Hi, new this particular forum

we are looking to buy in Murcia. We will be in Murcia for 2 days in September 

I have come across apartments for sale in fuente del alamo, can somebody tell me why there are so many for sale, the majority are bank repossessions, they're being handle by the spanish organisation called Sareb

Were they repossessed from individual owners or from a constructor?

what is the complex like, are there any things that I need to be made aware of?

Does the nearby small town have many restaurants and shops?

How much is the taxi,fare from Murcia airport?

How much approximately are the community fees for a top floor penthouse?

How much per annum is the basura and other local taxes?

I would suggest, that a personal visit to the site in different times of the day is best to,get a feel of the area and if it suits what your looking for....

in general,Spain has had some recession and realestate bubble bust.

i think, Hacienda del alamo was taken over by the bank and selling unsold and bank repossed properties.

i dont know how many unsold,properties,there now. But it does seem that theres lots. It is a wide spread development , and has potential to be great. Has a hotel ( not yet open) and a big golf course with a big clubhouse.

There are no, shops and supermarket inside the resort, but supermarkets, pharmacies  etc are just short drive.

Since , i dont know which penthouse property are you referring . I would say there are  3 apartment complexes there in Hacienda Alamo: los olivos, spanish village( commercial complex mixed with residential) and the gated private complex called " El Oasis".( so the community fee will vary)

 

taxi would  cost more or less, 90 euros.

Hi, thanks for your reply. We already own an apartment on the costa del sol, we haven't put it on the market yet

the pueblo area of Hacienda del Alamo doesn't appeal immediately, but we'll take a look in sept

we are looking for a penthouse apartment, the only ones on estate agency website that are new are the Los Olivos apartments

can you tell me why the apartments were taken over by Sareb, did the constructor go bust?

What percent approximately of residents are in debt to the community the fees?

one final thing, which of the phases is the youngest and what year was it built?

 

i apologise for the interrogation, but the more answers I receive the better picture we have before we visit

Hi, paul.

All these apartment developments have penthouses. 

But not sure which ones are still available.

Spanish village has some nice top floor apartments i think. Its a mixture of commercial spaces downstairs  and residential top floors.

Los Olivos- has penthouse with solarium and shared communal pools. 

El oasis - has penthouse and duplex apartments with personal mini plunge pools.

iam not aware of the community debt of fees ( sorry), best ask the estate agent etc. or A solicitor (?)

as far as i know Sareb owns 70% of this  Resort now. ...more or less...

I think,all the apartments are relatively new condition some has never  been occupied. They seem to have nice specs.

And  i think they just recently  released " El Oasis"  last year, in my knowledge , i think this was built 2010 but  never been occupied. 

Have a look around when you visit.

Hi Paul,

Sareb was the property authority that was set up by the Spanish authorities following the Financial meltdown, in essence it contains the former property assets of mostly defunct property developers who owed the Spanish banks £’Ms but were unable to meet their financial obligation most notably Polaris World.

Sareb have been releasing various property types in a slow structured manner over the last number of years. I myself purchased a villa on HDA last year but I also looked at apartments.

Personally I chose to invest on this complex due to the following reasons:

  1. The quality of finish and room sizes are better than similar resorts such as Candado de Alamo (formerly Polaris World).
  2. The resort is large, it is clean and well maintained by gardeners and security.
  3. The club house and restaurant are impressive with great views.
  4. Corvera Airport will be opening in 2018 which can only be good for HDA.

My negatives so far are:

  1. There is no supermarket on site so you have to drive to Fuente Alamo which has other amenities such as a bank and restaurants.
  2. Hiring a car is a must as resort is somewhat isolated and public transport to HDA is non existent.
  3. Resort is still quite quiet but much busier than a year ago, I actually have neighbours now.
  4. The flights from Murcia have gone up steeply recently, I flew from Alicante airport in mid July as it was much cheaper.

The other thing I would share with you should not forget to  budget for the costs of fixtures and fittings, maintenance, furniture pack, Wimax broadband and alarm.

ive been reading up on sareb

ive joined the hda Facebook group.

after doing a bit of research I found some feedback comments on people that have rented, there were some negatives issues raised, I would welcome your feedback on these.

 

1) some comments re awful smells that waft across hda

2) hda plagued by flies and wasps

3) someone said that hda looked like a ghost town, was boring as nothing to do

4) security seem to let anyone in

5) no shops, restaurants etc, you've already mentioned this

how long does it take to drive to the beach, say alcázares beach?

how long from Murcia airport?

and is it for sure that corvera airport is threatening to open soon?

I already own an apartment on the costa del sol in a place called Sitio de Calahonda, we're wanting a change, me and my wife (she Spanish, but lived in London from the age of 9) will be staying in Murcia for 3 days, we will be travelling to different complexes (golf and non golf coastal) to get a feel for Murcia.

we're not sure if we want to buy inland or coast hence the reason for our stay in Murcia

my unbiased opinion,

1) smells- i think the location suburbs, countryside , surrounded by farms,  so there could be some level of smell in some part of the day, also depends where your property is located. HDA is  huge complex with many communities within it. 

2) flies and wasp- depends where you are located, not noticed flies in apartment. Wasps,force of nature if there are many trees and plants around your property. 

3)ghost town- when it comes to being quiet, this resort has its Spades. but its improved now than before. 

4) security- yes, they are not strict in checking who comes and goes. Could be improved though. 

5)no shops and supermarket on site. Some  Beach 30- 45 minjtes drive , resort 1 hour drive from alicante airport .

This development has great potential. The specs of the apartments are good quality. So it really depends  on  what is important for you. - " swings and roundabouts" 

Its great that you have owned and lived in a resort before,...some existing community conflicts are mostly by those that dont undersntand " the Spanish community by laws" horizontal act. Of the spahish civil code 396.

Thanks for your help, will definitely visit HDA, we'll be driving up from the Costa del sol, we'll be staying 3 days in Murcia (city), we will be exploring coastal, inland and golf resorts, I quite fancy Murcia, would be able to buy a larger apartment than ours and maybe left with some change.

Hi Paul

We were in a similar position to you, looking at the various 3 bed apartments availble on HDA (which we thought were fantastic) last September and were incredibly lucky to secure a villa, just a month ago.

Having been long term visitors to Spain (particularly to the Malaga area) we wanted to look at Murcia last year (as we'd heard good reports from friends) and were intoxicated - Very Spanish and relaxed and not too English, but sufficient support if required. We looked at 9 or 10 different Golf Resorts with, ironically, HDA last on our list and, the moment we drove onto site, it felt like 'home'. Weird I know, and it may not appeal to everyone, but the overall feeling was, WOW, this is great.

What I would say is that the resort (over the last 12 months & 3 visits we've made), in our observed opinion, has transformed out of all recognition. Santander (& others) have committed a Euro6M investment in the resort (see here : (Not allowed to post a link yet, but PM me for info )- to get the Hotel/Spa/Golf Holiday Resort and 2+2 Restaurants opened by the first ¼ 2018. With the proposed opening of Corvera Airport as well (transferring all of the traffic from San Javier), the resort really does have a huge potential. 

Additionally, the resort has now grown sufficiently to be 'adopted' by Fuente Alamo (the local town) with a ceremony on 18th July to appoint our own Mayor. In conjuction with this, security appears to have been tightened, with more security people 'visible' and checks now being made on vehicles entering - 'who are you', 'why are you visiting', 'where are you visiting?'.

The Town itself is an amazing asset to the resort - literally less tha 2km away, having three major and three other supermarkets, two pharmacies, a doctors surgery, hardware stores, furniture stores and numerous bars/cafes and a couple of good quality restaurants - this was a noted issue at all the other 'golf resorts' we visited (with the exception of La Manga), as most resorts are a considerable distance from 'local' amenities.

I would stress that I have no connection with HDA apart from ownership, but would encourage you to visit and guage for yourself - I think it will be 'THE PLACE TO BE' in the not too distant future.

Hi, my family and i visited HDA today (Sunday17th sept), we looked at a 2 bed penthouse on los Olivos, we were very impressed, build quality, size, kitchen size and appliances.

We travelled up to Murcia Saturday 16th Sept, before driving to our hotel in Murcia (city) we popped over to HDA to have a look, when we got out of the car we immediately noticed a very strong smell from the local farms, we also were overwhelmed by the large numbers of flies, however the following day (Sunday 17th), the smell was a lot less and hardly noticeable, we still had quite a few flies but a lot less than the previous day.

what I'd like to know is, in your honest opinion how often are the strong smells?, i.e. frequency. everyday? several times a week? all,day?, every month? would like to how often, frequency etc

Also re flies, how bad does it get? As I said when we popped over on Saturday we couldn't believe the number of flies, yet the following day they were a lot less, ? At our flat on the costa del sol we have flies, but have never experienced being bombarded as soon as we got out of the car. Is there a correlation with the smell and the flies.

honestly how bad does it get, we are spending a lot of money and we don't want to,find we've made a mistake.

i hope you can help,us answer these questions.

There is plenty of information about the problems onsite of you do your own research and the plans for more agricultural plants in the area

The smell depends on which way the wind is blowing on a particular day and yes the flies can be bad, but this is all current information and I have known people that are fine and people that have had to sell because they cannot stand it

If you buy elsewhere there are plenty of resorts that don't have the problem, but the properties are well built and good value

I would be more concerned about the high levels on annual community fees and IBI, local rates, compared to other locations

Does it get bad with the flies, yes, had a few times when we couldn't eat outside at the Spanyards Inn

Honestly,

 

smells- yes the smells gets terrible just from entering the area...i noticed it strong from the entrance But does get lesser going further. The smell is less during winter i suppose. Summer is quite bad. I have investigated the neigbourhood farmers  and have been told that its the "animal manure " being used as fertilizer for the  surrounding farms.

My brother owns in HDA, and  i do visit frequently, last time in September it was strong during the morning times. 

Some people can tolerate it and some people can not. So it depends. 

 

Flies- its there, but frequency depends on the location and weather and yes could be smell related.

but to be fair, i think this resort has a huge potential to be great, if someone will invest on it and improve its surroundings.

the built quality of the apartments are good and great value for money.
