I do accept this is a very serious matter and I am myself a victim on two levels with OVP
one re: Unpaid rental and the other re: Gardens of Manilva "Villa".....
For all those who have not yet registered their dissatisfaction with
OVP, Ocean View Properties and also CUK / Lesley Alberici

They are currently delving into the activities of all of above with great interest...

Would anyone I contacted in past 48 via 'Private message' requesting copies of any recent photos you may have of GOM please contact me via the e-mail address contained within the message rather than via a PM reply . Not posted here before, however have been watching for some time.
Paid OVP 90,000 euros deposit almost 4 years ago, fortunately managed to withold the IVA element.
Visited site last week, and was absolutely amazed at structural defects. Front 3 blocks have now been completely ripped out of all windows, interior walls, fixtures and fittings. Most corner walls, and walls next to structural beams have been broken open, i.e. brickwork removed and test bores carried out into foundations all over the ground.
Remaining 3 front blocks which we were offered in place of the one we had expected, (the builders apartments I assume) are also showing early signs of ground slippage and I would not be surprised if they too will end up with as severe structural defects as the western 3 blocks. I do not see how these can be saved from demolition and now see no alternative but to give up on this joke of a development and kiss goodbye to our deposit.
Please do not complete on this site without visiting to see for yourself how bad it really is. If you still want to go ahead, ask to see the structural engineers report. I don't believe anyone could rent the apartments not YET affected by the ground slippage. The roads are not completed, there is no facilities as promised, this will be a building site for years to come. Don't throw good money after bad.

I also hear some people who used to work at OV are getting clients transfered off manilva into other distressed stock.

Having just returned from a site visit, we were shocked at how the site actually appeared to be in a worse state than when we last visited in Aug 08, and feel it will be many months if at all before completion . From the moment you turn of the main road that leads to the site you are uninpressed with unfinished roads and paths, empty unfinished developments and derelict properties. Appartments are in a horrific state with very apparent structural problems effecting the front properties (blocks 10,11,12 ,we have one of these) but some of the blocks behind also show signs of problems.There are no amenities and no sign of building work been carried out.The link Villas that have now been released are not finished to a particulaly high standard but at least they are standing and have their pool completed.The whole development is like a ghost town and does not have a good feel. Having looked at other properties available in the area , and there are alot for sale, we feel it better to pull out and try to get our deposit back if possible. We feel that we will be better of pulling out and cashing in on other developments that have reduced property prices due to the current economical world situation. Im sure eventually if they do manange to complete this site and rectify the problems the properties will be valued at alot less, maybe it would even be worth a gamble to pull out and then buy back at a much reduced price thus possibly recouping some of our deposit lost.
We plan to send an e mail to our solicitor with photos of the problems we have seen and on these gounds ask for our deposit returned.

Unfortunitaly there are a lot of investers in GOM who cannot afford to travel to Spain and see for themselves and pictures always make a telling story.
I have just last week been to the site and you can see the Villa pictures I snapped before I got rumbled...

I presume everyone has received a letter from The Insolvency Service about OVP. There is a Meeting of Creditors and Contributories on 5 June at 10.00am in Manchester.
We have not been included in the list of creditors but have been invited to submit a proof of debt form. Apparently the Official Receiver intends to seek legal advice as to the status of our claims as he is aware that we have paid monies to the company in respect of contracts entered into with the developers to purchase 'off-plan' properties. Maybe the Administrator could not find documentation to confirm how many people are involved in this purchase?
We intend going along on 5th June - anyone else?

Are we creditors in that our deposits were never paid to developer?
Will need to get in tutch with relevant parties to clarify...

As an another conned OVP "investor", in Estepona Beach and Country Club, my personal view is that I will be telling the Insolvancy Service my deposit was never to be part of the trading assets of OVP (which according to OVP when trying to get us to part with my money was the case) but was to be held in a designated client account until the planning permission (build licence) was granted. They did not do that so have basically stolen my money as they do not have it to return it. So I suggest if the same applies to you make sure you resist being listed a creditor as you will be getting bugger all from the liquidation but ensure they know the truth and ask them to investigate said company and director and shareholder together with the police and get some justice even if it is just a bit of time inside and all assets seized - of course, they have done nothing wrong really as they will tell you till the end of time.
Although they did get the "licence to place the site hut and to start scrapping the ground" - what a load of sh*t - as accompanied by the wonderful Disney news and picture of Mickey Mouse. Gullable - maybe - lied to and conned - absolutely.
Hound them, Tell the polce. Tel the Insolvancy Service what has happened. If they have done nothing wrong they have nothing to fear. Tell Ted Jeory at the Sunday Express. He likes OVP stories.

Oceanview Properties International Ltd
The Official Receiver is conducting an investigation into the collapse of Oceanview Properties International Ltd, and a letter to creditors has been sent out with a request for all relevant information.
Staffordshire Police, the Serious Fraud Office and the City of London Police have been working closely with the Insolvency Service in respect of allegations made concerning the activities of the company and its officers. Further meetings between these agencies have been scheduled to review the findings and consider any evidence of criminal conduct within the UK.
Any creditor wishing to register their claim with the Insolvency Service should provide their details prior to the creditors meeting to be held on 5 June 2009.

I cannot say where it came from but it is well known that the police are involved. Call Sattordshire Police and make any claims you have with them. Look through the Estpeona Beach and Country Club thread and you will find the tel no.

Hi, I have purchsed on GOM. I was just wondering if anyone had investigatedpursing a claim form whom they purchased from ie. the agent. We were told " your mortgage is waiting for you", "you bring money back to this country" etc etc!!! All which is a lie. Surely there should be some come back for the creeps who sold them to us???

Hope all have had a merry Christmas and I wish you all a prosperous new year...
I purchased a Villa at GOM and placed a deposit of over 250,000 Euros with OVP, Ocean View Properties via Conveyancing uk / Conveyancing Spain...
None other than Lesley Alberici.
My purchase followed a number of visits to Spain and to various property presentations with staff from OVP, Ocean View Properties.
To do this I took equity out of my home and placed my deposit thru a solicitor...
What could possibly go wrong...
Well... So much for the UK / Spanish Legal system...
Last night I find out that a very close member of my family passed away suddenly in Ireland...
After a great deal of effort by some very good people I was passed the tragic news...
Now the reality...
I have not eaten a hot meal in 12 days...I have not slept indoors in 14 days...
I have lost my partner, my friends, my job, my home and the only thing I have not yet lost is my life.
I have now lost a member of my family and not only can I not afford to go to funeral but I am unable to pay the cost of a call to sympathize with my family...
So…
I would like to take this opportunity to thank the following Staff of OVP, Ocean View Properties for destroying me, my family, my home and if something doesn’t soon change … My Life…
