Hi All,

We have bought a ground floor corner apartment in Block 12 Edifico 44 and  have some concerns about the low level terrace walls, we spoke to the After Sales lady, on our inspection visit in September, about installing some security grilles.  She said that it would be cheaper if those Community members who had a similar request to pool together and get it done as a bulk order. If anyone else is interested?  Please let me know.

Also, is there something that can be done about the visible plumbing under the sink in the family bathroom and can we install a bigger shower tray or make the shower into a wet room? 

Does anyone else feel that the floor plans did not justify the layout, say for example, the lounge?  Also,

Did you buy off plan? Unfortunately plan does not = commitement its an approximation. My apartment in Block 8 is smaller than the plan I was given by 2sq m but the balcony is bigger by 1 sq m. Also the door to the 2nd bathroom is in a different place - but its a better place now.

I need to look at my plumbing when I get the key and can perhaps can comment further.

I have a ground floor apartment and intend to put spiky plants in the balcony wall pots and they have very sharp spines. Also you should find all lower windows and doors have electric persianas (shutters). You should add if appropriate a center locking lock to sliding doors, these are not expensive.

I have another property in Manilva and added these to all my sliding doors. I aslo add opening grills to my garden patio door thee were made my a guy in Estopona and were very reasonable, I have his details and also the details of a Spanish guy in Sabinillas who does grills/wreckers.

We would certainly be interested in grills for our ground floor apartment, at least on the second bedroom window. (I don't believe the electric shutters are that secure, although would welcome comment.) Is this something that would better be left until the whole development is finished, so a quote could be obtained for all those who wished to have them installed? And is this something that we have to obtain the community agreement to? Jan

Thanks for your input.  We are completing in Jan 07 (to avoid wealth tax!) and hopefully by then the Committee will be up and running to allow us to liaise with other ground floor apartment owners with similar concerns.  I too have security concerns about one of the bedrooms with its own balcony. Our terrace is 54m2 so it's a large area to secure.

Re the plumbing issue, I look forward to receiving your comments/advice on this in due course.   I was a bit disappointed that the promotional images prior to build reflect a very different look to the end product, however after reading other people's horror stories I should be grateful for the quality and reputation of this developer!!!

Unless I am wrong I don't think wealth and income tax (renta y patrimonio) changes in Jan 2007. The only change I am aware of is capital gains becomes the same for residents and non residents. Anybody else heard differently. Jeff
