be nice to sit out on a warm and rainy evening.

Understandably, different peoples tastes will differ, but as long as it's not too outrageous, (or multi coloured)  Is it really so different to a pergola cover made of a cloth material?

Also, I don't really like the idea of somebody telling me what I can and can't do with my own property and if somebody is given this position of telling people what they can and can't do with their own properties, why should a small group of people (who usually have nothing better to do) have this right over me?

It all sounds a bit too much like a 'Stuffy' golf club scenario to me and that's not pleasant for anybodies 'recreational time'. (I've experienced this First hand)

Might I suggest a 'Live & Let Live' attitude for now, as these sort of comments might lead to ill feeling between neighbors and the majority of us haven't even moved furniture in yet? (unless it's a dog poo situation, which I feel is immoral & wrong and potentially dangerous to peoples health, not a harmless difference in different peoples tastes)  Regards. Geoff.

I think what Geoff is saying is the general feeling of us all however its the system long established on Spanish resorts and urbanisations. Plus there are things in the documentations supplied by PW about what they feel appropriate to resort living on their developments. I remember a thread about whether we can hang out lines of washing and what PW's 'rules and regs' were about that- eventually there will be committees and they manage the rules for communal living. Its been done on La Torre etc and probably Condado wont be any different, but in the main it'll come down to situations that the majority find objectionable rather than the minor things, I think the term I heard used was 'for the greater good'. An example was on the thread about the window grills where an owner on La Torre has had to remove large grills as they are not acceptable to PW or other owners. Hopefully it will affect most of us very little and in terms of this thread's original concern its proven useful to have something in place to deal with a real concern.

I know on other resorts they draw up rules for times the pool can be used safely or closed for cleaning but its all pretty standard stuff.

Geoff,

I see no problem with putting a solid roof on the pergola within reason subject to the type of materials being used, as long as its flat, we read the community rules for Condado before putting bamboo on the top of ours. To me the problem with the so called 'cow shed' is that they have put a pitched roof on top thus changing the aesthetics of the building as viewed from the front elevation.

There was talk early on about the colours of canopies having to be neutral but there is nothing in the rules about this.

Hi Mike and Dawn - we noticed that point about the coloured canopies not being in the community rules and yet on our visit to the show apartments all that time ago (was that really just Feb this year?) we were told verbally white and cream canopies were all that would be acceptable. The point was being made because PW had multi coloured canopies up!  Anyway the cane/bamboo covers blend in really well and surely cant be objected to and are quite evident on other PW resorts. Hopefully complaints will be always restricted to things like the dog issue brought up by this thread

Geoff,

This has now drifted off thread a little and should be probably continued elsewhere on the thread it was started on some time ago (by somebody else, I hasten to add). I will open this up as a new thread under 'Changes to aesthetics'.

As everywhere, beauty is in the eye of the beholder. Michael & JH Murcia sum it up perfectly - urbanisations have rules and if you read your contract you will see that exterior structural changes to the aesthetics of the buildings are not allowed. I personally, was hoping that maybe the 'Golf club' scenario might in fact help keep standards high and certainly hope that the property management commitee enforce the rules. The golf club I am a member of at home is made up of mainly level headed working class guys and I don't really see Condado being any different. I would like to reside in the resort I bought into and not a hotch-potch of a thousand different peoples view of what is acceptable and what is not. Quite happy with the way things look in their unadulterated state thank you.

I have loads of things to do with my time, but ocassionally I enjoy reading & replying to threads on this Forum. All for live & let live, but don't forget that works both ways by not being irresponsible and disregarding the rules that everyone else has to abide by.

Regards,

Hi Bill, I agree that the rules should be adhered to also, but if the rules are there in black and white, there's maybe little need for somebody telling me what to do with my property.(unless it's an overlooked and important issue which obviously does not fit in with the majority on Condado de Alhama)

I wouldn't like to see more important issues being overlooked by a committee, due to them being 'bogged down', in a hundred minor issues..

I guess by the wordings of your post Bill, that you maybe see yourself on the committee?

Good idea about starting another thread, but please do me a favour and don't direct your post directly to me, as it looks to me like you're directing personal snide comments. (which I'm sure you're not)

I like the idea of getting positive results from different peoples ideas via threads, but I don't want other people cramming their ideas down my throat.

And I'm afraid that I can't and won't stand for a few people telling me what I can do with my home. Thanks. Geoff.
