Hi all,

Would be grateful if someone could please ,explain whether the purpose of the seasun standing order form is also to allow seasun to withdraw the 100 euros which they ask for from our bank account, or should the 100 euros be sent separately?

My brother has tried on numerous occasions to contact seasun for clarification on this and numerous other issues, yet these have all been ignored. We are getting a little concerned that if this issue isn't cleared up soon, then we will be unable to vote at the meeting.

I would be grateful if you can please let me know what you have done in this situation, perhaps you have been one of the very few chosen ones who have actually got a response from the elusive seasun shambles.

I cannot see how we cannot vote as we need clarification off seasun and theyhave not sent us anything

I went recently to SeaSun house to pay my 100 E to be told this had to be paid to the Community account at Caja Murcia in P.R. The ac. No. was in the letter. I think the Standing order is in preparation for monthly charges at a later date. In the end I decided not to pay the 100 untill someone could say what it was for! and will complete the standing order when  monthly payments are required.

Hi All,

We got the same reaction last week when we went to Seasun house. Louis was in Madrid and the young girl whilst very pleasant could not speak english. It seems a lot of faff to transfer 100 euro's into an account when all we wanted to do was pay it in cash so we could get a receipt.

Not that impressed with the Seasun set up as they only rent half an office as well.

We transferred our €100 from our Spanish Bank Account on line, direct into the Seasun account.

The fee is being used for the running costs of the development, cleaners, security, spa, gardeners etc until the community is formally set up & the direct debits start being taken. At present, Key Mare are responsible for the fees of any unsold apartments (approx 90).

If your fees are not fully paid & up to date (€150 & €100) you will not be able to exercise your vote at the community meeting.

We were under the impression that KM were responsible for community fees overall until the official handover and the 150€ was an initial setup fee to be held in a suspense account ready for the handover.   Perhaps we need to clarify our obligations with someone like Maria de Castro?  I am certainly going to take some advice on this point as once paid, doubtful we'd get the money back!

I have emailed Luis this afternoon asking him to clarify this point.

I have also requested proof that KM have paid both lots of fees for the unsold properties.

I went back through earlier emails from seasun and was particularly interested in one dated 7 January which we received on 12 January 2008 introducing themselves.

This was quite a lengthy email from them which contained details of the management of the community areas ie security gardens and spa.    In the final paragraphs it also contained detail of the monthly fee we would be charged when they take over the management of the community and their bank details/standing order form.

It clearly states in the email that

"............For the moment all the owners are exempt from paying the monthly community fee........."

I assume this to mean until they (Seasun) take over from Keymare officially

Also, if we have to pay any more in advance surely it should be different for each property ie calculated against our monthly fees rather than a bog-standard 100 Euro's each?

Valid points ,the problem is who do we direct those questions at ,Luis wants to be left alone.
                                                                                                                                                                                                                                          I for example would like to pay the 100 euros into the community account ,but will Seasun realise who paid what and when ,will I get a receipt or some form of acknowledgement,just paying money in worries me a little.I suppose it will be on my statement it is the other end that concerns me and how Luis will realise and give us an assurance that Seasun and the community are aware of the transfer..

I paid my €250 through my Spanish Bank Account by direct transfer. While inputting the details I was able to give my full name & apartment number as a reference. Assuming this works the same as for a UK Bank account that information should be available to the recipient on their statement.

I spoke to Luis a few days after sending my payment & he confirmed that it had been received.

Noreen------------Why did you pay 250 euros or do you mean 150 on completion and 100 recently? I can see that you probably felt as I do ,otherwise you would not have checked with Luis, but it worked so that is how I will do it. I am over shortly so it will be OK for me to go into my Spanish bank ,not set-up remote transfer online from my Spanish bank,although I do have online viewing. It will be more difficult for others,who have not set-up remote transfer facilities and are in the UK

I paid my €150 back in July to my solicitor & when I checked with Luis about 6 weeks ago, he hadn't got it logged against our apartment.

Then I went to Key Mare & they said they didn't have it.

Last port of call my solicitor - oh yes, it's still in your account, we forgot to send it!!!!

They offered to send it to Key Mare but I told them not to but to send to my bank account in Spain - which they did.

I then sent the full payment to seasun for €250 so I am paid up!

Noreen --exactly this is the type of problem that we are confronted with and it does not fill you with confidence .He has my bank details I thought that he would just request it,but no it looks like I am going to have to act ,tried paying it at the office like others ,no chance.

I have to say this situation was not down to Luis but was entirely my solicitors fault.

I always understood that the S/O form was for the regular payments but it could have worked better if this €100 could have been claimed from bank accounts rather than the hassle that people are having trying to pay it.

Good evening all

Having spoken to Luis today on an owners behalf with regard the 100euro payment being asked for

i understand that the 100 euros is going to be apportioned to when you took your property over

some owners have had there property nearly 9mths so they will be asked to pay more than those who have just completed

i also understand that if you have not paid the 100 euros it will not stop you having a vote at the meeting

Thanks for that information about the 100euro payment to seasun, i also received a message from Noreen informing me of the same.

 Unfortunatly it came just 30 minutes after i had processed an on-line bank transfer.  I only completed in November so perhaps i will get mine refunded or maybe it will be deducted from the first few months payments,  thats of course if Luis knows who has paid what?

Hi all, I am buying on Verandah - having no experience of this previously and most of you on here now completing - who are Seasun - are they the people you pay for community fees - we have not been made aware of what our community fees will be?  Are these decided beforehand?  Sorry if this sounds a silly question but Ive tried to read all the threads to check which Im finding most useful as Dave posted on Verandah to advise we also look at Thallassa threads.   We were told completion last quarter of 2008 - Do we have to complete if our apartment is ready before schedule or can we insist on completing when originally due?

 

I am grateful of anyones comments on these issues.

Hi, welcome

Seasun are our Key Mare allocated Community Management company who are officially taking over from Key Mare for our community areas at our first meeting this Saturday 8th march.

I wouldn't recommend completing on the date originally given as this may mean your property is not finished and fit to be used.  Many of us who purchased on Thalassa have found a number of problems even though the properties were supposed to be ready for our purchase and snagging is continuing several months after our purchase.

If you can, I would advise that although you are eager to complete asap (as we were), in hindsight we wouldn't have signed on the dotted line until we had seen (and been happy) with the state the property was in and ensured that all the snagging had been done.

Thanks for the reply, but I dont want to complete before the due date as such - can I insist that I dont complete - as in snagging Ive been reading quite a lot and may get a third party to carry this out in case I dont know what Im looking for in case its not that obvious.

Are your community fees 100 euros per month?

When did you find out how much your community fees would be? 

Do you as owners monitor ther service that is been provided through your residents/owners group?

 

Sorry I know lots of questions but I need to plan.

Hi Susie

Our community fees are not €100 per month - for a 2 bed, 2 bath ground floor apartment they are in the region of €60 per month. These figures were advised to us by Seasun, our adminostrators.

We are only just about to take over responsibility for Thalassa from Key Mare at our first community meeting on saturday, so it is all still a bit new to us  on exactly how things will work.

As far as snagging before completion, you can do this to a degree but the water & electricity are not likely to be switched on until a few days before completion, so it will be impossible to check any of the appliances or check for leaks etc. Key Mare have been less than efficient in communicating after completion & it is taking a while to get snags sorted out.
