We are due to complete this month and would be very grateful for any advice if you have already completed.
We want to have everything in place before we go out to Spain and are sure we must have missed something!

Don't complete unless you are 100% happy with everything, don't be inpatient, get all the snagging done first, cross the T’s and dot the I’s. We completed on the 20th December 2006 and our place was eventually ready for occupation three months and three mortgage payments later. If we knew then what we know now we would be a few grand better off and have a few less grey hairs. They will try to rush you, DON'T LET THEM!!!!

I agree with Mike, we also completed in December, however I delayed our completion. We used Roy from Inspectahome who carried out all our snagging. One thing to look out for is that Roda failed to put in a waste pipe for the washing machine, so therefore when the washer was installed it had to be left unconnected. GET YOUR SNAGGING DONE PRIOR TO COMPLETION!!!

Whilst I agree with posters that you can delay until you are satisfied things are moving forward I am not sure you can delay completion until after snagging is complete unless of course it is a major structural problem.

I think you would have to look at one of Roy Howitts posts or look at his info pack as I understand it Roda have 30 working days to put right any snagging problems and you have 1 year to highlight snagging issues, I am pretty sure they would be demanding money before then.

It may be a good idea not to move furniture in until most snagging is done, but be warned the 30 days invariably overruns.

I would certainly contact Roy for one of his completion and snagging info packs.

Also check with your solicitor as you may be able to get snagging written into the documentation.

Completed on phase 3 last Friday , and i must say it all went so smoothly, cannot believe how simple the whole experience was , thanks I must say  to a very professional solicitor, likewise a managemenyt company, and furniture supplier.

All of which i would recommend highly, and we are certainly willing to recommend to anyone that would like to PM us.

I have completed on a few properties on Roda recently and can highly recommend Superior Golf Properties Murcia.

The business is operated by an owner on Roda Golf and Beach Resort and he could not do enough for me. He has contacts for solicitor, bank, mortgage, furniture and all advice given fully checked out. He saved me a lot of legwork and everything he told me has borne fruit so far.  I am a seasoned property investor and know an honest broker when I meet one.

I would suggest using a reputable management company to help and assist, it is essential to have somebody reliable.

 

I would also make sure you are working with a legal entity and that they are a registered company, I have heard a couple of horror stories already, if the company you use is an SL company (limited company) or they are legal "autonomo's" (legitimately self employed) then I would suggest you will be ok.

 

Do not be tempted otherwise, they could simply dissappear tomorrow.

I agree with Marvin, although the agent I recommended is not in rental management as it is a very specialised area. I had Superior Golf Properties Murcia checked out before I used them and the owner is a legal autonomo. I was hugely impressed by his knowledge of the area, strong contacts with the banks and great working relationship with one of the longest standing firms of solicitors in Murcia region.  

Good luck and if you are using a management company for rental etc my advice is to use one which is well established with a good track record and ask for testimonials from satisfied clients. Marvin is right you can´t be too careful and I am sure would agree that there are a lot of new management companies which have sprung up overnight in the region with no standing whatsoever and no track record.    

You could also check for feedback on the forum where a lot of Roda owners are using management companies and will be happy to give you their opinions.
