I just came upon this,  which appears to mean that it will become even more difficult to legally let property.

I have been posting for a long time that already almost all (private) letting is illegal and most owners are not aware of the existing legalities.

The requirements are getting more and more difficult to comply with, energy certs, electric and gas safety examinations, taxes, community rules, Junta permission, possible IVA etc. and now a new law

I think owners will need to accept that letting,  is not a legal possiblity,

The Government is preparing a new law (Proyecto de Ley de Medidas de Flexibilización y Fomento del Mercado del Alquiler de Viviendas) to make it difficult to rent out a 'holiday home' in an attempt to help the hotel business, according to Idealista who says: 'The proposed law on rents that the Government is preparing contains rules that will prevent many home-owners from renting their homes and holiday apartments, something that will mean a loss of income for many families, so as to try to benefit the Spanish hotel industry. If the proposal is approved as it stands, the new legislation will also reduce the freedom enjoyed by citizens to be able to choose how to enjoy their holidays and it will also jeopardize part of the income that currently accrues to the tourist industry, according to the Asociación de Gestores de Viviendas de Uso Turístico'...

My understanding is that its similar to the law in  Tenerife where you cannot rent residential developments out to holidaymakers .

It is to stop the complaints from the resident who dont wish to be disturbed by tourists .You can of course rent long term to people who wish to live in the house minimum  months

Thanks for posting the article John. As it says, the Government thinks that if they can somehow stop people from renting out holiday homes the holiday-makers who were looking for a villa with private pool in Spain, will now pay more for a hotel room with communal pool. No. They'll go to Italy or France and Spain will lose all the income that comes with these holiday lets - as they are invariably self-catering, the holiday-makers spend in the supermarkets and restaurants etc, helping keep people in jobs and also employing locals to do the maintenance, gardening, change-overs etc. A lot of people would be affected. I don't know the nitty gritty of the law though and don't fancy ploughing through it in Spanish. I wonder if there is a summary of the main points somewhere, regarding exactly how they think they can shut down this sector.
