Denise, click on http://wigflip.com/signbot/ & enter text then save it to your desktop.

Open photobucket account at http://photobucket.com/ (to host pics)

Browse desktop for your picture/photo & put in bucket.

Go to EOS post, click on the square with yellow scene, sun & mountains. There's an oblong box with URL above it.

Enter URL (direct link it is called in bucket) of picture in bucket in URL box  & it shows on post.

Roberto, I dunno mate, Denise didn't say, I just assumed. I would've thought Denise would certainly know how to do ccs & bccs. How to put the scrolling message on here ...now  that's another thing.

Roberto, I dunno, I haven't a clue how a community works. Have been trying to figure it out since we completed three years ago, still wondering. Anyway, how about all the times I tried to keep members from deviating & got frowned on. (Oh yeah). If I can't beat them these days I join them. This hour's early for me anyway. Not midnight yet in the UK,  2am is my norm. I'll stick to topic if you will, deal ?

I see from entries in this thread, and others, that some communities have gone over to voting slips as opposed to proxy voting.
How does this work in the situation that we have just had where nominations for president and committee members are taken at the AGM?
One of our Presidential candidates came armed with a bundle of proxy votes causing concern over the legallity/ethicality of the whole thing.

If you have convened your meeting on the SECOND call, there is no need for a quorum and a majority suffices. On our voting paper it says.............re election of the management committee, yes, no abstain. If another person stands up and says they want to be Presidente, then an election would be held with those present. The remaining owners ( including those with voting papers signed ) can register a NO vote within 30 days of recieving thier minutes of the AGM. Should this result in a no vote for the new Presidente, it would revert back to the former Presidente or an EGM would have to be called. 
This is according to our Administrator and so far has worked for us, although we have not had the situation of anyone DAFT  enough to stand as Presidente apart from my Hubby.

We also send out a voting form to the owners voting by proxy (the majority in our case)
For election/re election of Officials we ask for nominations throughout the year and for Committee this can also be named on the return of proxy voting slips as follows.

Hi all,

The administrator of our community has resigned and now the developer has taken over this role. The developer doesn't reside within the community although he owns several properties. We're a bit concerned because we already know the developer is useless so to have him as the administrator is a worry. Does anyone know if it's legal to have the developer as the administrator?

I don't think it's illegal, BUT any appointment has to be agreed by the community. Not that our community has stuck to this rule and the President has sacked the adminstrator off her own bat without calling an AGM. She now has full control of everything without a vote. I'm busily trying to muster some interest from other owners to start asking lots of questions about lots of things but the apathy is depressing. If I ever moved it wouldn't be to another urbanization.

Anyone can be the administrator, BUT whoever it is, is employed by the community. Nobody can just appoint themselves administrator. Your president, elected by you, the owners, is your legal representative. Unless the president has appointed the developer to act as administrator on behalf of the community (in which case he/she should have consulted with the rest of you at a meeting and taken a vote), I doubt that the appointment is legal.
As for the president sacking the administrator without convening a meeting to vote on such action:- 

Section 13.7 of the Horizontal Law:

The term of office for all governing bodies of the community shall be of one calendar year unless otherwise provided for by the community statutes. The persons designated may be removed from their posts before the expiration of their term of office by a resolution of the general assembly, convened to hold an extraordinary session.
