Hi Goodstich, I agree but life isn't ever going to be that simple, especially if agents are involved.

The idea is that a budget is prepared which takes into account all that the community needs, ie cleaning pool maintainance, lifts and the rest. This budget is approved at AGM and is utilised until the next AGM. There will be an element in it for the reserve fund ( 5% ). You cannot just decide on an amount so that you can build up a fund goodstitch44. All monies have to be accounted for and a budget is just that........a budget........which has been worked out according to the needs of the Community and spent accordingly. Apart from the reserve fund, the budget should be spent each year as decided at the AGM. The Community is not a profit making organisation and that is why it is important for each owner to pay their dues on time.

In my ignorance, I didn't even know there was such a thing as communities and fees when we were looking for a house.

Glad we bought a finca now. We get exactly the service we do ourselves and no more.
