What do YOU want out of a Property Management company

I am really interested in knowing exactly what service you would like to get from a Porperty Management company?

I have heard (and read on this forum) so many horror stories about how companies have treated people I would really like to know what things would make you happy for a company to provide? We have just started a company,however,I am not attempting to advertise. I would like to know what sort of service people would like us to offer. How have others let you down? Any info you give me will help me make sure my company gives a top notch service and keeps my clients happy which is our main goal.
