Anybody know if the bottom pools are open yet?... or a date when they may be open? They have been closed for months (since October). The developers sign states they would be closed for 30 days. We didnt come out for Xmas and New Year as the pool was closed. I have poeple wanting to come out at half term in Feb. Has the pool certificate been granted yet? How can we find out? Presumably the pool will take weeks to fill and treat.

andy...just returned yesterday, friday , and enquired about this and the tennis courts with developers and management company. You are correct ..they are still out of action but i was told that the modifications needed have beeen done ( this was to the steps leading into the pool) and the inspector has now been and viewed but there is still some 'small' items to be attended to. I was told that they will be open by spring time!!  but who knows.  A good sign was that a guy is now cleaning the pools ready to fill them which suggests they might be ok soon.

The tennis courts are still out of use as flooding as damaged the base of the courts..

John, would you know if that includes the pool situated between blocks 10 and 12? We shall be going at the end of March and are hoping that the pools will be functioning by then!

I am sorry i cannot be sure as i am in block 4 just facing one of the 2 at the bottom.

I dont have the developers email address but i was in the administrator's office and they seemed to have an understanding about what was happening. A lady in there , Maria Jose Hidalgo Romero was very helpful. their address is puertoduquesa@aea-administracion.com ...she will help i am sure. Just trying to upload some pictures so you can see how everywhere looks at moment.

Thanks, John. We are actually in the process of completing on our apartment this month, so am not sure whether the administrator's office will give me any info, but will try! Look forward to seeing your photos! I always like to see how the development is moving on!

Thanks Chris and John. Just back from DV last night.  Bottom pool now filled, pool next to it half full. Not sure what is left to do, the pools are still padlocked after nearly four months. Are they going to fence off the front section with that horrible cheap green wire fencing?! .... I dont know what the Spanish building regs are.  AEA our management company should be chasing the pool completion up for us :-(     

The middle pool around blocks 10-12 (I think) is empty but at least midifications to areas around the steps have been done (widened). Dont know why the latest regs weren't checked before they built the pools. The regs may have changed tho. Will check next time I'm in DV that the top pools are being built to the latest regs.

Hi,

having just come back from DV and signed for our apartment, we had the pleasure of meeting the AEA rep. She was very nice, polite and reasonable. we asked her what the status of the lower pool was ?

She informed us that the lower pool modifications had been completed. The issue was one of general access, as the Community management group have planned to have a life guard fro the summer periods only ! June , July August and September. We can have one all year if we want but would have pay for it.

Most communities on the CDS have the pools open from 1st April to 30th September or 31st October as a minimum.

Perhaps people could post their comments as to their willingness to pay for a year round lifeguard and this could then be discussed at the meeting with AEA which is due to take place on 2nd March.

I believe the issue re the Lifeguard only relates the larger bottom pool due to its overall size. The other pools on the development don't need a guard as all smaller. Would think that outside the peak summer months, that those wanting to swim should be able to use the other pools & hence avoid costs of a guard in the quieter months!

John, so do you think that means that the pool between blocks 10 and 12 will be functioning by end March? We're out from end of March for a couple of weeks and it would be a real bonus if at least one of the pools was functioning! Is it because of the size of the first pool that was built is too big, or that there are two together in front of the first phase? I would definitely vote to have the all pools open at least from 1st April to end September/October. In fact, I think it's imperative that the pools are accessible from April 1st, especially due to the easter break/hols. If the smaller pools aren't an issue, as you've said, they won't be affected in any event.

Hi all, Is the annual AEA meeting confirmed as Friday 2nd March? I dont want to book a flight to attend if it is not. If it is confirmed, where is it and what time is it?

I will start a new thread if it is confirmed so people may attend if they so wish and items of interest can be opened for discusion. Items such as...

Snagging of completed communal areas... 

Lower walls throughout the development (adjacent to the soil and planted areas) have exposed unsightly unrendered surfaces. The render should either be finished with a drip rail (as in the UK) or contine below the soil (depending on the waterproofing specification to the outside walls). The friable waterproofing layer is also exposed in completed areas of phase one as well as elsewhere throughout the development.

The main large stone block retaining walls throughout the development do not seem to have a concrete backing or a fiberous layer to the rear of the walls resulting in  the soil being continually washed and erroded through the walls. The soil levels will therefore be continually washed away in places.

Planting of communal planters... cant believe these communal areas are not planted by the builder AS THEY ARE BY DEFINITION COMMUNAL AREAS. Either way, the type of plants planted in these areas need to be low maintenance and have a low water requirement to keep gardening bills reasonable.

With regard to pool opening... The lower pools are not ready as the AEA lady rep may have stated. There is no fence to the front pool, presumably a regulation requirement. There is instead a temp builders fence resting within concrete supporting blocks. This has been there for nearly a year. As Ive stated previously... the notice to this temp fencing (in Oct 06) stated "works complete in 4 weeks"    :-(

As for pool availability, I personally would prefer the pools open all year rather than being closed for 6 months from Oct-March.

Global Warming... Some of the bottom street lamps have thankfully been turned off.  The number and brightness of these lamps is just unbelievable.  Think once others move into the village higher up, the obtrusive excessive street lighting will be an issue. Basement parking is also on all night, should really have sensors or at least a simple timer... Thats enough of my green ramblings...

P.S. Will post patio lock upgrade details/spec/options soon.

Its not an AGM on 2nd March, read my more detailed post on Community Fees and AEA for details, its just an update meeting that was arranged after I made a number of phone calls and and had long discussions with AEA about getting their act together. AGM likely to be April/May time frame its usual to have 3 plus weeks notice of an AGM.

Jeff, you are correct the meeting in March is only an update meeting. AEA told me on Friday that they are planning to arrange a AGM in May to get the community going !

As for having the pools open all year,  this may be a tad excessive. Last weekend the complex was deserted with dust and mud all over the place. Remember, the builders are telling us that the site will not be complete until 18mths to 2 years time.

When the site is completed, you may be right to have the pools open all year.
