Property refurbishment - advice

Welcome to our little forum, I will pm you the number of the company that we used, the girl who works in the showhouse also has numbers, escalera 3 should be ready early July. I did not meet Colin when I was over.

Im sure everything will be fine with Iberians soliciter we have bought through their sister company and are using their soliciter. With it being an appartment block loads of different law firms must have been used and if anything was amiss im sure we would have heard before now.

We completed on June 15th and spent a week out there getting everything sorted air con., plates, cutlery, kettle, toaster, ect. ect.

All done now and we will be heading out on August 3rd for 17 days .

We will only be using it as a holiday home.

No more news on our apartment but have had various progress reports from Iberian.

Hello One and All.

Diane and I have just returned from Spain. I am very tired as I have not slept since Tuesday night.

After a few problems we finally completed yesterday afternoon. DONT GET WORRIED! it was not a problem with the apartments, but due to the Notary taking two days holiday at short notice. We picked up our keys at 16:15 yesterday, but still managed to kit the whole place out before we came home.

I have taken lots of pictures, so if any one wants copies please let me know. I have not had a chance to look at them yet myself, so not sure about quality.

As mentioned by Dave and Vanessa, Diego is on site until the whole development is finished including the new road to the front and extension of the road at the far side. He was very helpful and is happy to make sure that snagging jobs are sorted out. He is living in the apartment above us in 1st floor No. 6.

The apartments are coming along well. You will be pleased to hear that the pool is finished, full of water and is at this time having its chemicals added. Diego has said that he hopes the pool will be ready for use next week. They were building a brick shed around the pool pumps when we left. The surround to the pool has been tiled, rather than being grassed over. They have learnt the mistake of trying to grass over at the fontana apartments, Diego said the birds eat the grass seed, it never grows well with the heat and leaves a mess. At Fontana I the residence  paid to have the pool surround changed from grass to being tiled.

From the pool side nearly all the apartments look finished with just a few still bare brick. The far side on the outside still needs some work, but you can see changes each day you look. The day we arrived the pool and surround were very dirty with no water in the pool. The gate and archway to the pool was only just being started, but 24 hours later it was all finished cleaned and the pool was being filled. When we got into our apartment the oven was not fitted and the hob was not there. Diego promised he was dealing with it and within 1hr he had the electrician there and stayed to make sure all was fitted and working before he left.

We have arranged for grills to be fitted, installation of Aircon and Sat TV installed over the next 4/5 weeks. We have friends living in Algorfa 5 min's from Almoradi, they are both retired from the police force and now live in spain. They run a key holding service, after rental cleaning and keep a check on the apartments. They look after a lot of the Fontana apartments in Algorfa which were built by the same builder Idearco, and are identical both inside and out to the Vegamar apartments. I am not trying to sell their service, but if any one is interested in talking to them, please let me know. They also offer an Airport pick up for owners if needed.

Also if anyone wants numbers or details for grills, aircon, etc. I would be happy to pass on details. We are using the electrical shop on the main crossroad's as you go into Algorfa for our aircon after recommendation. His prices are very competitive and I also feel happier dealing with a company that I know has a shop rather than just a man who has a mobile number and a van, not knowing where he is based and if I will see him again if there is a problem (not saying that they are all bad).

Well thats the update over with, I hope it is of help to those of you who have yet to complete. If any one has any specific questions please let me know.

We have just been told that our property will be completed at the end of this month but cant complete until September as everything shuts in August!

I'd forgotten about the 'shut down'  in August - were you wanting to be out there at that time? Ours is scheduled for October and that suits us at the moment. We are on Escalera 5, so it will be one of the last to be finished.

I see you are hoping to complete in October, we are too. We are hoping to go over in December to sign etc but are a bit unsure about booking any flights yet. Have you been given any definite information?  Have you booked flights or anything? From other forum members it sounds like they will be finished on time if not ahead of schedule?

We are on escalera 5. Is that where your apartment is? Let me know when you get any news.

We have just started advertising our apartment, and if anyone wants an apartment to rent if they have friends joining them on holiday please give us a shout. Also if you need a place to stay while you complete or out on a mid term visit then why not stay on site.

If anyone else wanted copies of the pictures then please let us know, we are back out there in a few weeks, so will take more pictures then.

Hi all,

My brother has just got back after a 2 week stay in our apartment, he had a great time and loved the area, his only complaint was about the amount of wasps and ants around the pool area, he says that there seems to be a nest of wasps near were the shower is located.

Has anyone else noticed this ?

Also because of the on going building work there tends to be alot of dust, of course this problem will end when all the building is done and hopefully the builders will get rid of the wasp nest and treat the ground around the pool with ant killer or something.

Any way Im really looking forward to going over the beginning of August and getting away from all this rain.

We wont now be going out to the apartments until we complete in September (fingers crossed).  We are off to Zante on 31st July for 2 weeks so the latter part of September will suit us fine.

Thanks so much for the piccies we were especially excited about the internal hall picture as had no idea what this would look like as we only had approx 5 mins at the Algorfa apts when we were on our inspection trip in March 06.

We may even take you up on your offer of your apartment when we go out to complete.

Hi everyone,after the last weeks weather ,Sal & myself are so glad we,ve puchased this property in Almoradi.Echoing "Gords" response we to are pleased with the pics we,ve seen,the interiors inside Vegamar1 do seem to be better quality/workmanship compared with some of the properties we,ve seen during our visits to the Costa Blanca,speak to all soonJeff&Sally-Gloucestershire.

I have just picked up on this again as I was going to buy an apartment a few months back but suddenly had problems with an unsettled work situation so I had to shelve it.  Now re-considering and wonder if someone could remind me of the costs I need to budget for on top of the price of the apartment.  From memory it is 10% for taxes but I can't remember if the solicitor's costs are on top of this.  Would appreciate a bit of guidance so I can make a quick appraisal and decision.

Glad to hear you are all so pleased with your purchases and things are going to plan.  It's probably getting quite busy there now that the children are on holiday.

It cost us nearly 13% over the asking price, you then have to budget for air con and all the other things you will need for the apartment.
