Have delved a little deeper and it seems that arenal have to stop work in jimena or they will be continuously fined if work continues. Apparently they were supposed to apply for permission for the extra appartments within 2 months but 3 have now gone by and they have not submitted an application according to what i have read - possibly because the owner is in prison and has other worries! sorry the news so far is not more optimisic!

And a little more info, my solicitor has not replied to a couple of e-mails so i have just rung him and he assures me there is nothing to worry about. Apparently the owner of arenal is out on bail and if arenal were not able to supply enough apartments then all monies would be refundable - in fact he says that there is no possibility of anyone losing any money. He is going to contact arenal tomorrow to see if there are any updates about permission/completion etc. please let me know if anyone else has any info.

thanks for all this information about what's happing or should I say what's not happing I & my partner have been told by arenal that everthing is ok & that the apartments will be finished the 1st week in october if u or anyone else knows anything different please could u let us know many thanks

My lawyer says that he was in touch with Arenal yesterday and that they just waiting for the first occupancy license and were confident that completion was still scheduled for mid October. I have driven past the site quite a few times in the last few days and, whilst there have been a few workers doing things like jet washing the walls and working on the road running up the left of the development to the village, there has been little activity on site. In fact, the landscaping looks exactly the same as it did about 4 weeks ago. There is also another news article on Cadiz and Straits News (http://www.cadiznews.co.uk/info2.cfm?info_id=24362).

I notice this paper is based in Jimena and many of the articles are written by Expats. and I wonder whether they have been involved in stirring things up themselves.The article mentions local resentment but whenever I have been there over the past year or so I have heard little complaint from the local indeginous population in fact the opposite as they see it as more income into what is a relativley poor village. I have, however, come across resentment from some of the long established British Community, who are obviously not bothered about any increased wealth to the community, as this does not affect them as most will be financially secure, but wish to keep the 'old charm' and see this as blot similar to the proposed airport which many of them campaigned against. Anyway lets hope everything works out as I'm sure this is a very worrying time for many purchasers

My lawyer has today advised that he has spoken to both Arenal and Unicaja (who provided the finance for those of us taking the developer's mortgage). He states that the completion day for signing in the notary's office and obtaining the key will be approximately by the end of October. This is still a little vague but better than nothing - this is Spain!. Oh, on another subject, another purchaser has told me to look out for the windown in the shower room - apparently it opens inwards such that it cannot be open when the shower is in use. We may all have to put pressure on Arenal to change for sliding type windows as the current one sounds unfit for the purpose. Watch out for other snagging issues folks and share your stories.

It has all gone a bit quite. I noticed the other day though that progress made been made on the landscaping - there is now grass! The road still isn't finished and there looks like quite a bit of a clear up to be done before anyone could gain access. Does anyone else have any news to share re forecast completion or potential snagging to watch out for?

No news from me, my solicitor has not been in touch as he promised, can't find anything out on the Spanish Arenal website and no more articles as far as I can tell. Will be in Benalmadena next week so I will try to call into the Arenal Golf site office.

Hi, we're buying in Jimena and thanks for all the info on this site. I had an e-mail from my estate agent (always reliable!!) this week to say that Arenal are just waiting in the queue for the occupation licence, which could be a week, a month, or whatever, they just have to wait. Last week my solicitor was told the end of October for completion.

Drove past the site last night and would you believe it - men working on the road running up the hill. This is a public road but I take this as a good sign - they wouldn't want demolition lorries ruining a brand new road would they. Hold tight guys, we may have our appartments soon. As an aside, I bought mine for investment (mainly for friends and family to stay in when they visit as we have just moved into a house in the village). We are going to hire a van and go to Ikea in Sevilla to kit it out. Drop a post if anyone wants to share the van / help / be helped etc.

Things dont sound as gloomy as they did so fingers crossed. Does anyone know whether Arenal will install A/C units or have any idea about who to get in touch with to install a unit.

Ahhh!!!!!!!!! After my last positive post (only yesterday), I was told by another purchaser (who we met recently) that Arenal's official line remains end of October. However, when this person presented themselves at the ayuntemiento (town hall), the official basically laughed when she said what Arenal had said. According to the town hall, it would take at least another couple of months because the first habitation license hadn't even been applied for yet!! This goes from the sublime to the ridiculous and I have no idea who or what to believe.

Did not find out anything new in Spain last week, Arenal are saying that the apartments are just about completed but have no date for handover. By the way when we were negotiating our purchase the sales rep did tell us 18 months ago that although completion was for October it would be more like xmas before we would be in. Has anyone had any details of Arenal's mortgage offer? I dont know whether to set up the rest of the funds from this end or wait and see?

Re the mortgage. The details of the Arenal one are actually in the private purchase contract you should have. Doesn't appear a bad deal. You may do better elsewhere but I like the no arrangement fee, valuation or brokers fees. Also, the mortgage is with Unicaja who are big and reputable. On the downside, it is capital and interest repayment (so higher cost if you are looking to minimise).Personally, I am going for the Arenal one for ease and simplicity plus Unicaja are the lender on my home. You can always remortgage later.

Re the air con. I spoke to someone last week (not someone selling air con.) who said that it could work out better not to install a system for the whole appartment but just to have 2 independent units,one in the lounge and one in the main bedroom. This was cheaper to install, less noisy and much cheaper to run than having the whole appartment done.

Re snagging. Does anyone know if we can have the snagging list done now, before completion, so that any repairs are sorted by the completion date? Someone told me that this is possible. We were thinking of getting a company to do the snagging for us, has anyone any advice about this?

Well, last night there was a bit of a commotion as I drove past the site on my way home. Members of the Partido de Andalucia (local opposition party) were handing out leaflets. My limited Spanish allowed me to get the gist that they were complaining about how long it is taking for the road to the village (left of the development) to be completed. I believe it also said that the company doing the road had run out of materials and money. I will endeavour to get more details but I cannot see the town hall being in any rush to rubber stamp the habitation license until this is resolved and while there are demonstrations going on. On another note, I also noticed that the site office had been removed. I have no idea whether this is good or bad. Any ideas /news?

Just last week they put up boundary fencing and aerials on the roofs. There also seems to be a attic show apartment.The main road leading up to the village is tarmaced on one side so things are definitly moving.

BEWARE OF MANZANARES SOLICITORS RECOMMENDED BY ARENAL!

Last year we moved to Spain and lost 40,000 euros our deposit for a beautiful cortijo. The deposit was given to the English vendors before the deeds were checked. The deeds were a mess and the vendors ran off with our deposit. Manzanares take no responsibility for this and are definately NOT to be trusted. It sounds as if you have all had enough grief buying your place in the sun so do be careful.

Is anyone else with manzanares? they have definately not been any good at keeping me up to date or prompt at answering queries but i did check them out and they were recommended by a number of different sources.
