Hi

I wouldn't like to say one way or other except it is probably refered to in your contract but what you could do is refer it to AEA, the management people.try emailing them on puertoduquesa@aea-administracion.com. when you find out i would be interested to know.

Hi, there are no rules against having BBQ's on the balcony.

Coexistence rules under article 7 of the Horizontal Property Law are briefly....

1. Dont hang clothes in visible places, 2. Place flower pots on terraces hanging on outside walls. 3 Place on the facade any object affecting the properties aesthetics.  4 Place sunshades different to ones established by the community. 5 Place products within the property causing bad smell or dangerous. 6. Install aerials etc different to community ones.  7. Install signs.  8. Place bags etc in communal areas.  9 Throw garbage etc into communal areas 10 Have "loose animals" in the buildings... Not sure if that means no dogs...  anyone any ideas?  11 Generally make to much noise, specifically after 11pm.

I personally would have no objection to my neighbour having a balcony BBQ, especially if invited to it!!  :-)

The rear patio doors however, have no outside handles, so you can not shut them fully to keep smoke out of an apartment if a neighbour has a BBQ and you are out on the balcony. No external patio handles also mean it is very easy to lock urself out regardless of the BBQ issue. I have removed the small catches and fitted locks instead, giving a good level of security. 

Finally, I'm out there a great deal and have found all neighbours very friendly and courteous. It seems to be a very nice place to escape to.

thanks for info...especially considering it was 3am when you posted it!!  I am interested in your solution to avoid locking yourself out on the balcony problem. is it difiicult to do? 

I am over again in mid feb and will attempt it if its not to difficult.

Also does anybody know who is responsible for planting the communial planters on all the stairways. I have asked both AEA and developers and they bothy think each other!!  When we eventually do have the meeting with AEA that is an item that needs addressing.

John, well who was responsible for planting all the common landscaping? I would think it was the developers - so one would imagine that they are responsible for planting all the communal areas, including the stairwell planters. Obviously, it's up to AEA/the community management to maintain them, but surely the developers have to plant them, as they have done elsewhere on the development. What do you think??

I agree with you Jan...but all i got from AEA in the office was a blank stare and a rather good intepretation of Manuel from Fawlty Towers ' i know nothing'...i will try again ...lets see if they respond

I see nothing wrong with BBQ on balconies as long as you guard against excessive smoke etc. We have BBQ in are current community and it never causes a problem.

Also if you buy a Plancha (a hot electric plate) for about 40 euros it will cook steak, veg fish etc and just plugs into you balcony socket.

As far as safety is concerned in most kichens people have wooden cupboards next to their cookers and they cook inside the house!!!

Does anyone know if there are areas, say near the pool, where residents can barbecue - like communal barbeques? I did ask Maria (developers rep) this question when we were there in the summer and she said it "depended on the community". Maybe, if the space is there and it's practical (and safe), it could be something the community can consider building/installing ourselves (with proper permission being applied for, if required, of course!). Does anyone know if there are local regulations governing this sort of thing?

Jan...the answer i got from AEA was that there are no BBQ areas around the pools so i quess Maria is correct in that it will be up to us, the community,  to build/install one as you say , ( following all the correct procedures of course)
