We would like to ask owners of property at Al Andulus Thalassa their opinion of the efficiency and use of the hot water heaters in the property development.

We live permanently in block 25. The water heater as in all the units is 75 litre capacity. It's electrical rating is 1200 watts. This means that for example in a 6 bed duplex unit a hot shower lasts for about 4 minutes and then starts to go cold. We have yet to time how long it takes for the heater to reheat so the next person can have a hot shower. In the summer this may not be so important but in the winter the air temperature gets quite cold especially in the morning and a hot shower is a necessity.

I worked for Key Mare for 6 months during 2007 and brought this to their attention. They dismissed the potential problem out of hand to me personally and we believe they did have a metting to discuss the problem!!! The rating of the water heaters is very low. A kettle UK style for example is 3kw as are electric water heaters, which gives them a faster reheat time. We will post reheat time within the next few days, but would like to hear from other owners to gauge opinion.

We found that we could get one good hot shower followed by a second shower that was half & half.

We worked around it by one shower before breakfast & one after. This worked really well but there were only 2 of us in the apartment. It wouldn't necessarily be any good if 4 or 6 were staying.

I understood that the heaters in the 2 bed apartments were only 50 litres the apartment.

It is ridiculous that there is not sufficient hot water to cater for the number of people that can be accommodated. It should be sufficient for 4 as the apartment is built for that number.

I have yet to complete as yet but I have stayed on the complex with my wife and three children. The water heaters are inadequate and not fit for purpose. They should be upgraded by Keymare .

 I agree Jay. We've recently completed in Block 30 and i'll be taking this issue up (amongst other outstanding items) with Keymare when we're next over in Feb. All owners should do the same.

Don't want to discourage you guys, but AA Hills has exactly the same 50L water heaters and KM haven't changed any of those either.  You will find that the 50L goes into 2 1/2 showers in the summer thou!  You can have a new bigger boiler fitted for a couple of hundred euros.   So many of your problems were our sites in 2006 so you may want to read some of the old posts there about the maintenance company, leaks, sky dishes etc etc.

But I wholeheatedly agree that these type of issues are valid for house buying in any country, although in perhaps slightly different formats and overall we mustn't lose sight of the fact that we are all really lucky to be in the position to buy abroad.

Thanks for the voice of experience.

I think we all know in the rational parts of our minds that all new developments suffer from these types of issues but then when you are banging your head against the KM brick wall, the rational bit disappears.

I am sure we will get there in the end.
