Habitation certificate

Does anyone know how i can get the habitation cert, I have all services and the deeds, The Lawyers dont seem to want to know.

Hi

Habitation certificate is issued by the town hall and it should be free,

hi  Goldie   We have never had one issued as we are 6 year old community, bulider out of bussiness.

As I understand that you cannot have water/elec connected unless the builder had applied for the cert.

You have to have an archietect to sign the building off.

If you look in the search box just under home at the top then type in habitation there are threads that cover this in more detail

As an individual owner you can also try to get your habitation certificate. You need to apply for this at the Town Hall. Planning department.

I believe that normally the reason for not issuing a certificate is that the development in not finished (in the eyes of the Town Hall) or the builder added things that were not on the plans.  Not finished can mean anything, even if it doesn't affect your house itself.  I know of one development here where they will not issue the certificates for 8 totally completed properties because others on the other side of the road have not been finished - and never will be because the builder has gone.

You should ask the Town Hall exactly what is the problem in issuing the certificates and then you will know if it is something you can rectify as a community.

Does your community not have a presidente or an administrator you can aproach for any information? Looking at your community does it look finished?

Go down to the town hall and find out what is going.

Having read this post and Maria's blog re HCs does this mean that if you do not have an HC then you can sue the builder for return of the funds paid ??  We completed on our house in 2005 and switched to Aguagest and Iberdrola about 18 months ago which I have been told means the HC is approved although I have not seen it ??  Our administrator has contacted the Town Hall but it has still not been issued

Assuming our builder is still in business can we sue as the HC has been outstanding for so long.  Please advise.

Could you not get your lawyer to look?

I did ask if your community has a president or administrator? maybe they can help on this. unless you are fluent in spanish I think you are going to need help with this.

Sorry do not understand what or where to look on the deeds!!

You do need to go to your town hall, any lawyer will look through the deeds to see if it has first occupation license at a cost,
