Well things in Jimena seem to be normal, WHY! WHY! WHY! Can I not swim in the swimming pool in the morning? Why is it so difficult to open the bloody gate for the OWNERS to swim at any point in the day???????????????????? I am sick too death with the management of the community. I thought we had a vote to open the pool all day. If things don’t move within the next few days I am going to put my apartment up for sale. I know things are difficult to sell in Spain right now so I will offer it for sale cheaply to a bunch of murdering yardies from Africa. I am sorry things have come to this but I will be glade to be shut of the whole sorry affair

I have looked around the village for a competent estate agent to offer my property for rent or sale and have had absolutely no success. No surprise there then, it is Spain and nothing is as it seems. What is wrong with this country that everything is scued. I have just about given this development all the time I am willing too. If things don’t improve within a very short period I am stopping payment to the community fees and brining in the Yardies.

Hi Tony, just joined thread so sorry for late comments.

You have three options

1. Re-negotiate the mortgage to interest only to make things more affordable - if you can

2. Miss three mortgage payments and legal proceeding will be started. The bank will reposes the property. At a later date the property would be sold through an auction and depending on the sum attained would depend on the decision by the bank.

If the auction managed to reach the mortgage value- no problem

If the auction did not manage the mortgage value then it would depend on the amount. The bank will not chase you if it is financially not worth it and your debt would become toxic.

3. Offer to give the property back. The process in Spain is called "DACION EN PAGO" The bank may allow this to happen but it depends on the value to loan equation. If the bank can see a potential profit when they sell the property at auction or in any other way they may consider this to be a way forward. You would lose any investment you have put in to date.

There is a 4th option and that is to carry on and keep the property. Yes things are bad at the moment; yes the scare merchants are out in their droves and having a field day. We humans have very short memories, when the upturn comes (and it will) you may look back and thank god you did not do anything daft.

Yes I agree all is very quiet, I think this is a good thing, as they say "no knews is good knews. I was there a couple of weeks ago and note the following:

Water - not connected, who knows when????

The security gates are up but where not locked, bit pointless then

Lifts - they seems to have had the button pannels put on the but still not going up and down
