We were out in Roda last week and took a drive over to the "beach club", our last visit was  May 2006 and from what I can see nothing has really happened since then. The guy in the sales office told me they had dug out the pool area but this is not the case. I will upload some pics later.

well done,u got inside.i hope it wasn't you that put all that spray paint on the walls.its nice to see they have moved in a step ladder.the workers may have been on a tea break.its a start at least.id say they are struggling to get planning for change of use from residential to commercial.when i was there a few months ago there was a a few new villas/houses beside it and i said to myself if i owned one of them i wouldn't like to see a beach club opening up beside me.we can only wait and see.

every thing takes time. Just having a look a an old thread for the beach club when it was covered in spray paint ( have a look at the posts below)and it didnt look like it was going to make it. It is probably the most exclusive club in th area now,was it worth the wait.....id say yes. Whats another few years to wait for probably the best resort in murcia. People put money into pension funds to retire at 65 and cash in and there is nothing more thought of it while the amount is deducted from their account every month.Id prefer to send my money into roda or corvera rather than paying for some wiz kid flying around in his new sports car selling pension funds that could be worth nothing on maturity. Think 10 to 15 years ahead with roda not next week and if they dont have the hotel finished by then have another look at it.

Great way to look at it Ace, and I can see Roda being one of the most excellent resorts in Spain, but I know a lot of people that are shelling out a fortune every month in mortgage payments that they just can’t afford because the money they end up with from rentals just about covers, community fees, insurances, Gas/electric, wear and tear, key holding, advertising ect ect.

We rented our apartment for over 20 weeks last year and I think we need about 35 weeks just to break even, and the bummer for us is that we live in Spain and don’t even use it as a holiday home. Like I have said before, good luck to anyone who has a place at Roda with no mortgage and can just use it as a holiday home, in that case great investment, but for the rest of us.............Roda Get Your Finger OUT!!!!!!!!!!!!!

great post ace and very posative if you have already completed , however if you havent and have been financailly disadvantaged by calidonas delays theres not a lot of difference between pension salesmen running round in sports cars and property developers running round in mercs while earning interest for four years on our money !!  just a thought but equaties usually  recover quicker than property ( especially holiday homes ) and guess what theres no community charge , no insurance , no wear and tear , no tennant worries , just the worry of will they loose money the same as property !!  so if your happy with your investment being worth in the region of 30% less than a couple of years ago and still loosing value with little chance of rentals covering outgoings as you say RELAX  its all going to be ok in 15 years just keep pouring money into it in the meantime .

I THINK SEARAY HAS THE CORRECT OUTLOOK ,SORRY ACE YOUR ANSWER DOES NOT EQUATES, BUT   PERHAPS IF  RODA GAVE US WHAT WE WANTED IE. HOTEL COMMERCIAL CENTRE ETC ETC  AT THE START AND NOT WAIT 10/15 YEARS FOR IT TO BE FINISHED WE COULD BE ENJOYING  IT / EARNING FROM IT

I still believe that RODA will be a excellent resort for the future

Even without the hotel owners on RODA are in a much better situation than many other local developments for example Hacienda Requelme, El Valle or Sierra Golf, where most of the promised comercial facilites are not there and it is some drive to the beaches and local bars and restaurants  

There are good Spas and sports facilities locally for example the Thalassic centre in Pilar is a fantastic place to vist and well priced or even the mud baths nearby

I think that the most important thing is how you market the property and that you make the most of the location and facilities in the immediate, the more than 20 Blue Flag beachesexample that are within a 20 minute drive and for this you need good local knowledge

The good cheap local restaurants and bars and markets, did you know that there is a Saturday market behind the Oasis commercial centre, less than 2km for the resort

I have visited the beach club and yes it is something different for the occasional day out but as the ferry runs regularly from the port, and because youl take bike on board, you could use this method and explore the area 

One thing that I believe would help the resort and perhaps could be suggested to RODA as a goodwill gesture for the delays in the Hotel and commercial centre, would be is the a shuttle bus, that runs peak season, collecting from all phases and dropping off at the square in Los Alcazares and the beach,, a daily service running from 11am through to 9pm and I am sure people wouldn´t mind getting a taxi back to the development and it would save peple driving, and this could even be used by people on phase 3 for dropping off at the clubhouse

with all due respect you are missing the point ,  all people like myself on phase 4 paid premium prices for a 5* resort with out these facalaties it is quite simply not the resort we were sold !!   and to adopt the attitude of it will be ok in 10 - 15 years time is quite frankly rank stupidity ,  i appreciate that people who have already completed have no option but to talk the situation up and make the best of it after all selling is nearly impossible at a sensible price at this moment in time ... or on the other hand is that what these properties are really worth ??

all that people are asking for is what they were sold and honesty and integrity from the developer !! ( sadly lacking) is this to much to ask ?? ,   perhaps there would not be so many negative threads and adverse comments towards roda and indeed corvera if calidona had delivered what they promised at time of sale .

whilst we all want roda and corvera to succeed people who have invested this amount of money  generally speaking  do not like being treated like idiots , which appears to be the attitude of the developer .... a direct quote from customer services to myself    " check your contract theres nothing you can do about it " as anyone who is used to negociating will know  that attitude is generally used by people backed into a corner who have run out of excuses !!

Please don´t take tings the wrong way what I was trying to do was assist people in the ways to make the most and rent their properties, as I have explained I am not an owner on RODA

People will testify to I have had my fair share of problems in the past however I know, as I visit a large number of sites, they are certainly not the worst

Again no consulation but RODA owners are far better off than people on La Tercia Real where the developer has just closed the site or HR where they have a temporary clubhouse with no opportunity of getting a comercial centre

There are still some re-sale properties selling on RODA, agreed not providing the buyers with premiums but this is a common problem globally and what people don´t seem to mention is the premium they get by changing the euros received back into sterling, based on the current rates

Unfortunately the Spanish way to deal with difficult issues is simply to be ubrupt and close down but there have been some recent cases where legal challenges, based on the promised facilities in the sales brochures but this is a costly and lengthy process and first people have to decide what they want to achieve because even after any legal challengethe hotel will not get built

Unfortunately you have to have tennants in the commercial centres and if you look around there are many empty units wih businesses going bankrupt evey week

I agree with you 100% that it would be right and honourable to get what you thought you were  going to get when you were sold the property but the last thing I thnk that owners is for Caladonia to go into receivership

I think that the Corvera siuation is a whole different ball game and RODA owners should perhaps be seilfish and focus on their issues and work on some creative solutions to rent the properties. Why for example is there so little advertising for the RODA resort and golf course

Again what I am happy to do is to assist people with presenting their properties and are in the best possible light to achieve rental income

i agree with you about helping people rent out there units to help cover costs and to focus on the posative points however that is relevant to people who have already completed .

the euro / sterlig issue is not relevant as it is completely out of everybodys control in fact it works the oppersite  way  for buyers in the uk who are looking at completing in the future .

people on the later phases ie 4 who paid a premium for premium facalaties that as we speak simply do not exist , anyone who completes on the most expensive phase without the facalaties in place is in my opinion commiting financial suicide as calidona then have no incentive to provide the facalaties ie shelving of phase 5 and putting off the decision as to wheather or not they are even going to build the hotel . 

only my opinion but would be interested to hear other phase 4 owners opinions afterall if we complete we could be living on a building site indefinatly , not my idea of a premium resort !!

Had a look around the Beach Club on Saturday.  We drove up the La Manga strip, which was reasonably pleasant at this time of the year - not too much traffic and despite the number of traffic lights to negotiate, the majority of them stayed green.

However, when we got to the Beach Club I have to say that our initial impression is one of disapointment. I certainly would not use the words private or exclusive to describe it at present.  I'm sure it can look very different during the summer when its in full swing, but when we looked at it it appeared very much without its "make up" on.

First impression was that the site is note secure.  Nothing to keep out intruders (or other interested parties like ourselves), save 3 security cameras.  One of the glass doors did look as if someone had tried to force it, but wasn't able to shift the furniture put up against it to keep folks out.  The front gate lay wide open, as did the door on the electric meter at the front gate.

Yes I know the club's not open at the moment, but never the less the grounds looked unkempt (even if you imagined the weeds removed). Last time I had been there was when we had decided to purchase, i.e. before inital restoration work had started on the beach club site.  And what I saw on Saturday was well below the standard of what I feel we were promised.

The beach itself is exactly as I remember it.  I had thought this would be tided up and made more presentable.  In my opinion its far, far removed from a beach I'd desire to spend time on, only being exclusive in the sense of it being remote.

I also looked at the quality of workmanship on the outside of the building again nothing to impress a visitor here, and how tidily it had been left before being closed for the winter months.

Some peple have commented about the number of people (non owners) who may be using the club during its open season. I can only say that I saw lots of much better finished locations in more accessible parts of the strip where I'd rather spend my time, if I was one of these Non Roda Owners.

My intention was not to be negative, although I'm afraid that's the way my comments have certainly turned out.  I do hope that things do look much better during the summer.  But I'd love for some others to visit the site at the moment, and express their view's, since what I saw was not what I feel I was promised, when I bought.

I agree with you. We are phase 4 and are paying what has become an extortionate amount for our apartment if the rate of exchange does not alter for the better.  We were told that all licences were in place by both the solicitor and the sales office.  It was never explained to us about the build licence.  In our contract it does state 18 months from the granting of the licence.  How many of us assumed that as we had been told all licences were in place the 18 months started from the signing of the contract.         How many of us would NOT have signed.

The Exclusive Beach Club is no better than a public open area open to anyone who wishes to use it's services.

The water features are definitely NOT features.

Sometime, anytime in the future there will be an hotel and commercials.

We have waited a long time and Calidona have gained interest on our money.

Some of us have had ludicrous offers of 'compensation' which does not equate to what we have lost in private, exclusivity and lost interest on our deposits.

We hope that Roda will be completed - but when?

First phases got a discount for putting up with no services and the disruption of building.  Phase 4 buyers have had no discount

I think we should be offered a substantial discount  for what we have and are suffering.
