I have just found this on the new Hacienda Riquelme Golf Resort website when surfing and drinking wine to cheer me up due to the miserable Sunday afternoon weather.  It is their subcommunity rules.

"- THE POOL OF THE COMMUNITY WILL BE CLOSED FOR SWIMMING FROM 9.00 P.M. TO 9.00 A.M.
- PARENTS ARE FULLY RESPONSIBLE FOR THE SAFETY AND SUPERVISION OF THEIR CHILDREN AT ALL TIMES.
- CHILDREN SHALL ONLY USE THE POOLS IN THE PRESENCE OF THE ADULTS WHO WILL ULTIMATELY BE RESPONSIBLE FOR THEIR SAFETY.
- NO BALL GAMES IN POOLS, GRASS OR PLANTED AREAS
- NO BICYCLES ON PLANTED AREAS OR GRASS.
- NO SUN BEDS OR CHAIRS ARE ALLOWED ON PATHWAYS
- NO AIR BEDS ARE ALLOWED ON THE SWIMMING POOL.
- NO JUMPING OR DIVING IN THE POOL
- WASHING LINES ON THE FACADES, BALCONIES AND RAILINGS ARE FORBIDDEN.
- PETS SHALL BE KEPT ON A LEASH AT ALL TIMES IN THE COMMUNITY AREAS. OWNERS SHOULD NOT ALLOW DOGS TO FOUL GRASS OR PATHWAYS. 
- ALL RUBBISH TO BE DISPOSED OF IN THE APPROPIATE BINS. PLEASE DON´T THROW LITTER
- NOISE LEVELS TO BE KEPT DOWN"

Does anyone know if PW have any rules like this in place for our Jardines?  

I know the washing line rule is in force in England as a covenant in the deeds in some posh suburbs where you are not permitted hang washing to dry on show in your own garden.  The pool hours seem rather limited as well especially for people who enjoy an early morning swim.

Written and proposed by Mr & Mrs Grump, seconded by the Miserable family and voted on by the fun police.

I agree there should be a time the pool closes and opens and people should be reminded to consider others and the safety of there kids but this notice is a joke.

I agree Phil the "bar humbug" family must have put those rules together, they should be entitled "Let stop all the fun rules"

boring sods !!!!!  Lets hope we can put together a better community committee to come up with something better.......

Last few places we stayed 9pm was end of use for the pool and there was a siesta time 12-2pm for non use of the pool in the afternoon which also allows the pool guy to come and test the water and do some cleaning. Dont remember a start time but I suppose its to reduce noise for people who dont want to be awoken at 6am by people jumping in the pool!

Well I for one will find it pretty difficult as a perm resident to stick to the no washing line rule, as what the heck am I supposed to do about drying it ??? I thought the back terrace where they have plumbed in for washing machines would be for that purpose as it backs onto the car park area anyway so cant see how it could offend anyone, and as you say people like to have an early morning swim before it gets too crowded especially during peak periods.  I think we will all have to get something sorted pretty damn quick so far as committees are concerned before they turn it into colditz

Rules set by old farts intent on creating a retirement village with no kids allowed except at visiting times when they should be patted on the head, offered a biscuit but then be seen but not heard. Please shoot me if I ever get like that.

If Condado does get like that then can i be Steve McQueen on the motorbike jumping from apartment to apartment to escape ?

Bah Humbug................. it's mainly a holiday resort for people on holiday and whilst it shouldn't resemble Magaluf i for one think it should retain a sense of 'holiday' perspective, and for those moving out there permanently then it will soon become a dull place for them if rules like that get imposed.

No balls in the pool, no inflatables (I agree no dinghies and bouncy castles, but a lilo is more than acceptable), no jumping in - it's a pool, it's what kids do or are the HR rules designed for ''no children''.

Off to Turkey to chill out in a few hours

Thanks God I've not bought on HR (they probably say the same ) ............

I am enlightened daily re all the content of the threads and have images in my mind of all the key contributors.

Thankyou for all the assistance you are providing a complete amateur re purchasing a property at Condado.

I have to ask:

Who 'polices' the rules that are made by the 'committee'

Currently picturing 'The Major' from Fawlty Towers

The impression I get is that our place won't be as miserable as the HR rules, thank god. People on this forum want to enjoy the place not be scared to laugh. Being reasonable at the same time. If we weren't allowed to dive into the pool at my Brother's place in Torrevieja then my kids wouldn't have had the laugh they had at my belly flop into the pool, and yes it did hurt. 2nd dive was perfect though.

On the general forum there's been a few sets of rules and regulations and I think theres an insurance link. Think the 9pm cut off is because of dusk falling and to prevent people using the pool after an evening  of socialising, a start time  is again about health and safety --people being around when the pool is in use, although 9am seems  a late start. These criteria seem to be pretty standard, anyone who's stayed somewhere with a community pool will have seen rules like these and hotels usually have these restrictions. On developments I think they are often governed by the full time residents. Its possible they'd have a pretty limited effect on owners except in the mid July and August holiday time. Its one aspect of community living we'll have to get used to. I know in Spain the adverts have been promoting Condado as a place to live for young familes rather than for holiday homes, rental opportunities or retirement.  But it would be nice to be able to use the pool before it got mad busy.
 

 I suppose its not just about making it right for  people who are resident or there long term, or people who dont want anyone bouncing in and out of the pool at 11pm, but also about families with young children and babies. This was a reason we were given for the bbq/ covered seating areas being taken out of the gardens. Polaris bacame concerned about the health and safety of who would use the bbq and who would 'police' the use of the seating area which would become a gathering point and would be the possible cause of complaints about noise/late night drinking. Pity because they looked a  nice feature but looking at the whole picture its also because there's so many apartments that will be rented out and no-one knows who their neighbours will be from one week to the next unless the Spanish promotion has been so successful alot will have been taken by Spanish residents.  Certainly the apartment prices must have been good for 1st time buyers.

With that in mind I'm wondering who pays for the insurance because I imagine there must be an insurance policy-everything has insurance doesnt it? Do you think Polaris have an all encompassing policy for accidents and injury because they have the maintenance covered?

As I said earlier on the thread one pool we were at closed 12-2pm for the pool guy to get access and by closed I mean someone locked the gate !!

Just Returned from a week in an apartment at La Torre. 

The communal pool was officially open at 10 am, to allow the pool to be cleaned, and closed at 10pm, by which time it was dark.

Saw a handful of people using the pool before 10 am but only after it had been cleaned and no one in it after about 9 pm.

can you ask them when we are allowed to partake in consumption of alcohol..... is this on a curfew too!!! i will let my kids know that if they goto HR then they must not enjoy themselves......... hope Mr Grumpy doesnt get on jardin 10 committee

Complete tomorrow, over in September

Can't wait to meet everyone, Kids included.

Stopped on La Torre last week it was like a ghost town and when you did meet anyone they didn't speak.

So come on everybody lets have a good community spirit and enjoy ourselves.

The jardines are just a block of apartments without the people . It is us who make the community and gives the place life.

Think the size of the various Jardines will lend themselves to a community feel especially for full time residents. Read on one of the other threads there seemed to be quite a lot of Spanish residents which goes along with the advertising in Spain- family orientated living- and should make it less an expats district. They are often used to the community living idea so I guess may guide the rules and regulations but I doubt they're too restrictive, its just this isnt Magaluf.(and judging by my various sons photo's that might be a good thing!)

I saw the same rules displayed at one of La Torre pools last week. However people were in the before 10.00 and using lilos.

I did'nt see any one from PW checking the pool areas for rules being followed.

I saw the pool cleaning man every morning and people where in the pool sometimes during the clean he never told anyone to come out.

I think they have put these rules up to prevent any accidents, therefore they will not be held liable should an accident happen involving any prohibited activities.

I like the idea that that it will be a friendly community not enough of it these days, can't wait to go and stay out there and meet new people who share the same dream.

If everyone on Condado has the same outlook as the majority of people on the forum then it will be a brilliant atmosphere out there.

I for one like the idea of pets on a leash....I have a concern that cats are going to use the childrens play area as a litter tray.....just got to work out how to put cat's on a leash ;) We live on a private development in the UK and believe me some of the draconian rules are one man's castle and another man's prison.....some of the HR rules make a lot of sense, others maybe a bit too far.....I suppose its all about respect to your neighbours....and don't forget most of the people in your/our garden may not be owners and the decent people of this forum!!!
