Recieved a letter from Customer services today,  they  have given us new dates for completion it looks as though they will start towards the end of October ? and finish Phase 1 in  December. We are towards the end of November.

With completions coming up it may be of use for you to stay at neighbouring Senorio De Roda.Please PM me if you need accommodation,i can also advise with help on things such as air conditioning etc.Good luck to all that are due to complete,

We got a letter today from Roda confirming our completion date for 30th November.  (I think English in the letter was appaling worst we received from them to date)

Mentioned something about €600  for services as well.

Yes, I agree the letter was badly written and I have pointed this out to them.  I have asked my solicitor to comment on the 600Euros connection fee.

I am sure there is nothing in the contract of sale to say there would be a separate charge for utility connections. It will be interesting to hear the reply from your solicitor.

Our solicitor did mention something to us about connection fees to services.

I think its kind of like prepayments for services.

Did you get any response about the terrible letter we received.

I am still awaiting a response from my solicitor regarding the connection fees.  As for a reply from Roda - I have not recieved one, and to be honest I'm not expecting one.

has anyone actually been in one of the 2 bed apartments.

How are they size wise as I never received any room dimensions.

Am concerned that furniture package only includes a sofa and no armchairs. Is this due to lack of space

any information welcome

I was told last week by David Sanchez the total completion of fase 1 would possibly not be until Feb 07.

Fase 2 is now estimated to be any time between Feb 07 through till Sept 07.

Looking at fase 3 i would say you are looking at end 07 early 08.

The good news is the development looks top class/ 5*** and i am sure we will all be very happy with our investment.

Does anybody have any views/opinions regarding the €600 optional charge for transfering the utilities from the developers name into the owners name,payable on completion day? Both my solicitor and agent seem to think this is a typical amount to pay,but personally it seems another money making exercise! I suppose there is piece of mind that you won,t be cut off at a moments notice,but it  comes at a price

For our villa near Torrevieja we paid 440 euros for water connection & about 340 for electricity. On Roda there is also gas, so 600 seems reasonable to me.

Hello,

I'm a new member and I was doing the snagging on our 2 bed penthouse apartment 2 weeks ago,we gave Roda a list of 20 items that we were not happy with ( dents on front door, seal on patio door,etc etc ) Overall we are very happy with the Quality and Location of the Resort however in our bathroom the hand basin unit seems too big which squashes the toilet which is on top of a radiator! Anyone experienced similar problems?

In reply to Dolly the lounge is an ok size and you can get a chair in as well as a 3 seater settee, the marble floor is realy nice with a marble border.

Roda wanted me to complete but I have delayed until snagging has been completed hopefully complete end Dec/Jan.

Hi Joe Bon

Welcome to the forum.

Did you do your own snagging or employ a company?  It would be good to find a professional 'snagger' for Roda because they would be wise to some of the typical defects the builders may have made.

I did not realise you could delay completion until after they had attended to the snagging.  Is this the normal way it is done?  Reading some of the other comments it seemed to me that some people get very little notice of a completion date so had to snag then complete on the same visit.

I also wondered, irrespective of the snagging, if we are able to delay completion in case it is at a time that does not suit.  I must have a look at the contract again but would appreciate any info.

      Roda are quite good regarding completion dates,they wanted us to complete the week before xmas,but we told them it wasn't suitable for us and we gave them some alternative dates,in which Roda duly obliged.Having said that,we should have completed back in Aug but the apt was nowhere near ready.

We think your idea of a 'professional Roda' snagger is a great idea and would be interested if anybody can reccomend a good company to carry it out for us.

Another option is to inform fellow EOS members of there snagging list,and in time it might highlight common faults?

We will certainly do this when we eventually comlete.

What block did you purchase in.

We are in block 2 anyone else?

in Some of the photos just put up apartment blocks look a bit on top of each other. would love to hear how it feels from  anyone who has visited lately. Was also concerned about shadows particular around pool area.

Hi Mrs H,

We did our own snagging but think its a great idea if you could get a professional to do it, Our solicitor suggested that we should delay signing until we are happy with the apartment and of course it saves paying mortgage for a month or 2 and hopefully phase 1 will be fully completed by them.

Sounds stupid but don't know what block we have bought on, Only know unit no is 01-23-3-DAC.When you enter site turn left 500metres on right over looking pool.

Apartments don't seem do be on top of each other they all look fine to me.

Does anyone have an update on Furniture Packages?
