Hi There

Could someone let us know what the format is for the week when you go out to complete as I have just spoken to a guy at Iberian and he so was not interested in answering any of my questions, all he kept saying was let us know where you are going to be staying and we will arrange to meet you!

Does that mean that we spend all day every day with one of Iberians representatives?  How much of our time will be spent with them?  I dont need anything set in stone, I would just like to know what we can expect.

Thanks alot

Clare and Gord

Hello Clare & Gord,

Some of this may be of interest to you Dan.

Firstly Claire and Gord would the person who did not seem to show any interest at Iberian be "RAY"?? If so dont take it personally - he is like that with everyone.  We had a gentleman called Jeff assigned to us when we arrived in Spain who was really helpful.  He is or was part of the moving in team.

When you get over to Spain the things you will need to do will depend on whether you have a spanish mortgage on the property that you are buying.  In the days prior to your notary appointment you will need to go to the bank - where your mortgage is held with upto date copies of your earnings income, and will need to sign various documents.  You will visit your solicitors and again complete many more documents and go through all necessary paperwork - lots more signing.  Dependant on who you have chosen as your solicitors will depend on how available they are - whether appointments are needed or you can just turn up and be seen.  Both of these situations could be dealt with - within 1 day - it really depends.

You will also need to organise your buildings and contents insurance - along with life assurance if you have a spanish mortgage.  We did both of these through our spanish bank account - this was much cheaper than the recommended Iberian - Insurance brokers.  We were also informed by our bank that they only needed 1 life insurance and that was taken out on Diane as it is cheaper to insure women than men in Spain - much much cheaper.

When you get over to spain make sure you contact Iberian or your agent to confirm when your notary date is and where you are staying giving them contact details/numbers etc. Do not assume that because you have given them these numbers before that they will have them.

We also on another day - checked the apartment - all ok and you are happy with the way it is - obviously you will have a snagging list to complete - after purchase.  Check that your furniture package is there etc if not then make sure it will be before you complete. The apartment should be cleaned by the builder prior to the furniture arriving.

All that aside and done it is really down to the Notary day - you will go to the appointed notary with a member of the Iberian or agent that you have used.  You should meet your interpretur who is from the solicitors and then wait.  Jeff from Iberian went off while we were at the notaries office as he wasnt needed.  Because we have a spanish mortgage we also needed someone from the bank to meet us there.  Once we, the translator, the bank and then finally the builder  (IDEARCO) or the representative of them are all there - then you will see the notary. The builder has to clear any loan / mortgage he may have on your apartment. But before that  point you will be taken into a room for your translator to read through the documents and make sure you understand and agree to all the contracts/documents. After that you are taken into the Notary's office where she does exactly the same - reading through the contracts/documents but in spanish.  Once that has been done - papers are signed - cheques handed over etc - YOU ARE ALL DONE - Owners !!! HOORAH

We hope this is of help to you all and has not put you off !!

All the best,

Im just hoping the weather will be nice. Anyone have any clue as to what the weather is usually like over in spain around that time. Id like a bit of sunshine if possible.

Good luck to anyone else whos completing that week and look forward to meeting some of you.

Hello one and all

I Bit of News

As many of you were probably aware, the doors to the apartment block had been wedged open to give access for the builders. There has been a break-in, so residents on site have asked for them to be kept locked at all times.

At least it will be more secure if the doors are kept locked the builders must be nearly finished now. Do you know when the development is going to be finished completely. Also a quick question can we use the garage now?

Hi All

Debbie the garage is in use now

My apartment was broken into while my mum and dad were staying there, thankfully they were out at the time, they got in when the main doors were left open for buiders and went up to the communal solarium and over the wall to my solarium and then broke the lock on the patio door. They done no other damage but went through everything. Not much taken but cigarettes and my dads credit  card which was used in several places. The police came but were not very interested even though my dad could tell them were the card was used and at what time. Some of the places it was used had cctv.

Jeff and Diago were very helpful we are lucky to have them there.

I have now put grills on my main door and patio door and would recommend everyone does this as I have heard that there have been alot of break ins around the town recently.

I will not let this spoil my view on the area as I still think its a great place and this sort of thing happens every where, I just hope the police will change their attitude to these seemingly 'victemless' crimes.

Any way congrats to everyone who are compleating soon do not be put off by this but we can all learn from it.

Remember to make sure the main doors and garage door are always closed and get security grills up if you think your property could be vunerable.

Dave

Hi all

Sorry to hear about your break in this has prompted me to tell you all about another scam; wich happened to us the last time we were in spain. What happens is the criminals put a small nick in the side wall of your car tyre with a stanley knife bear in mind these people are expert at this then when you drive of they follow you they know about how far you will be able to drive before your tyre bursts, when this happened to us we just assumed  it was a normal puncture and pulled over to change the tyre while we were busy with the tyre one of the gang gets out of the criminals car walks to the opposite side to where you are working opens the car door and steals what ever he can get his hands on. In our case it was junes bag with all the normal things women carry in their handbags phone purse credit and debit cards ect these people know exactly what they are doing within half an hour £1400 had been stolen plus everything eltse in the bag so please be vigilant at all times it spoiled our last holiday.

Theres only the last bit of the apartments left to be finished (the farside corner think its esc 5/6)

Nearly there though Diego is trying really hard to get the road finished. Its supposed to be completely finished by Dec. I dont think it will be far off. Theres still a lot of cleaning up to do in the main entrance and the hall ways and staircases.

We cant wait to get over there again.

Does anyone know if we can get spare keyfobs for the garage door. We only have one and would like two more. Dont mind paying just need some spares.

Deb

Hi All

I'm just wondering if anyone will be at the Vegamar this weekend? My husband, Gary, is on a golfing break from Friday 2nd to Sunday 4th November . He emailed Iberian to see if he could view our apartment, but was told that the show house is now closed and Diego will only be there on Friday morning. Unforutnately he has a golf match booked then and won't be able to visit till the afternoon.

Hi All,

I was at the Vegamar apts last week, looking like it will be finished very soon. Spoke to Diego, and he said that all will be finished in 20 days (this was 28/11) he is due to leave the site then. The road is supposed to be done next week, and all apts looked ready from the outside. The place is very dirty and needs a good clean, I hope that they will do this before they leave.

We have some friends who want to join us in the summer, is anyone interested in renting their apt, during the school summer holidays for  2 weeks?

Thats about all for now, talk soon.

John
