my unbiased opinion,

1) smells- i think the location suburbs, countryside , surrounded by farms,  so there could be some level of smell in some part of the day, also depends where your property is located. HDA is  huge complex with many communities within it.

2) flies and wasp- depends where you are located, not noticed flies in apartment. Wasps, force of nature if there are many trees and plants around your property.

3)ghost town- when it comes to being quiet, this resort has its Spades. but its improved now than before.

4) security- yes, they are not strict in checking who comes and goes. Could be improved though.

5)no shops and supermarket on site. Some  Beach 30- 45 minjtes drive , resort 1 hour drive from alicante airport .

This development has great potential. The specs of the apartments are good quality. So it really depends  on  what is important for you. - " swings and roundabouts"

Its great that you have owned and lived in a resort before,...some existing community conflicts are mostly by those that dont undersntand " the Spanish community by laws" horizontal act. Of the spahish civil code 396.

Goodluck, and have a look around," theres nothing more valuable than real experience. "

Would like to add some points basing on my experience with Urbanistic residential community in Spain:( also with others)

the use of community swimming pools in residential community for commercial activities( group classes, exercise, swimming classes etc)

1- first it is advised to check the zoning of your location : if they are under commercial zoning ( usually residential area community are not zoned for commercial activities)

2- you need to check with your management for an insurance - "Accident insurance and liability  insurance "

And if there will be accidents that will happen- who will take responsibility ? The community or the individual who made the activity  or is it the instructor? A formal legal waiver needs to be drafted.

insurance claims also depends on what occured- if the people slipped broke their leg, siezure, cramps, or drowning, occurs- there will be an investigation, and the urbanization insurance could be put resüonsible. Why take risk ?

3- the President needs to sign the agreement- ( the major share holder of your development is the Bank) even if you own a unit in a resort, the unanimous vote is what matters. And your presidents signature.

there are many implications that could happen in ones action. There are set of rules and that one needs to refer before pursuing such ideas.

one of the reasons many " Resort Community in Spain and around the world- has Hotels in their site - the Hotel is a commercial entity and its pools can legally hold such commercial,activities...why not use your hotel pool?

overall, many good ideas do exists, and with good intentions-but just has to be done in the right way. It will save everyone grief and lots of money.( so serious about insurance)

" When buying in a community- the Horizontal law- and spanish civil law  is the basis of  your " community bylaws)

Enjoy,

Hope this is a bit helpful.

Community thread: The Oasis apartments- facilties, pools etc

I have friends that plunge into buying one if the properties in HDA...in 2012. They like the area of the villas, but wish the whole resort could have been better in facilities and more livelier.

to be honest and not biased from an outsider point of view; the resort has great potential, big wide land with low density and big up and running golf course.beautiful golf course view.

if the community will be active and some one will have initiative and  "management"  is properly done and there is enough budget,,it could have been better...

Needs some attention to details, and supplying demands of holiday makers, with well maintained pools, and shops, and  a nice  looking entrance facade, tight better security system at gates main entrance, and the block of El oasis security gates manned,it   would enhance the "exclusivity resort" ...

A group of us went inside, nobody asked us any identification, and we were roaming around ....(huh)

I have not seen la isla in person, but seem nice in photos. Seem so small though...can anyone share , how is it there? Is it very loud and noisy? We are looking to live permanently in the future...but will be concerned if its too loud?...the ground floor seem nice , with a garden, i like that there is a water view and security gate is being manned....

interested in murcia resorts only, i have a shortlist (hda, la isla, corvera, la torre)which fits budget, we dont want to rent it out..just for personal use.

thanks alot,
