Please every-one email Luis about people not belonging to the complex ,coming in and using our facilities.                                                                                                                                                                                                           It is also a breach of security ,your properties are insecure.I have heard of apartments  being visited by intruders in the night in Vera playa.
If people can come and use our Spa ,others can steal from our apartments,email Luis on marquez@seasun.es

Hi All

I dont often write on this site but i will try and put your minds at ease

when we moved into our home on the hills last year we had the same problem with builders and there families

useing the pool it did not last very long as with outsiders useing your facilities. it is frustating as it is yours but it will stop by default

with regard to giving people ID bands ,stickers in the cars or anything else i dont think it will work with the high number of apartment s being rented out. and most people hire cars to get to and from the airport .

As with anything you decide as a comunity what happens on your site try to make guide lines rather than rules that can not be policed

i visit the site nearly every day checking owners apartments etc, you have a great complex there dont worry to much over anything

it will all get sorted out ,it is spain

Thanks for giving us some reassurance from your own experience.

We know that once the community is in place that many of our issues, if not resolved, will at leat have been discussed & a direction agreed. However, I think everyone is getting a little antsy given how long it is taking seasun to arrange the firsy community meeting.

Obviously, the longer things are allowed to slip, the site gets a reputation & the issues get harder to turn around.

I am sure we will get there in the end.

After others have spotted "outsiders" using the spa facilities, I would like to reitterate my proposal that the locks on the spa door be changed to the same lock as is currently on the "pedestrian" access gate.

Owners and their guests can then enter the spa using this key,(which owners have in their possession), whilst remembering to lock the door after entering and upon leaving. Anybody NOT possessing the key, would then not be able to gain access. The same lock could be applied to the tennis/paddle courts and the same principle applied.

Simple. Relatively cost-effective, and a sure-fire way of preventing "trespassers".

What do others think?

myself and craig littlewood met luis at seasun house on monday

my first impression of seasun was that they appear to be a very proffesional outfit and luis himself a likeable eager chap. he reffered to thalassa as his 'baby' or words to that effect at one point. he immediately brought up the subject of outsiders using the spa as he has been inundated with emails. his response is basically as follows - at the moment he is not in a position to make any changes to security on the site. it is only after the initial community meeting that such things can be decided/costed and acted upon. he does not have the authority to make keymare change the current security structure. keymare are funding the community costs at the moment - in some cases for those of us who have completed this is to our advantage. luis has some useful ideas and i'm sure we can all work well with him and produce a very rewarding desireable development that has rules and porcedures in place to protect all of our interests. with respect to grupo 1 and 2 of the budget - he has agreed that this is to be split evenly which means for those of you with a co-ef of greater than 1/553th a monthly saving to the initially proposed community charge. craig brought up the subject of grupo 6 gardens and it including costs for ground floor units. luis agreed that any units that are xx.0.xx will have the gardening fees from the budget shared amongst those units only - this mirrors the way the lift charges have been apportioned

on a different note the spa although not fully finished is open and the jacuzzi in particluar is superb

If he cannot make changes to security until we have the community meeting,lets have a community meeting.We have a potentialy wonderful urbanisation that needs a structure.Why are we not having a community meeting a simple question the basis of all our discussion,who is holding up the the meeting? Therefore we must put up with others using our electricity ,water and facilities and breaching our security ,also general wear and tear ,which will require maintenance,because we have not had the opportunity to decide .Spanish law states that we are entitled to the basic right to form a community,what are the obstacles that prevent this?

How much would it cost to replace the locks in the spa with the same locks as are currently "in-place" within the pedestrian access gate?

What are the current opening times of the indoor pool or is there not a lock on the door so poeple can come and go at will?

Is there a lifeguard on duty at any time?

Opening hours are not displayed as yet for the indoor pool.

Having arrived at the pool at 7.30pm this evening, I was annoyed to find the doors locked, the lights and jacuzzi were still switched on and, after going to the gate-house to check with the guard if he had a key, guess what? Nobody there! Monitors on but not being observed! Then to add further insult to injury, three gentlemen carrying tennis racquets got into their car and left the development using (presumably) a "key-fob".

Can anyone tell me "What the hell is going on?"

Luis at Seasun House is going to have to answer a lot of questions as to who has the authority to prevent OWNERS from having access to the very facilities we have paid for?

 Forgot to mention that there would appear to be NO lifeguard on duty within the indoor pool area.

THE SECURITY GUARD OPENS THE SPA IN THE MORNING AND LOCKS THE DOOR AT 7 PM, HE SIAD THE TIME WILL CHANGE AND THE SPA WILL STAY OPEN TILL 10 PM. THERE IS NO LIFE GUARD OR  ANYONE TO SHOW PEOPLE OW TO USE THE  JYM EQUIPMENT

THE MEN USING THE TENNIS COURT HAVE A FOB FOR THE MAIN GATE, THEY DONT ARRIVE UNTIL THE SECURITY GUARD LEAVES,

The men using the Tennis court need to be told and also told that the police will be informed,also take the car registration and take some photos of them. If they came to play tennis in my garden in the UK  that would be unthinkable,I see no difference

Keymare must have a list of who they have handed out key fobs to ?  The whole point of having a gated secure complex is that we feel secure and it doesn't sound like our current security team are up to the job ?

Lifeguards - I presume we have to employ them ?  What is the legal requirement ?  There must be a lifeguard / personal trainer out there somewhere who could run the Spa / Gym facilities ?

From a rental point of view, I would want clients to feel that the complex was professionally and efficiently run and secure at all times.

If these people can come and go as they please,why do we need security /gate keeper,pointless. OK  we are in Spain and the culture is different ,but there are more thieves on a coastal resort and we all bought with the guarantee that  we would be within a gated community and now we have out-siders breaching security with ease on a regular basis.I believe that those who enter are placing themselves under suspicion and if thefts happen then details i.e photos and number plates will help the police.

I should be able to leave my apartment in the secure knowledge that it  is being protected ,irrespective of the fact that others are using our facilities.

If I was over at my apartment at the moment I would be tempted to go to Lopez and purchas a lock and chain and then lock those gentlemen in the Tennis Court. It would be interesting to see who they would contact to release them. Just because they have a fob to open the main gate does not give them the right to enter private property.

Does anyone resident/currently visiting Thalassa know if CCTV cameras cover the tennis court area?  If not, photographic evidence will be the best option. Perhaps Seasun should post notices on the courts stating they are for the use of the owners and their guests only?  If the 3 people regularly using the tennis court are not owners/guests, maybe they have obtained a copy key fob from an owner or builder/worker on the site.  Whomever they obtained the key fob from obviously armed them with the useful information as to when the gatehouse would be unmanned and they would be able to come and go unchallenged. 

It would appear from a meeting with Seasun earlier in the week that KeyMare are still in charge of security on the site (please correct me if you know otherwise).  They would seem to be the ones to contact, although with so many members of staff leaving and e-mails unresponded, best of luck to whomever tries.

Just a quick update on "outsiders".

Sunday morning at approx 10am, two families drive into Thalassa, unload assorted swimming apparel, and head towards the Spa.

Spend morning, availing themselves of OUR facility with scant regard for the apparent safety of their young ones! (Children in jacuzzi/steam room/sauna).

Approx 1.50pm they vacate said Spa, load cars up with belongings, then depart Thalassa, apparently using a main-gate fob to open the gates!

Next week,(should they return), I will be using the zoom-lens on my camera to capture them in glorious technicolour!

Then, I will publish the pictures on this site, and will print their pictures and their car registrations in order that I can attach said pictures onto the gate and gatehouse!

Drastic?  Yes!  Necessary? Certainly! Antagonistic? Maybe!

YOU DECIDE!

Opinions appreciated.

Agree with your stance but will the photos & number plate actually be recognised by any owners? - just a thought.

When they arrived, was there no-one on the gate who could have been asked to challenge them?
