With Spain and in particular Costa del Sol going through a rough time at the moment with the corruption legal situation regarding planning and the lack of occupancy licences etc.

With the opinion in many newspapers and forums that property prices will fall in this region,what are the opinions as to what would happen to property prices should the Spanish government sort out the legal status of all developments which have various problems in the near future.

Seems at the moment that  things are out of control enough as it is so youre not alone.

sunbelt, I can only assume that what is happening now can only be good for the industry.   It is important that the relevant authorities take control and sort out the licencing mess which is so prevalent everywhere, not just Marbella. 

Whether it will affect prices I don't know, but maybe in the long term when consumer confidence returns.  Many people still feel there is a risk associated with buying in Spain, particularly off plan.

This is an interesting question sunbelt.

Take the current problem in Catral CB.

1,500 homes are under demolition order as the building licences were issued fraudulently.

They must have had licences of occupation on completion which was over 4 years ago. 

If the domolition order goes ahead, does this then "free up" 1.500 licences of occupation to build in another area?

Will this increase or decrease property prices in that area?

Would this have any effect on the official Government figures?

I am no expert and may not have grasped things properly, so if anyone can answer this question?
