Hi David,
Thanks for your update. Hope you had a great time in the UK.
It seems things are moving quickly, hope they didn't forget to ask for planning permission for the gates which I guess you must have before any work starts??? Not an expert though....
Take care.

I spent a day in my apartment on sunday. the gates are up but not locked, which is a bit silly. the lifts have the control panels installed but not yet working. I am disapointed that the pool is closed for half of the year, can anyone think of a good reason why this should be? I know there are warm days outside the june-september open period

Well, something is something.... I think there is a legislation that does not allow pools to be open outside the summer months but I am not sure about it. It seems the lifts might be working soon.... thanks for the update Ian.
Regards.

Hi

I have received the following from my solicitor regarding non resident tax

We have calculated the amount that corresponds to the year 2007 and the amount to pay is 264.24 €. The deadline to pay the Non-Resident Tax expires 31st December 2008.
With regard to our legal fees, we should like to advise you that for handling this tax return and the fiscal representation of each non-resident, our charges are 240.00 € (VAT included).

Just a couple of questions, does this fee ? sound high and is there someone else I could use to fill out my returns for me?

Has anybody else got their non resident tax bills?

Regards

I haven't got a clue.....I know for the general tax return some "Gestorias" charge "residents" around 75 euros to fill in the forms..however I think the non-resident ones are more complicated and that might be the difference.....regards.

You got a better deal than I did  - I ended up paying 316,60 € (107,80 tax + 208,80 fees). - need to go and find a joke on what is the difference between a solictor and day light robbery.

Hi my current intention is to fill in my own tax return over the weekend, have not had much time but have located and printed  the forms - any info about where to send them etc would be gratefully received and if i am successful will pass on the necessary info required via this forum - there are only 3 pages to the form and certianly not enough info required to justify anyone charging £200 plus

On another note.... I am trying to speak to Elena for a couple of pending issues and she never answers..... does anybody know if she is still there?????

One of my queries is the water contract and the others are related to bits and pieces in my flat.....

Regards.

hi all - I have been informed by my solicitor that you do not have to lodge a return untill the end of the second yeae of ownership, in my case I took ownership at the beginning of 2008 so a return and tax liability will become due at the end of 2009. I understand that the AGM is due soon and lookforward to a summary of the year that was.

hello - i am still working on these forms and making progress but think i might be unable to do them myself this year as i most likely need to call in at the town hall personally to pick up some personal ID labels. however there is very little work involved and i will pass on the info for future years, does anyone happen to know the valor catastral or rateeable value of a 3 bed apartment? i am a little reluctant to ask my solicitor at this stage because i dont want him to suspect what i am up to in case i have to admit defeat this year, best wishes to all melanie

All seems very quiet on the message board. Is that good or bad ?

Does anyone know how close we are to getting the water connected or has it been done ?

Also are the gates up and if so how do we get in without a key as we will hopefully be there at the end of March for a week ?

Finally are the lifts working yet ?

Any updates on the above would be most welcome

Hi,

This thread is as quiet as the Arenal complex itself :).

I have been there 3 times since January, have to travel there for work reasons.

No lifts yet.

Water not connected yet, in talks with the mayor to see how things can be solved.

Gates up but not locked yet, I guess they keys will be available at some point.

Post boxes have been taken out and placed outside near the gates so Correos can deliver post.

I have heard roumors about Arenal having sold the remaining flats to the bank but not sure of the details. I wonder if they sold them of if indeed they have been reposessed.

The community is going against owners who don't pay the community charges, Arenal amongst them.

If you have any other questions shout, I can find out.

Jesús.

I have just been looking at the article on the Jimena Pulse website regarding the problems with the water coampany including the following comments

Some 14 families are being obliged to pay a debt amounting to €12,000 within 20 days. The money is owed to the local water company, Arcgisa, by the developer of the urbanization, most of it being for installation of the system, plus past due bills for this year

Does anyone know who these families are. I haven't sorted anything out about the water and have had no indication regarding owing money or getting connected up to the mains supply. Does anyone know what the situation is

These families are all of us, apparently there are only 12 flats sold, and it might be true since every time I go there it is all empty.

There are talks with the mare to sort out the problem, however the water company wants their money and is threatening with cutting the water supply. We are not their clustomers since we do not have any contract with them because things were not sorted when we bought the flats.

Not sure how this will be solved and quite scary since I have had a couple of queries from potential holidaymakers for the summer time, hope it is sorted by then.

By the way, on Wednesday the 8th April there is a meeting of the community so everyone is welcomed to go and participate, there is only a bunch of people there fighting their arses off for us, I have delegated by vote in the current chair/president, that is the least I can do.

Take care.

There seems to be a further update on the Jimena Pulse website that according to the PA party the owners should not be responsible for the installation cost.

It also mentions that the water company has not received one request for water connection and that applications should now be made. It all seems a bit confusing to me at the moment

Hi all, I tried to organise a contract with the water in the middle of last year and they said then that the water pump was not running and that it was Arenals' resposibility.

I intend going up on Monday to see what the situation is.

Hi all

From my point of view ARCGISA should demand payment of Euro 12,000 from Jimena Council.

Jimena Council should have checked that the sewage was connected to the mains before granting a licence for First habitation.

We heard about the sewage fiasco last summer which is where this water problem emanates.

Then perhaps Arenal would have sorted it out if they wanted the licence for First Habitation.

Tex
