Long term Property Rental Question...

Hi,

I am asking this question on behalf of an American friend who is coming to Granada City.

She is looking for a two or three bedroom apartment in Granada City, initially for six months.

Her question, via me, is 'What sort of initial charges is she likely to incur if she

a) goes through an immobileria or agency and

b) if she rents privately.

My understanding is that if she goes through an agency a commission charge equivalent to a half or a months rental is charged plus one months rental whereas privately it's a matter of negotiation between the customer and the property owner.

If anyone can help me out in this matter I would greatly appreciate it even more so if we can come up with a quick answer!

And if any one out there has a suitable property in Granda City or very close and on a  decent bus route please let me have details...

 Rental agencies charge differently one to another and there is no legal standard for that. A matter of free market.

We're moving across to Polop in two weeks time.

We are renting a brand new three bedroom townhouse on an eleven month contract through OPI rentals.

We had to pay one months rent plus 250 euros admin fee as a deposit then we pay the first months rent the day we move in.

You paid one months rent commission PLUS €250 'admin'??? What on earth 'admin' is there that costs €250 ON TOP of the one month rent you paid? I hope I have misunderstood your post???

We charge one month rent for our commission,which is standard in this area but it is between tenent and landlord as to who pays it. Most landlords lately are more than willing to pay the whole commission to get good tenents into a property. We do not deal in Granada except for the 1 villa we have (which is my father-in-laws) so I do not know the rates there but adding €250 for admin seems ridiculous!
