 I am thinking of buying on Roda, I already own a property in the area but am thinking of a change and also rent the property for holiday lets. Information on the resort is quite hard to come by and I have a few queries if anyone is interested in offering their opinion, you can always send a private message if you dont want to reply in public.

So here we go:-

1. What is the situation with the community and debtors? Is there a problem like most resorts and how could I obtain details/financial situation.

2. I am looking at phase 4, are there any issues with burglaries here as it is near the rear entrance?

3. Are there issues with thefts, burglaries in general on the resort?

4. How do people find living/holidaying on the resort, is it a nice place to be?

5. Is satalite tv provided by the community or do you need to make your own arrangements?

6. Is there anywhere I can be pointed for more information apart from here?

What I would suggest perhaps is that you book a week's holiday at Roda Golf and sample what it has to offer.  Lots of us on Phase 1 and 2 bought  with "blind faith"............some would say it is the best thing we have done and some would say the opposite - as in all things it is a matter of opinion.  Personally - if I had known then what we know now we could have bought without a mortgage at today's prices - but hindsight is a wonderful thing.  Personally I am very pro Roda Golf - it's a great place and very well maintained generally.

Like Sandra I love Roda Golf but it isn't all roses as some would have you believe.
Equally it is a lot better than the doomsters keep saying.

Thanks for the replies. I look forward to hearing from you pommels, sounds like you will provide me with a balanced view. Would really like to hear of any potential problems that exist before rather than later.

Quite eager to hear if the burglaries are an ongoing problem as that would be a major worry.

We have never regretted buying on Roda. We visited friends in La Tercia this week and that is nowhere near as nice as Roda. Sure there have been few break-ins (us included) but that is sadly true of every resort in Spain. Now is definitely the time to buy because when everything decent is sold there will be no other properties to buy as none have been built for 4 years. Roda is the #1 golf resort in Murcia for sure.

Shame you think about La Tercia - it has different qualities including some stunning gardens, fantastic views to the mountains and wonderful swimming pools, walks, great air and really lovely spacious apartments (we have one).    It is a different concept to Roda and is much more open and less densely built.  Both resorts have their qualities but I do agree I htink Roda is one of the best in the area in terms of location and the aspect of the resort.

I would definitely lean towards Roda, especially the later phases (3 and 4) as there is much more space and the gardens are fantastic. OK it is a bit far away from the main entrance but quite honestly I much prefer to sit and relax with a lovely view, lovely gardens and peace and quiet without being overlooked that much. We are on phase 3b and very happy. Resortalia is doing  a great job in making sure that it's as good as it can get in the current economic climate. If only the debtors would cough up what they owe it would be even better. Good news about the pool wristbands/cards and the extra pool security, it's about time those that don't pay realise they can't blatantly stick the finger up to those that do. Should be interesting this summer......

Roda is lovely ,however it must out of all the golf resorts have the worst shop for food etc in murcia ,so small and lack of choice a part of roda and the only one ican think of let's it down .

It's interesting to see that every other community is now adopting wristbands.

We did this on phase 2 in 2010. Initially to stop "ousiders" invading our pools.
Now we are not re-issueing them to debtors so hopefully this will mean a few will pay up if they want to use the pools.

PS It's not Resortalia that are doing a great job. It's your president

Hello Goose,

I don`t think the shop was ever meant to rival Mercadona. It is a small convenience shop, that I use for those items I run short of, or newspapers, the occasional bottle of wine etc. I do not know the people who run it, but I do not think they make a fortune. Roda would be poorer without it in my opinion.

we too love it at roda!

7 years now and no regrets at all.

we use it mainly as a holiday and when we go elsewhere we always compare to roda and most times roda wins.

the wristbands are a good idea and we too are pleased that debtors will not have them as its about time they were punished or shamed in some way.

I know you always get non payers in every resort and even at home but its still annoying.

all in all though the location is great.

We recently had to cut our losses at Roda and walk away from the apartment we owned for nearly 10 years which had dropped in value by half, so if you are thinking of buying now there will be some great bargains.

If we were in a position to buy again I would still go back and look at properties on Roda even after all the heartache we have been through, its a great resort and a perfect position ( not to far from anything but far enough away from the hustle and bustle) we had many happy times there and did quite well with rentals (although mainly peak season) unfortunately our plan was always to sell when property prices went up but as we all know now that didn't happen.

The only downside are the astronomical community fees which always seemed a lot more expensive than anywhere else and more than we were lead to believe.

We own an apartment on Phase 4 and love it! Yes it's a long way from the main entrance and the clubhouse but that's never been an issue for us.

We initially spent 10 days staying in an apartment on Phase 2 to get a feel for the resort and whilst we thought those apartments were lovely, we (personally) loved the feel of the apartments on Phase 4 far more. Both the Ground Floor and Duplex apartments have great layouts to them and they all feel pretty private whilst also having easy access to the pools.

Also we haven't heard anything about wristbands being issued - is it on a thread here somewhere?

Wristbands

This has been adopted by Phase 1 and is currently in place on Phase 2 in order to prevent unauthorised use by outsiders (common problem on all resorts). 

We are on Phase 1 and I think every phase has its charm and appeal.   For ourselves we are pretty secluded and have a terrific ground floor apartment in lovely gardens overlooking the pool and we are so pleased with our location.  It's also only minutes to the clubhouse and golf course, the tennis courts, access to Los Alcazares, supermarkets etc.

ah right - thanks for the reply Sandra

 

I guess it's not so much of an issue on Phase 4 as there are less people using the pools in general anyway BUT we have noticed quite a few people from villas coming across to use the pools, so I guess it would be good to introduce wristbands on all of the phases if possible in time.

 

We loved the feel on Phase 1 - especially the townhouses there. In fact I agree that all the Phases have their own appeal for differing reasons

I don't know what the community rules are on Phase 4 - but have been told that since the villa owners do not contribute to the cost of the pool maintenance and other costs then they are not entitled to use the pools - I would have a chat with the administrator or your President to find out what the situation is on your phase as I am not sure.  Hope this helps a little.

I think you will find only a few of the larger Communities have adopted the idea of wristbands first introduced by P12 two years ago after hearing of the success that La Torre had in both encouraging debtors to pay up as well as preventing outsiders using the pools.
La Torre are extremely forceful in enforcing use of wristbands at all times. It is to be hoped it will eventually be accepted resort wide at Roda which makes far more sense.
Sadly due to the complicated Community structure, owners are only permitted to use pools in the Community they contribute to and villa owners, not being in a Community were never permitted to make use if Community pools, a nightmare to monitor, especially in Phase 4 where villas are so close.
Cost of purchasing and monitoring wristbands is also an issue and I believe Phase 4 budget is hardest hit by the developer not paying Community fees on apartments that never completed, an ongoing problem for the resort but especially phase 4.

Perhaps if the developer and Town Hall had thought of charging all owners initially, fees for use of pools we could have use of pools anywhere on the resort if we paid our fees, but is that too simple.
Still sounds easier than Entity fees plus Community fees plus IBI etc. umpteen communities, numerous contracts and contractors, too many AGMs and so on.

just a thought on use of pools ....  as phase 4 was the most expensive phase and to my knowledge the only phase where there are separate pools suitable for young children and I believe the number of apartments per pool to be less than earlier phases ... perhaps that's why there is a reluctance of the community to "open up the pools and garden areas" .... having paid a premium for these facalaties in the first place ... I cant really see a need as to why anyone would want to use other phases pools and gardens ?

Debbie - if I've missed your point then sorry, but the wristbands aren't about opening the pools up, it's about shutting them down to outsiders! We got a lot of invaders in Phase 2 about 3 or 4 years ago. Who would arrive from San Javier with their sunbeds and picnic boxes and lounge around all day. With no access to toilets you can guess what the issues were!

Once we issued bands the invaders moved to phase 3. Away from the cameras and a lot quieter so they didn't get disturbed by security!
