Hi!

         we are about to complete on phase 3 and wanted to ask people on the other phases if the have done anything about  removing the brick work on the kitchen windows. I feel the it makes the kitchen very dark. I have been told that you must ask the other owners of the block in order to make any changes. Have any of the other owners done this?

Hi margaret,

we are on phase 2 ,and i know what you mean about the windows making the kitchens feel dark. But i think if some people removed the bricks and some people did not it might make the resort look a bit odd!!

If ground floor apartments wanted to remove these brick grilles, then some other sort of security feature would sensibly have to be installed i.e. the metal grilles and then we are starting to change the whole nature of the architecture.

Any external changes to any apartments on Roda are prohibited by the By Laws. If there is a very good reason to have these external changes made eg safety etc they then have to be approved by the community and would also have to go to an EGM for your community. I know this from a neighbour´s experience in Phase 1. The changes would have to have 100% approval at the EGM as well so it is probably not likely to happen as the last lady says the ground floor owners would have to have grills installed instead. To be 100% sure you should probably mention it at the AGM for your community or contact the administrators for advice.

Hi!

  Thanks for the imformation about the EGM where these decisions are made. When you say the community are you refering to the other owners in the block or the owners in the whole phase? Sorry but am not too clued up on this. You also say that alterations will only be made if there are safety issues. An earlier thread from phase 2 is asking about removing wall and replacing it with railings as it was considered that this would look better, and give a better view from their terrace. The kitchen window that we have is internal meaning it connot, be seen from the outside of the building and we are the last property on the landing. I have seen that some of these windows can be seen from the road but our's will not. Also we stayed on phase 1 last  year and there appeared to be 2 windows in the kitchen but the drawings that we have seen only shows 1 window. Hence the need for more light.
