rental agent fee

im about to say yes to a 3 bedroom villa with pool in the almeria area for long term let. im being asked for 350 eu for a contract fee is this a good price?

Depends what the rent is. In the old days agents always asked for a 1 month fee called a finders fee from the tenant. This is illegal in the UK but I dont think it is illegal here.

Most agents get a fee from the owner equivalent to one month and as rentals are in abundance, most agents dont ask for any fee from the tenant, just the owner

However, you could refuse to pay it but if the property is what you want and it is a desirable property, then you may risk losing it to another rentor, so assuming its 50% or less than your monthly rent, its not unreasonable.

Some agents here are asking 50% of the monthly rent as their fee from the tenant.

Hi,

In my experiance a 1 month fee is usually paid to the agent if a contract is being drawn up, this amount sounds ok to me as the agent has done all the hard work of finding a rental for you.

Things have changed a lot since the old days - mostly agents get their 1 month from the owner and not the tenant

We had an agent who showed us a 3 bed apartment for rent.He said it was 700/month and we had to pay 700 commission to him. We nearly took it but the next day I called another agent and he showed the same property for 600/month and no commission as the owner was paying it!!! We took the property but it is unbeleievable to me that he not only wanted the 700 from both the owner and us,he was trying to take an extra 100 a month ON TOP for himself also!!

Why can't these people just do the job they are paid to do and be happy? Why try to rip people off also?
