      The tennis,sports and Gym which is opening in a month has been taken over by a independant company,the manzana cafe bar is due to re open with in two months by Polaris,we where informed yesterday,by the above company

I would be surprised if Polaris World are still around in a couple of months time to open the snack bar!

Why is reality sour? Do you really believe that Polaris World (currently in Bankrupcy Protection) are planning to reopen the Bar in 2 months? The same unprofitible bar they shut in August last year?

Have you any idea how many companies that enter bankrupcy protection, emergy to continue trading? or emerge to reopen unprofitible bars.

Do you think its better for people to believe something that probably wont happen?

Too many people on his forum use that same cliche "My glass is half full" . Its not that my glass is half empty, its just I am realistic!

Polaris will not pull through this, I will bet anybody a pint in the Clover! If its still open.

When the snack bar closed my ex partner enquiried about the possibility of taking over as a franchise and was advised that Polaris intend to keep the food outlets 'in house' but that it had closed due to a down turn in trade as The Clover had opened and needed to build business. But that comment was qualified by a statement saying such a downturn had been been anticipated as the seasonal trade dips in early to mid September and that PW expected to re-open the snack bar in due course. The resort wasnt runnning at anything like it's capacitiy even in the high season so for PW it made more sense to have only The Clover open.

I'm not sure what PW's chances are in escaping bankruptcy and they may want to keep all the their food outlets in one basket to be attractive to a prospective buyer to take over- but what I am reading is telling me that the region dont want them to go under. They may just emerge in a trimmer format having sold off some companies under their umberella. They seem to have cleared a substantial amount of their debts and have holdings to offer in leiu of much of the rest.

Meanwhile it would be great to get that sports area up and running its such a good feature for rental properties and is an example of PW selling or letting parts of the holdings to other companies- it would bring a bit of life back into that area.I still think they could sell bread , milk and newspapers from a stand in Manzano's!

Darren,

I'd happly take your bet regarding Polaris pulling through the current crisis,  but some how it wouldn't seem fair.  The is a clear difference between what you see as reallity and the facts.

I assume your planning to sell you property as soon as possible?  If so let us know I'm sure there are lots of people who, having looked at the facts, would be willing to take it off your hands.

Too everyone else, as I have said before, wait to see what happens over the nest week or so when the facts are announced.

Phil,

I dont plan to sell the property, would lose too much money, will probably keep hold of it, till its worth what I paid! Now thats a ten year plan.

Although I believe that Polaris will not pull through this, I dont regard this as a negative situation, its almost 5 years since I put my deposit down with Polaris and most of what they promissed was not delivered. I think Condado is too big to be taken over by one developer, but I realish the prospect of several smaller developers/builders moving in to build additional properties and services.

There is still a great deal of "Front line" land at Condado and if new developers could aquire that land they could offer great value properties(because they didnt have the expense of building and running a gold course), which would sell quickly and bring in more people.

I also think without Polairs out of the picture, the Foro/Al Kasar would get filled up quicker with more bars and restaurants.

I appriciate that most members of this forum dont like to hear negative coments about Polaris world nd I am sorry if my opinions upset, but I simply want a better resort, which in term will drive up property values.

Just Returned from Condado.

Went to play paddle ball and was told it was €18 per hour, tennis €12 and squash €8.

The sports area was empty and Polaris were paying a young lady to sit in the empty office area. She said she had not seen a sole for 3 days.

While we were there from 23rd Dec - 9th Jan I never saw a single person using the sports facilities, with the exception of the football pitch being used by some non-resident locals.

PW are living in cloud cuckoo land with their rediculous ideals and have no idea about basic business economics.

On a very positive note we played golf on the new course twice during the stay. The course is fantastic and a real challenge especially to high handicap players like my self.

They have a deal on until end of Feb - 2 green fees plus buggy for €90 for residents. No booking facilities at present in the temp club house/pro shop (telecoms issues)

I asked about green fees after this and was told they did not know.

When I was out last june the sports area was jammed packed with loads of spanish people playing raquet ball all day and I'm sure it was only something like 2 or 3 euros for the court hire.  Originally it was all going to be free but this meant the community charges would be slightly higher so they agreed there would be a nominal charge.

Sounds like PW have again failed to deliver on their promise.  I'm not suprised no-one is using the facilities anymore.  I'm sure at La Torre and Mar Menor these facilties are either free or very cheap.

As for CDA being a 5 star resort, its gonna take at least another 5-10 years before it can be called anything like it.  Camposol has more facilities than us and thats a dump!

It could be worth everyone emailing their garden president to talk about this issue as they may have the power to overturn them.

You are correct with your prices from last year, I played and only paid a few euro.

If PW are going to survive they have got to learn some simple business economics.

If those prices are correct they are a disgrace.  Last year I asked about squash and was told a few euro an hour and the court sports were something similar.  When you get told there'll be a sports area with these facilities you expect as owners to be able to use them for a nominal or at least a reasonable fee.  PW need to wake up and realise people will stop supporting the services they provide (this includes shops, bars etc) if they are unwilling to provide decent value.

We have only ever paid 3 € per hour for the use of the tennis court up until last September/October.  I always thought that was the going rate for residents although anyone renting an apartment was charged more.  (Because everything had moved to Al Kasar in Sept/Oct we managed to play for nothing! Didn't expect it to last, but didn't expect such a great hike in the cost!!!!! Just have to give up on the exercise and concentrate on the tan next time we're out!

This is a disgrace we should write to the presidents and to rip off Polaris joking world

we are paying towards the up keep of these facilities in a round about way 

also if you rent i dont think the guests would be to happy

but i bet they will get away with it like everything else,what a joke

dont use anything including rip off pub , restaurant and golf

and dont pay c.c and let the place rot ,it wont take long

its not as if the properties will devalue anymore

what next ,pay to use the pools

never mind look on the bright side gym opens next year e1000 per membership but 10% of first glass of water

and everyone will be happy with there 5 star place in the sun 

by the way what happened to the bus between Polaris resorts  (could not get a conductor )

OMG. If these prices are correct, who on earth advises PW on what to charge for their facilities?

Is this really 'the going rate' for these types of activities or is this just a random figure the PW business management team have plucked from thin air?

As you know Polaris are 100 million Euros in debt, all polaris have to do is rent out the squash court for 8 hours a day, 7 days a week and they will be able to repay their debt in slightly over 4292 years! excluding interest of course!

I recon by then we may have the gym and a second bar?...lol

TYPICAL, TYPICAL, TYPICAL.

3 days and 'not seen a soul'. It is likely to be three years if they don't get thier act together. Same as everything else, once they realise 5 star means exactly that, they might wake up and smell the coffee and accept nobody will pay top dollar on something that is only partly built with a very fledgling entertainment and recreation infrastructure in place. La Manga has been established for 30 years (with thier 3 golf courses nicely in place) and they still managed to go bust with first class, established recreational facilities. It never ceases to amaze me how hard PW try to discourage trade in all aspects of their buisness. Busy, well used facilities act as a magnet for pulling in repeat buisness because it encourages others to participate. Which bloody planet do the management team flamin' come from ?? Anoying thing is, it is ultimately to the detriment of us owners who would love to see the place flourishing.
